    Don think so strategy….
    It’s insane to build nearly half million price of double storey terrace housing in BM area moreover it’s located far away from town!

    Obviously, it’s definitely for investment purpose!!

    They are not considering the consumer needs & efforts, even an engineer with salary RM4k cant buy right? All of you agree?

    Hope all developers really consider especially for mid-lower class consumer needs & affords because this’s win win situation else the market going down & makes both parties faced difficulty situation like China today.

    It is consider cheap, as RM450k you can only get a condo at Butterworth, no need to say in Penang Island.

    At this price better buy at Orange Villa, Jesselton Hill or Pearl Villa, cheaper and better location. This location is considered “ulu” in BM, but it is a quiet place surrounded with greens and fresh air. It’s only for own stay, only crazy people will buy for investment. Just look at Taman Bidara which is 100m away from BM Highland.

    If Jit Sin branch confirmed at Asas Dunia’s Tasek land, then it’s about 15min drive from here. However, the road is narrow, winding, quiet and dark at night. I wonder if anyone is brave enough to use this road, esp at night. People may just put some nails on the road, then u r finished. For me this area is too isolated and not so convenient. If more development come to this area in the future then it can be a better place. At the moment I think better get Pearl Villa’s 2SSD, about 100k cheaper.

    i hv used that road for few times ler… hmm..ok lo… escape from traffic jam ler…plus i will nt used that road for nite ma.. my kids study until 6++ pm nia ma…hw much for the pearl villa?? but there quite jam ler…

    Pearl V is physically defferent from BM Highland……If u prefer strategic location with easy access then ok. But BM H is sited at high ground, fresh air and greener environment…..

    Hi emily. Proposed Jit Sin branch is just within 1-2km from Pearl Villa. Simpang Ampat area is still not much jam.

    Of course everywhere will be developed in the future, just how long it takes, 5 years, 50 years etc. You have to take the risk if buying somewhere isolated and hope that the area will develop fast. I’ve been to the site and I doubt whether it is located at higher ground, though the name is BM Highland. The construction site seems to be lower than the main road.

    Roadside banner says Pearl Villa SemiD from 438k. But P Villa is more congested. BM Highland has its pro & con like all other projects. I just give my 2 cents worth :)

    Why the developer can build bungalow there? The cheapest house in whole Malaysia is in Taman Bidara. My friend bought double storey house for only RM50k and another one bought 21/2 semi-d for RM125k only.

    That area do not have value at all!!!!. Insane if one consider to buy bungalow at BM highland. Do you know the area just around 80m from chicken rearing farm? A lot of flies there. Please do not be fool and a lot of foreigner living at Taman Bidara especially at single storey house and flat.

    That is the worst location to build a bungalow. Look at Taman Bidara, the house there no value at all.

    Those who afford to buy at BM Highland will be rich in the first place. But for Taman Bidara, I just don’t think it is a nice place to live, even though Feng Shui is good. The shops are >90% vacant and houses I guess about 50% vacant and unkept. Cheap sales also not many takers. Most residents staying there are not rich. The owners must have suffer big loss. I pity those who already spent tens of thousands renovating their house over there…

    BUt i heard that taman bidara nt value because the developer bankrupt ady n the title stil dint cum out yet , caus of dis the value of that taman cnt increase lo…n mostly who buy taman bidara is just for invest,after they kw the title cnt cum out then they sell cheap cheap ady …so if ppl who want to buy the house hv risk lo n bank oso reject for loan ler…just like sunny said i ask my feng shui master to view the site n he said the land is good lo.. so… hmm…

    Good location, only 5 km to BM town, 4km to Kulim Tesco and 3km to Alma Tesco. Not congested and no traffic jam compared to Alma area. Very quiet and in a highland, not worry flood.

    Just go through the list of mainland property in this penangpropertytalk website. There are a lot of them.

    For the latest one in BM, there is a new mixed development off Jln Song Ban Kheng at Kota Permai, beside and opposite the new Beng Teik primary school. The shoplots are already open for sale and not many left. The G&G residential I think for registration but not sure. Developer is Welcome Development.

    I and 3 of my friends already bought the double storey terrace house. Now the row which is open for sale only left 2 units. I bought it because the tropicale residence just 1km away from BM highland very good response and is 90% sold out. The price for the same type of house is increased up to RM400k. Actually BM highland is same concept with tropicale residence. One thing the advantage in BM highland is very low density, total only 149 units.

    I’ve made a visit to BM highlands. The place is secluded but fresh air. The roads leading there is narrow and isolated. Very dark at night and in the vicinity of Taman Bidara with a lot of abandon houses and foreigners. Its quite scary there especially at night with no bus service or public transport. Shopping complex or marketing is a problem. The houses bilt there is lover than the main service roads, appears to be “sunk”
    Taman Bidara is an eyesore in certain places. 90% of the shops were empty and broken. The houses there were at one time very cheap but was raised up by housing agents or brokers. If you were to buy the house there you have to overhaul the house right from the plumbing, electricity, masonry, iron grill, cement roofing woodwork infested with termites etc. repair flooring, bath room as though building a new house. The rental there is pittance. The cost of repairs will cause a hole in your trousers.

    Given the locality and environment the cost of the houses in BM high is not cheap. It is built in the kampong and not exclusive high class area. Poor class area with inflated prizes. The road is higher than the land and house built on. Not a good foong shui, I think. I think you can get better houses else where, Not a safe place for women or daughters especially at night. Scary to say the least. Secluded and isolated place. Most people living in the area are poor people, middle class and lots of foreigners. At one time in Taman Bidara, it was infested with robbers and thieves causing havoc to the security of the residence there, so much so they hire security guards each paying 30 dollars per month. Value for money? Think!

    Not worth. Project at isolated location. With less than 8 KM heading towards Kulim, you can get a Single Storey Bungalow with 7000 Sqft for only Rm355K.

    A word of caution….don’t invest in houses with inflated prices or else you will keep paying for the installments painfully for the rest of your lives. Don’t be a SLAVE TO YOUR HOUSE. GET HOUSES WITH REASONABLE VALUE AND WITHIN YOUR MEANS. OTHERWISE IT WILL END UP LIKE TAMAN BIDARA.

    Tropicale, HillPark, Jesselton and BM Utama is a good choice! BM highland is really too far from town. Think twice! Money is hard earn!!! Just my 2 cents…. If you like quite, isolate from busy town then go ahead!

    you are right, the area is jungle.. after few years, it will not be jungle.
    look at puchong & Sunway PJ. It used to be mining area back in the 90s.
    but now .. it’s fully developed.
