Looks like another location which has great potential to grow.
I remembered when I was staying in Sungai Ara. People said who will stay at Pearl Island.
Cannot imagine after 12 years it has become a fully matured residential area.
Once all the infrastructure is completed, I am sure more and more people will move into Batu Maung.

Show unit is always nicer and bigger but come to actual when you receive the key, the moment you open the door and enter the unit, you will know what I mean..Usually wanna make the unit exactly the same as show unit, RM100K-RM150K is unavoidable..

Good buy. I personally went to the site and it was a nice location and nice view.70% sold.
It was just next to The Loft luxury condo.
Easily can rent to expatriates working in factories.

Consider good price for reputable developer. So many ppl complain price too high at 500k and 600k can buy this to stay loh. Nowadays dont talk about investment anymore lah. See all the empty condos and shoplots will scared the shit out from Jho Low also. Smart rich ppl luke him will invest else where than Malaysia. For those who cannot invest oversea, just stay and enjoy the economy down turn loh.

From what I see, it is very hard to find project with only 237 units lately.
Density wise this is very good compare to many projects around bayan baru, queens bay, sungai ara or relau with 600-800 units per project some even by thousands. Traffic jam inside your own condo before even going out. Haha.
Was told they are left with 1000-1200 sf units left for sale at Queensbay yesterday.
Think with the 3 islands coming up below, Southbay will be the next potential location.

Err? Southbay wil be the next potential location? Dream on. If yes, also take another 20-30 years. Just take a look at The Loft and southbay plaza, so empty. The loft is so pathetic that Mah Sing Staff actually beg ppl to buy and give so many incentives ( Free ID, 33% discount, blah blah) but still cannot sell.
Southbay plaza? EMPTY, only 1 or 2 restaurant and a pathetic gym. Even the mamak also close shop.
Mah Sing staff will tell you about the township with shopping complex, blah blah but we all know how Mah Sing over promise stuff

Batu majng is a malay kampung, meanwhile its a dead city.. chinese would not invest at a place surrounding 90% of malay

HAHAH, joke of the year. sold 80%? Almost every week i see Mah Sing having road show at QB or Gurney. If sales is so good, they do not need to have all those pathetic road show and hire pretty girls to help to increase sales. Have you seen those developers like IJM, SP, E&O having road show every week? They only appear during property fairs. For Mah Sing they need to really to push super hard since their reputation is bad and their projects at the worst possible area. BTW, where do you get the figure 80%? Most of the “buyers” already withdraw or have their loan application rejected from what I know. Also, please take note, we actually talking about facts and not condemning the projects blindly. Are you saying this location is prime that deserve the price tag that Mah Sing put? Justify it for me, please. I am having a hard time to brain your logic.
mahsing epic failed in Penang… that condo now likes ghost condo… the shoplot air cond open like that no peoples, and behind still building new condo… cannot sell lower price, stuck forever…

Why you must not grab this project
1) Avoiding traffic? If you want to avoid traffic, don’t stay in Penang. Stay in taiping, you will love it there. Just riddle me this, you want to stay at northern side of Penang forever with no plan to take a trip to Georgetown or Gurney side? Even Northern side of penang is not spare from traffic
2) It is developed by mah sing, check out the forums, FB chat group and their KL projects with their reputation and you will get the idea how “good” are they with city development.
3) If this is the case where MNC need a lot of commercial space, southbay shoplots will have full of tenants by now. It has been years since their shoplot developed and until now, mostly are empty shoplots with no tenant? What is the reason, I wonder?

not a good project if you expecting short term blooming…
not conducive as a staying place… you see factories and metals around…
not far from the blooming queensbay area, but queensbay area is the one that can really “avoid the jam” for those working in bayan lepas.
mah sing…. always buy cheap land (I assumed so since it’s always remote like the batu ferringhi) and dream big of making an ecosystem… but fell short in my opinion…
Why I hate Mah Sing :-
(1) Mah Sing is a big sponsor of this programme on Astro that features all those old uncles & aunties singing the oldies
(2) This show is very creepy, and it gives me nightmares
(3) Worst of all, my grandma loves it, and we always have to fight over the TV
(4) Last but not least, Mah Sing builds shitty homes at shitty locations, selling them at shitty price.
What is a serviced residence??? Quite confused.
@Trudy, serviced residence is a commercial title serviced condo without any shop-lots below it. So, you have to pay a higher assessment rate and utility bills (i.e. the Tamarind) compared to the normal condo.
