    Picked up my keys a few days ago. I’m very satisfied with the handover condition of the house. All the gardens are looking better and better, the clubhouse and the swimming are awesome. There is a few cosmetic defect and Ideal promise it will be rectified. No biggie deals.

    Latest I heard from TR FB group. The latest TRANSACTED price of TR Type 22 is close 1.2mil. Hurry if you want to get a unit in TR. REHDA mentioned that G&G should command more premium and the price should be higher by 30-40%, compared to non G&G.

    Developer required to call AGM within 1 year from CCC date. Normally developer will wait until last minute. So, the 1st AGM could be somewhere around July/ August 2014. Until then, no official JMB can be formed.

    TR has the best feng shui among the three. Another plus point is facing north and south. Facing north is the best, and 15k higher price compare to south during launching. The minus point is smaller size than Sathu and Dua Villa

    Bank value lower than actual transacted price, is not a news today? This is common issue for most of the properties. And the bank value is base on the pass transactions using the bank loan, specifically to the branch. This means, not only the bank value is different between banks, but also between branches.

    @kotun no doubt a lot of buyers checking the price but how many successful case of transaction happen after seller open card 1.2mil for the smallest unit? It need to take few quarter for buyers to digest the 1mil threshold.

    Bryan, bank loan value is base on past buy/sell transaction data? Then property valuer is out of job lo. If bank willing to give only 900k loan meaning that 300k need to folk out from pocket plus renovation 150k. At this uncertainty better keep cash and wait for opportunity.

    This is all based all registered property valuer. Bank doesn’t value based on their own. Each bank branch have their own registered property valuer. Unless someone is filthy rich and bought the house over the market rate, then only the price can be a benchmark. Getting a 1Mil buyer not an easy feat for now.

    If there are past loan record for the property at the bank, there are records of value from property valuers, for that property. I thought this is self explained and understood, and I don’t need to make it clear.

    Right! banks only get that value from valuer before they decide how much loan to be given. What kotun disclosed it not an asking price. It is base on the offer received by 1 of the owners.

    You can see Southbay, Setia Green (well far away from 1mil infact)….even Setia Pearl Island also touching M.

    If u are OK to hack the wall, it is better to go for wired system. The key is don’t run the wires for sensors together with electrical wires. Leave wireless as the last option (e.g. don’t want to hack, already moved in but plan to install more points).

    Hi, everybody. I couldn’t help but join in the fray. I agreed with OwnStay that the psychological 1M mark has long been breached and I would say it has become the threshold or entry point for new DS landed property launches on Penang Island. Whether it’s worth it or not is very subjective. At this point, no one can predict for sure how high Penang property prices are heading and how long would they take to reach there. But if you have the money, you don’t wait. With inflation and weakening of our ringgit, 3 to 4 k monthly installment will be affordable in no time.

    As for the valuation of TR smallest unit, I think it’s fair for HL Bank to evaluate it at 900K, now a day, a buyer has to fork out at least 200 to 300K in order to buy a house that cost >=1M (renovation cost not included). If I intend to live in Sungai Ara area, then I don’t mind paying around 1 to 1.1M to get the TR smallest duplex unit, becasuse comparatively speaking, Ideal Haus had already asked for 950K when launched, with no DIBS, the interest for progressive payment of your loan secured to the developer would amount to about 50K when OC is obtained. So, do you think you still can get Ideal Haus’s 22’x70′ unit for 1.1M in 2 years’ time.

    Buying a landed property will become less affordable in near future. Look at this year new landed property launch , 90% are above $1.5mil. More importantly there are limited projects and limited unit available.new landed property in mainland already reached $650-750k.
    So $1mil in Penang island is reasonable

    My reasoning is based on my father’s case. He bought a DS house in 1984 when I was born for 120K. At that time, he was only drawing a monthly salary of 1K, and the monthly installment was about RM500 for the 90K housing loan. We were quite hard pressed during that initial period. As time passed by, with salary adjustment, we were actually quite well off by the time he retired 5 years ago. His last drawn salary stood at 8 K and he had settled the housing loan on that year. The house now fetches around 1.2M. His advice to me is “The purchasing power is shrinking by the days, if you are able to get a loan from the bank, go ahead and buy your own house because your saving would never catch up with the rising prices.”

    Let me chip in here, ur point is valid if only your start pay is 10k now, else ur points just invalid cannot apply for today.

    Somehow I find his statement quite true. Salary 1K purchased 120K DST, means the house price is 120X the salary. Today if an engineer/ manager with salary 8K, purchasing 1M DST, the house price is 125X the salary. 30 years later, who knows.

