Mah Sing unveils M Amaya, announces Village Grocer as anchor tenant

Mah Sing Group Berhad (Mah Sing) today celebrated the grand launch of M Amaya and the opening of its sales gallery. Located within the established Southbay township in Batu Maung, Penang, M Amaya marks Mah Sing’s second M Series development in the state following the successful launch of M Zenni. Demonstrating strong market confidence, Phase 1A has achieved a remarkable 92% take-up rate. Strategically positioned at the gateway to the Penang Second Bridge, the freehold mixed-use development combines urban convenience, nature-inspired living and sustainable features.

With a gross development value (GDV) of RM516 million, M Amaya will be developed on a 4.8-acre freehold site and comprises 833 serviced apartment units in a 37-storey tower, alongside commercial shop lots that will enhance everyday convenience. In conjunction with the grand launch of M Amaya and the opening of it’s sales gallery, Mah Sing also commemorated the official opening of the enhanced Batu Maung roundabout, a CSR initiative undertaken with Majlis Bandaraya Pulau Pinang (MBPP). Valued at approximately RM875,000, the project involved landscape beautification, landmark sculptures, lighting, signage and infrastructure upgrades, creating a more welcoming gateway into Batu Maung while enhancing the area’s identity.

The event was attended by Penang Deputy Chief Minister I, Yang Berhormat Dato’ Dr. Mohamad bin Abdul Hamid; Mah Sing Founder and Group Managing Director, Tan Sri Dato’ Sri Leong Hoy Kum; Group CEO and Executive Director, Dato’ Voon Tin Yow; Executive Director Dato’ Steven Ng Poh Seng; CEO of Property Subsidiaries, Yeoh Chee Beng; together with the senior management team of Mah Sing.

Mah Sing also announced that premium supermarket chain Village Grocer will become the anchor tenant of M Amaya’s retail podium, occupying close to 19,000 sq ft. Scheduled to commence operations upon the project’s completion, the supermarket is expected to enhance the retail offerings and provide greater convenience not only for residents but also for the wider Southbay City community.

Tan Sri Dato’ Sri Leong Hoy Kum  said Mah Sing remains committed to supporting Penang’s long-term growth, particularly in Batu Maung and other strategic corridors, through developments that are well-located, sustainable and lifestyle-oriented. He noted that the group recorded a decade-high property sales performance of RM2.51 billion in FY2025, and is confident of building on this momentum with a healthy balance sheet and robust unbilled sales.
