The Penang government has introduced a new category of housing applicants for affordable housing scheme – the talented and skilled.

According to the State housing exco Jagdeep Singh Deo, the new category is for knowledge workers who were employed and voting in Penang, but not necessary to have 5 years of working experience in Penang.

Currently, in order to be eligible for affordable housing, an applicant has to be a Penangite, employed in Penang and be a registered voter in Penang. For those who are not Penangites, they have to show proof that they have been residing and working in Penang for the last five years and also be a registered voter in Penang.

The proposal by Invest Penang is to cater for those ‘talents and skill’ defined as knowledge workers with either a diploma with a minimum 2 years work experience or a minimum bachelor degree recognized by the government. They have also proposed that for ‘talents and skill’ from other states, the 5 year minimum work experience in Penang be waived, and further, that priority is given to such applicants to affordable housing units located close to their place of employment.

The proposal is in line with the Penang State Government’s aspirations to be an international and intelligent city. The state welcome such individuals with such talents and skill to Penang as they will certainly contribute towards making this aspiration a reality. Hence, SPEC has agreed to adopt this proposal, subject to all other eligibility criterion being met. However, in order to avoid this new category being subject to abuse, the applicant will also have to undertake to be in Penang for a minimum of 5 years from the date of handover of keys of the said affordable housing unit.

Further, SPEC has decided not to reserve a certain percentage of projects available to this category, but will consider applications on a case to case basis, as they will also have to cater to the already existing applicants on the waiting list. Those who wish to apply for such affordable housing units under this category may do so by going through Invest Penang (PSDC Building 1, Jalan Sultan Azlan Shah, Bayan Lepas, 11900 Penang), who will then forward the same to SPEC for consideration.

Guests enjoying the thrilling lion dance during the opening of the EcoWorld Gallery @ Eco Terraces in Jalan Paya Terubong, Penang.

The Eco World Development Group Berhad (EcoWorld) continues to strengthen its presence in Penang with the opening of its sales gallery in Jalan Paya Terubong — the second one in the state.

Visitors were clearly impressed with its show units that maximise the impression of space and glamour.

Soon after watching the renowned Hong Teik lion dance and dragon dance troupe in action, the invited guests were treated to a sumptuous buffet at the site.

There were even violinists and a pianist to serenade the crowd with enchanting music at the gallery, which is situated at the Group’s first upcoming project in Penang called Eco Terraces

EcoWorld general manager Khoo Teck Chong said the 13,000sq ft EcoWorld Gallery @ Eco Terraces would function as a sales gallery until the project’s completion.

“Once our project is ready, this gallery will be refurbished and turned into a lifestyle centre called the Commune.

“It offers amenities such as a multi-purpose hall, karaoke room, golf simulation room, courts and an outdoor patio for BBQ,” he said on Saturday.

The RM430mil Eco Terraces offers 333 luxurious condominium units of 1,095sq ft to 2,008sq ft in size at RM850psf. Some 70% of the 5.18ha plot is dedicated to undulating green terraces.

Khoo said the Eco Terraces drew inspiration from the natural topography of the land and its surroundings.

The terraced hill slope and natural waterfall within the development allow for a unique master plan to be conceptualised.

Khoo said potential buyers could visit the gallery to view the three show units.

They are Type B (1,366sq ft) with three bedrooms and two bathrooms, the dual key units (1,520sq ft) with four bedrooms and three bathrooms, and the exclusive duplex (2,008sq ft) with four bedrooms and three bathrooms.

The gallery will be open on weekdays from 9am to 6pm and weekends/public holidays from 10am to 6pm.

EcoWorld has been steadily stamping its mark in the Penang real estate industry since the opening of its first sales gallery in Macalister Road last year.

In April, EcoWorld accepted a letter of award from Penang Development Corporation to develop 182ha of land in Batu Kawan.The mixed development project called Eco Marina has a gross domestic value of RM10bil.

IJM Land northern region senior general manager Datuk Toh Chin Leong said the group and Singapore-based Perennial Real Estate Holdings Ltd (PREH) had teamed up to acquire and develop the freehold waterfront project with a gross development value of RM4 billion.

“The 13.26-hectare site in Gelugor will be developed into a large-scale integrated mixed-used development. We expect the project to start next year and be completed by 2022,” he told reporters after the official joint-venture signing ceremony between IJM Land and PREH, in George Town yesterday.

Toh said the total development cost for the project was estimated to be over RM3 billion with a majority of it being up for sale.

“The development will boost Penang’s tourism and transform the state’s waterfront landscape to the forefront among investors and tourists,” he added.

Meanwhile, PREH chief executive officer Pua Seck Guan said the prime sizeable development also presents a unique opportunity to establish a one-stop retail-cum-lifestyle destination, imbued with the life and spirit of Penang’s cultural heritage.

“The joint-venture in Penang also marks our first foray into a new market, which will augment our existing business in the core markets of China and Singapore, and diversify our investment portfolio to generate sustainable returns over the longer term,” he added.

The project is described as Penang’s first mega integrated waterfront icon with retail, entertainment, recreational, residential, business, hospitality and Meetings, Incentives, Conventions and Exhibitions components.