    Depend on your budget. If Ideal allowed to do a wall to close up the dry yard, the cheapest way is just do it and remain that area as dry yard. If got big budget, many ways you can do.

    Actually for g&g, installing grille is probably good enough in my opinion. For alarm, cannot really advice since i haven’t started using it. Personally i would avoid some not so well known brands. I m installing paradox but price a bit high compared to usual.

    All owners, please find time to inspect ur house carefully especially fine line cracks outside, ideally during or right after downpour. My friend unit at sathu has several places with watermarks after heavy rain. Also, the road in front of TR towards Dua Villa was flooded heavily the other day. Believe due to drainage blockage. Better start making complains now as it may cause even more severe flood in future if issue not fixed

    Actually, it has a lot to do with the ancient feng shui study. The saying :”Sitting on north and facing south” carries a lot of influence on popular belief of good feng shui. Probably because a house in this position would avoid the extremely chilling wind from blowing directly into the house during the winter. Though we do not have winter here, we do occasionally experience cold wind blowing from the north during December and January.

    Thanks. I know nothing about feng shui, what I mentioned was very general and is what people would normally consider when buying a house. In TR’s case, all the houses are either facing north or south, I think this is to avoid the rising sun in the morning and the scorching sun in the afternoon. My ideal home is one that is far from the main road, has clean and quiet environment and most importantly a peaceful and crime free neighbourhood. Well, may be it’s just my wistful thinking.

    In Malaysia, either facing north or south is equally good as you able to avoid most of the sunlight, and still able to keep the house is “room temperature” after soaking under hot sun for the whole day. No cold problem here. You may need to consider south or north facing in countries with 4 seasons.

    The qua number…. this is too much already. This is still haven’t supported by any solid theory. In general, most ppl do not consider this.

    Do more study on what you want and your live style, then study the house environment, structure and location. If this is done perfectly, to me, it is already a good feng shui.

    Not all posted at mudah.my are real sellers to some extent, judging from the way they presented the details and photos. The types of property, land area and built up area, the number of bedrooms and toilets sometimes all jumbled up. A few of them even used pictures of other project for TR. May be it’s just the broker’s gimmick to attract attention. Whether you like it or not, one thing is for sure, the selling price of TR’s property has gone up ever since VP and OC are obtained. You should count yourself lucky if you could get the smallest duplex unit at around 1.1M now.

    Do you mean the launch price? If I remember correctly, the smallest unit is about 768K. Those with bigger land (type26, 24+10 etc.) are around 1 to 1.1mil. This is before discount/rebate – I don’t know if there is any.

    I sold my one residence @ dua villa for $1.12 few weeks ago. The unit is 22×75.
    Still keep one tree residency for investment. By the way the same buyer was willing to pay $1.08mil for my tree residency unit 22×70.

    agree with Pg. And most unit facing either North or South. Another thing, I’m not sure if this is a good thing, but if you drive from the clubhouse to the guardhouse, you see a nice hill/mountain. Very good and nice view. Like a Napa Valley view.

    Another thing that comes free in SPI/Ideal area, the air is the morning is super fresh….

    Are you not staying in TR? Just walk to the east side of TR and take a look right out of the fencing wall, it is not the frequency of the electrical current that matter, but it is the high voltage cables & instrument that emit EM wave that matter. Pity those occupants near to there. Just a wall and a road wide away.

    Ignorant is bliss? Even notice also have to accept it. Wait for longer timeframe to notice the effect of EM wave. Though i feel that the TNB substation should be properly shield. If leaked, then nearest residence might feel it.. Of course, just minor issue since its not too near.. Those who knows about these things will stay away from TR..that is why i say, ignorant is bliss.. Maybe to some extend.

    up to you if you think it is not a substation, but you can take a look at the building name painted on the external wall of that building. It should be a voltage step down substation which I think impact should be minimal if properly EM-shielded. By the way, I think those shop houses in the earlier master plan are confirmed replaced by Solaria Residence. Still got shoplots downstair but it is 20+ floors condo.

    I don’t think any TR buyers knew the substation is there, especially those bought the east side units. May be some will feel uncomfortable living near to it (if own stay), and subsale price probably lower than other units too.

    Yes… it will be Solaria Residence. The TNB things is to power up Solaria. Every apartment and commercial blocks should have this TNB thing right? This is very different that TNB plant close to Tesco.

    I think having Solaria Residence there is good. It will attract more people, and the good thing is, shoplots will be on ground floor. I think they will do well, also Setia Triangle. We need commercial lots around Sg Ara South.

