    Looks like Penang developers are still willing to budge, I’ve seen some KL developers now shifting to selling more affordable homes and sales have been pretty good, just need to know how to play around with designs and space.

    I find it contradicting/confusing when you said that tree sparina subsale will be harder and the amarene shd launch lower than 600k. What are you trying to imply actually? You don’t want to buy tree sparina subsale because it’s more than 600k? or you want to buy the amarene but at a lower price than tree sparina subsale?

    tree sparina dropping price…. now even asking 550-580k for 1130sqft but still hard to find buyers. all in becase after adding all cost… legal and transfer, cost will become rm650k just for 1130sqft and if renovate/furnish rm100k, 750K. How to sell in future id you are subsale buyer? can sell at rm850K? impossible right?

    Better run from Ideal project, looked at Solaria Residences, their reputation is gone. Poor designed and the brochure and actual is completely different. Inside the house there are many piping and damn it.. this is low cost quality but we are paying close to RM600k just for the lousy product produce by Ideal Property…

    agree with you. look at tree sparina. lift flooring covered by wooden plywood which is broken for so long and no repairs were made. Safety of residents not taken into consideration.

    Hahaha….I bet you’re one of the buyers of Solaria Residences. Somehow the main-con and project PIC really screwed it up big time for Ideal in this project. They got the best artist for the brochure who did an excellent job in drawing the “artist impression” but the worst architect who design the real thing that has that “low-cost” look. The architect really missed out just the few minor but very critical design components which would make the building either look “low-cost” or “high-class”.

    The opposite happened at Tree Sparina. They got a very lousy illustration artist who made the project look like low cost flats on brochure, but grade A architect who produced high class looking actual end products.

    hmm, 640k minimum (after all rebate and 10% waived), for 1100 sqft, the price is quite high.
    definitely a NO for 1200sqft – facing the afternoon sun, the dual key concept is suxx…. mostly this concept is to allow buyer to rent out the masterbedroom separately.

    I think its because it is still too soon to create, because most people not yet sign SPA, with SPA can verify one is Amarene resident or not.. if you check in SummerSkye page, there is one guy requesting SPA & creating a chat group, I think must be the SummerSkye management guy..

    Beware of cheaper unit might coming out from developer when the condo is done or going to be done.. Very unfair to those who buy during early bird and new launch. You may get a better deal when done, save progressive interest somemore.

    Developer should also look into potential serviced apartment with retirement home concept from Hong Kong or other countries, with built in medical attention and nursing facility. Instead of overwhelm the markets with ‘the same as others’ residential concepts.

    My loan just approved before the lock down period and just noticed this page 2 days ago. It’s seem that there are alot of negative comment on ideal dev and amarene project. I still haven’t signed on Spa, anyone here can give valuable advice pls.

      Hi Janet, I choose this project because the facilities are nice and the area is not so congestate as where I’m staying now. I have been looking for property for quite cm sometime until enf of Feb when I pay the booing fees. FYI this s for my own stay.

    Well, regarding water leakage, I had that problem with an E&O built property too, so what do you expect from Ideal? As for Solaris, I guess it happens once in a while for Msian developers, so I’d say no big deal.

    In Penang, if you want top quality developer, that would be Bellview, but be prepared to forkout top dollars too, above RM1300/sf. So the bottom line is, luck plays an important role when it comes to buying a property in Penang. For the same developer, sometimes you get good quality end product, and sometimes you don’t, depends on which sub-con you get.

    But one thing you can do for sure, make sure you check your house carefully for defects during the defect liability period. The developer is liable to fix the defects for you, failing which, you can bring it up to the tribunal court costing you just a few ringgit of admin fees, and you don’t even have to hire a lawyer. There is no escape for the developer anyway. So take your time and weigh your options again before signing the S&P.

    Update : If you view from the main road (Jalan Tun Dr Awang), development is slower (Shoplots construction) but if you view from inner road (Jalan Sungai Tiram 6) you will see a lot of developments.. you can picture updates in FB page.. Residential units has started construction as of March 2020..

    it’s going to be a good buy!
    location is good. you have 3 access road to the project..from tun dr awang, and 2 from jln sultan azlan shah…
    surrounding area already developed and mainly landed property and low rise. other than tree sparina and summersky and now lucerne, there is no other obstruction. in fact all all these tall building is side by side and not affecting your view… if this turns out good, if you missed watch out for lucerne next door