    Having going to see units in SATHU & TREE RESIDENCY, there is one funny observation.

    The agent used the access card to enter through the guard house but for TREE, he have to wind down window but for Older SATHU can just do it in the car?
    Same developer but why difference system?

    It is not a major issue but still a nuisance to me if I were to stay there in Tree Res.

    Can the owners there comment?

    I never wind down my car window when entering TR. I also able to access to the sensor at the left side of my car by just waiving the card at my car passenger seat.

    How high is the voltage of the substation you mentioned?

    Use the site map in this forum as reference. The 2 red boxes are the TNB residential station for TR. Where is the substation location in this map? Near to which lot number?

    The Jln Tun Dr Awang from roundabout near airport to the juntion with Jln Tengah will be widening to 4 lanes by Ideal by 2016 phase by phase. Currently, the widening is only until South Homes. Total cost 40M. (if I understand the statement correctly)

    Another new road cost 12M already in construction to connect Jln Tun Dr Awang with Jln Sg Tiram (my guess is Jln Sg Tiram 6). Estimated completed by this May. With this, residents of this area will have better access to Jln Sultan Azlan Shah (airport road).

    There will also be a new 500m road connecting Jln Tun Dr Awang to the new Heng Ee school, estimated completed by next year.

    ANyway Card access Not a major factor, as i suppose Management would handle it.

    But just the asking price too much. KNS, a tour around this area only a few house (22 type) put on sale poster….thought some desperate investors would sell quickly.

    Mudah price only a reference. I checked Sathu price with owner and agent in Nov 2012, east facing 980K and west facing 940-950K. Sathu and Dua OC in 2012.

    Tree OC last Sep. Not yet on sell 4 years ago maybe. And the starting selling price was 7xxK.

    I am not aware of this issue after using it for many times. Anyway, someone mentioned, try to keep the card parallel with the sensor then you can use your card 4-5′ away without issue.

    I let you know if I want to sell. :p . Now asking price 1.1-1.2M. What is your target price? I have a friend with type 22, but he has no intention to move in as he currently also stay in landed. I can check with him if you really want a unit, of course, with reasonable market price.

    Confirm the just b4 OC release years back. the subsales price is 920k.

    I can still recall that the phase 1 launching price of 600k+. and phase 2 launching price of 700k.

    $1.3M is asking not necessary market price. Buyer can either offer lower or wait (if you believe price can fall)

    If u asked those older property savvy uncle, they will tell u it is always double up when compare to mainland. Since 2010, mainland price increase faster than island but many didn’t notice.

    On whether it is worth or not may be we can use KL case as comparison?
    By talking to some experience property players questions they asked such as (in G&G project with complete facilities):

    How much do you pay for same build up (~2200sqft) completed condo nearby? 1.1M, 1.2M or more?
    How much you pay for the condo maintenance fees for 2200 sqft?
    How much is the maintenance fees compare to others landed G&G in the island?
    Is there going to a lot of new competition G&G supply nearby to cause the demand switch?

    1.3M is a big number to me. I don’t have that sum to pay too…..cakap kosong only.

    Anyhow currently economy is not doing so well…..hard to say what would happen in short term.

    Be careful of “property landmines”!

    I am one of TR owner. so far, I didn’t notice about it, anyway, for maintenance matter, it is an on-going improvement item, it is standard, I don’t see any club house or apartment can run away from this issue, it is the matter how issue can be addressed, for long term, feedback and cooperative for improvement are needed to make a better place with good maintenance.

    Lastly, are you TR resident?

    I work in mainland ans stay in landed. My commitment in housing loan much lower and my salary on par with island based MNC. Although I still keep my DPiazza for rental.

    Yours- almost RM1million loan , sinking/ crack issue, traffic toxic as along that road will be all condos soon. All are facts!
    Please accept the reality . Your hard-earned money has many other priorities than being slaved to housing loan!

    as a matter of fact, property price in up trend since 2009 till now, it is not only happen to TR but also to majority of condo in Penang, the price had gone up twice, please look at the transaction study if you have doubt. i think it is unrealistic to compare with the initial price with 700K from first phase of property launching, if you want to compare, my grandfather bought his landed in Georgetown with only 50k in 30 -40 years ago, please remember, it is not only happen to housing but also with the food, do you think can you still get 50 sen for a plate of wan tan mee now as compare to 30 years ago? one of example, a landed in Sri tanjong, the initial price was around 700k too, the question is, can you get the same property price like the old time?, maybe in your dream. there are many stories you may heard from Sathu, but how much did you really study to find out the fact or you really like to hear the story for the sake of hearing story for joining the crowd with fun : )

    Lastly, i think you need to face the reality. nothing is cheap now, whether you like it or not, it is happening now. by the time in April 2015 after GST, then see who is naive about it.

    Property speculator got 2 types. One speculates to rise the price and the other one speculates to slash the price..hahaha….

    Are all the negative things mentioned here true? No wonder the resale prices have been stagnated for a long time. So owners may be desperate to sell but no buyers

    this not only happened in TR, in fact the whole market. The reason was so many people saying the market will crash and price will drop, tha’ts why people holding back to buy now.

    In contrast, if many people saying the price will go further next year, you guess what will happen. Now just the matter which group of people can hold longer, the seller or the buyer? haha

    every year there are fresh graduates come out to work..there are newly married couple…there are babies new born every day….they need shelter.

    Positive people will pray to have new opportunity to make higher income. Negative people will pray property price will drop. You got a choice.

    it is true, agreed with you, as I can see, there are more people in negative than positive in this forum, they are not only hoping the price to be depreciated but simply speculate the unnecessary or untrue info in this forum without substance. as everyone has their right to comment, but it has to be realistic. I am not trying to make a defend to TR, but as a neutral, I comment thing based on real substance and matter of fact.

    With their action, I guess that they are just simply unhappy with property price, it is free market, price is increase/depreciate is based on basic economic of supply and demand, even it has been speculated but Government had implemented a series of cooling measure. you all don’t have to prove anything, time will tell, again, buying property is not a matter of sin, maybe those had regret not buying in the beginning, now, price had appreciated, they are not happy with that, what if they did a decision to buy TR in the beginning, do you think that would they still commenting the same, I doubt.

    Just a social service for those simply bad mouth……If not mistaken this project management still under developer.
    Furthermore the developer still have few projects in the nearby site in which these comments could be detrimental to their image and sales.

    In internet, you are free to talk but bear the consequences if it crosses the legality line. I am not sure if defamations, rumors, can be damaging to certain company and public can be taken to court.
    But I guessed if there is basis to pursue the source of untrue information, the relevant parties can request for govt (I think MCMC) to trace the IP of the senders.

    After the road connecting jln tun dr awang was opened, this location is superb.
    btw, I am not ideal worker nor TR resident. I am just an observer passing by this area everyday.

    The landscape is nice and well taken care of. Set new benchmark for island G&G housing. Those who bad mouth obviously is jealous or looking to grab a unit with lower price. Landed property in good location and well maintained will not see price drop with your imaginative stories.

    TR owners, just ignore those nonsense. We are the one staying inside and we are the one enjoying the community. Why care about those guys thinking?
    If not revisit this forum, I almost forgotten that I am staying near an airport. Those airplane noise, so little until my aircon and fan are more noisy. The noise from Lorry or motor are louder. Don’t believe, your call lo.
    Those old sinking story, lazy to type further la. Those guys really funny.
    There are more and more owners moving in. My last count is about 20% occupied without including those under renovation. By 1 year anniversary, should be at least 30-40% d.
    Ideal Haus is almost completed and the Park + Garden is nice besides the main road. The whole Jln Tun Dr Awang just refilled with new tar. The ride is so smooth now a day.

I also feel many contributors here are very proud and snobbish. I hope this does not reflect the community staying here or else this is NOT a good place to live

    Those people keep mentioning about airplace noise are totally brainless. For area that not under direct airplane flight path, those so called airplane noise is totally insignificant compare to car or motorbike engine noise.

    My friend has a unit at Tree Residency, originally he plans to sell it, but now he changed his mind. This place is excellent. One of the best landed residential in Penang Island. I agreed with him.

    Simple supply and demand theory !
    In 2014 there is NO single landed property project on island that I aware of has or will be launched. ( not those above $2mil).
    Imagine nowadays a condo in mainland will cost you $500k, so do you own calculation and estimate how much one residence is worth for. For me it is very valuable

    I used to have one unit in dua villas ( I sold for $1.12mil and now I am regret) but at least now i still got 1 unit in tree residence . I bought desa park city in kl 8 years ago as I used to work in kl and I LOVE it so much. If all one residence residents work together, I believe we can be the next desa park city.

    bad mouth ppl own nothing other than BIG mouth..keep posting messages critizing and saying.properties price gonna crash….how big is penang island…they want no traffic but convenient area, prefer close to shopping mall and established infrastructure, but dun want noise..even they can find properties which is meeting their criteria, they want it to be less than 300k….oops..they want landed somemore…