    Hi all, i am one of the amarene resident. I bought amarene because of the location near to workplace despite i saw many bad review on Ideal condo, another reason is I see summerskype has no bad review. But TBH, i feel regret now, as what mention by other owner from imperial grande / one imperial etc, the management (Po**tive Upa**) assigned by Ideal is not doing their job as management! It has been few months i move in to this condo, i am tired to deal with irresponsive ideal office and management, they like to play taichi and even rude in talking, i feel so disappointed of paying all the fee but unable to get the equivalent of service. You should witness by yourself, security guards on duty sleeping with leg on table during daytime near to lobby lift entrance, and this occur not only one time, security guards smoking inside resident lifts, RATS running around facility floor, even the lobby is so dirty and smelly, i really paiseh to show my new bought condo to my friend who visiting me. Please think twice if you want to buy ideal condo, make sure the management assigned is not (Po**tive Upa**)

    Many people mention Queens waterfront by Ideal with great finishing & good facility & management too. Probably different category of product.

    You will need to fight with management very hard only can get your defect rectify, or else, you will need to issue formal complaint letter to Ideal office. I witnessed the contractor top up water in my bathroom while i re-do my water ponding test, i catched them on the spot, they were shocked at first, but immediately talked very rude to me and tried to give lame reasons of why topping up water for my water pond test. Since January until now, i am so busy to deal with management for all those issue that they suppose to know how to solve, their ignorance make me regret of buying amarene. Please think wisely, no matter how attractive is the facilities and no matter how good is the workmanship, 3 years management by Po**tive Upa** will definitely spoil of your condo and the consequence is, you will be asked to pay more monthly maintenance fee for nothing. You should actually come to amarene and witness by yourself, see the rats here and there, smelly, and how they defined “gated and guarded”, how they jeopardize resident’s safety, see Management by Po**tive Upa** is so reluctant to settle even a small issue.

    I’m not owner but potential buyer.
    If you familiar with all new condo.
    Now still under JMC as holding management by developer.
    Buyers need to form an active pre-JMB committee as soon as possible so that we can put pressure to developer.
    I’m not sure if this is done or not or plan already by all buyers of Amarene. However, it’s good to have all this to form & push developer. We need a strong committee here to fight.

    GUYS, I AM SO PISSED OFF AS THERE IS SERIOUS INCIDENT AFFECTING THE WHOLE TOWER 1 BLOCK AMARENE WAS HAPPENED LAST NIGHT! The top level of the building with TANGKI PIPE BURSTING AND CAUSED “DOWNPOUR” LAST NIGHT, I WITNESSED MYSELF THE WATER SPLASHED FROM TOP TANGKI ALL THE WAY FROM LEVEL 35 TO LEVEL 6 FACILITIES FLOOR AND CAUSED SERIOUS FLOODING TO LOWER LEVEL UNITS!!!

    I ALREADY TOOK VIDEO FOR EVIDENCE AND SENT TO IDEAL. WHY SHOULD I PAY 600K++ FOR THIS KIND OF SIBEH LOUSY QUALITY FROM LOUSY IDEAL DEVELOPER. PLS ANYONE CAN HELP ME OR NOT? I HAVE HAD ENOUGH WITH ALL THESE “SHOCKING” INCIDENTS HAPPENED EVERY MONTHS!

    Logically thinking those owner who bought their condo should know how to value their property. This is not a right forum to ask for help. As a owner of the said property, they should form a committe & push management for corrective permanent solution.
    Since he/she already took the video then go ahead & complain management & if Kurang Upaya team no response then go ahead wrong letter or advise some lawyer to sue them. I wondering if real owner just to complain here or just somebody to make some ghost story here since is Chinese ghost month.
    Probably TheZen development ghost also here to act like Samseng here. XD

    And guys! The tangki pipe bursting again , we are now experiencing another “downpour”! Belum sampai 24 jams it reoccuring and tons of water are wasted like this! Stupid management!     I can see many buyers in Amarene are immature. The way they acted & responded to problem just purely emotional. Nobody will care if you voice out in here. If you want everyone know just go to their facebook comment so that everyone know. Save those buyers. Not here. Similar cases of tropicana buyer in KL paying 5million condo & not happy with house condition received so just smash damage his unit everything. End of the day developer will not bare & buyer owner need take yourself money to settle.And please get lawyer to send reminder follow up with them what is their action &urgency in this matter. If still not moving then just write a letter on behalf of your residence to MBPP. Then raise up the concern to them regard of concern of building structure with proof. Then they will find management for a visit & enforcement. Management will feel pressure on that.

    Jack & Jill, if you are so mature, care to advice how to go about to improve all these defects before warranty period ? Can suggest the specific government department or relevant authorities? No need to refer to all those high end condos like Tropicana as we bought from Ideal, hence our deal is only with Ideal.

    Also can you advice how not to get Positive Upaya to cover for Ideal all the time but put residents first?
