    thanks for the reply. I’ve however read that article before, but I’m not very clear on the criteria as below :

    ii) Penang-born working in Penang and a registered voter in Penang or; Residing in Penang for at least 5 years from the date of application and a registered voter in Penang -> this mean, i have to somehow change my address to the address in Penang in order for me to be eligible to vote in Penang? That also mean I can’t do anything at the moment until I’ve completed my first vote as a Penangites ?

    vi) Income not exceeding RM6,000 for Affordable Homes priced at RM200,000 (husband and wife) – is this phrase referring to the total household income? I quote a scenario : husband’s income exceeded RM6,000 while the wife is not working. Are they considered eligible for the affordable housing?

    ix) For Low Cost/Low Medium Cost applications, the applicant and spouse must not own any property in any state in Malaysia; For Affordable Housing applications, the applicant and spouse must not own any property in any state in Malaysia except Low Cost homes – no offense, but why do I noticed some of them does not meet this criteria but was being offered a unit under the affordable housing?

    Wah… like this, maybe Tanjong Tokong affordable home might be scrap going by this rate. Good location if can sell at better price, I doubt they will make it into affordable housing. I waiting for this tj Tokong one.

    Went to Ideal office last week, the front desk clerk ( receptionist ) showed her face like “Justice Bao” to me. She likes customer and i became staff.
    All Ideal staffs really unprofessional and act like they are the only 1 developer like GOD.

    yeah. Ideal office staff attitude is really unprofessional, employ so many staff but just stood there like a model or kept talking among each other. All customers is transparent to them. Location wise, very congested. plus, I don’t understand why is their renovation package so expensive! Summit is only 20k, and theirs is 50k!! compare both packages and see. Ideal really $$$$$$$$$

    Very agree with you, Ideal Staff treat us like beggar more than their customer, and their upgrading package is double the price of Ramah Pavilion and the upgrading items is much less than Ramah Pavilion. Whereas M Summit Group’s staff is more professional and more polite, they answer to all our questions professionally, maybe M Summit Group previously build all high end and exclusive project that why their staff professionally train up.

    Pasar malam is in front of Tesco, very nice to be able to walk there on Sat night to eat and shop. Not to mention Tesco, McD, KFC, nasi Kandar, food court within walking distance. Can easily rent out to USM students.

    I am not sure whether you familiar with Sungai Dua. Behind KFC is the last piece of empty land there. Convenient for everything, school, food, grocery, 5 mins to Queensbay mall, 2 mins to Penang bridge. Walking distance to USM. If the price is right, all units will be snapped up before we even know it.

    Alex, couldn’t agree more with you. Ideal office staff really need to be trained as they have already failed at the fundamental level of customer service. People are still paying for this property despite its affordable one.
    As for M summit staff, they are well-trained and attentive. One of the staffs even manage to explain in details from different perspectives. Thumbs up!

    It depends on the access road for the new condo. The USM view and seaview here is great. And there is no jam whatsoever during peak hour. Very convenient place to stay if you are not seeking to rent out your unit. Most of the apartment here are near full occupancy rate.

    Working adults are hard to buy a condo cost above RM500k in current situation. This affordable house not competitive at all, around RM430 psf, but rather than buy second hand house n sub-sale. As long as there is a roof to stay.

    Firstly, the easiest method would be targeting Ideal staffs.

    Secondly, slowly move into the intended topic which is to do comparison between Ramah Pavillion VS One Foresta. But most of the time, it is lop sided.

    Thirdly, check back the previous posting and one would see clearly the similarity on the choices of words and the most obvious one the style of the sentences.

    My friend receive call from ideal that ask him collect back the RM5K cheque. And then ask him to submit the CCRIS statement from bank negara to Ideal. Any one also receive this kind of call?

    My friend got insider news, one foresta project is facing difficulty due to lower demand. The sales of RM390k and RM350k package fail to meet ideal sales target.I am worrying the project will not success as I have chosen rm350k package but until now no news at all from them.

    To Sam, you can go direct to Ideal and get PN1 form for submission. Everyday there are people going there to register and get form.

    Those who have submitted PN1 early April can check status at erumah.penang.com.my. Expect State to take at least 2 months to process…

    Whao.. just now ideal officer did called me and informed me that my pn1 form is returned by state government.. it is because I did not passed up one more document..need to re-submit..(swt)..but it is also a good news for me as long as got result to see for right now.. by the way,this project has been approved by government.. no need to worry..

    To check our application status, go to erumah.penang.gov.my and key in our ID no. If in the process, will see info such as Dalam Senarai Menunggu. Developer will call applicants if rejected or short of doc.

    wait few more day to check again in Erumah or call to Erumah to check ur status. Maybe developer was updated by Govt but Govt staff haven’t update in Online Erumah. You may also call to Perumahan at Komtar @04-2621957 instead of going to Komtar~~~ but bear in mind… sometime they slow in pickup / no response. Just be patient when calling them yea :)

    No Need wait for Govt letter, You may check with Developer first, if your name is in their list, they will serve you. Govt Letter normally come late. Mine Govt Letter come after 3 months after I deal with Developer ( M Summit ), I just keep the Govt Letter for reference in future.

    Good news….
    I was told by one of the Ideal staff that now there is a change of plan for One Foresta condo.
    Only 2 blocks of building (C, D) are affordable units
    Building A, B, are no more in the affordable category.
    Ideal will sell the 2 buildings as normal condo, which the price will be more expensive than building C & D, but the design of the building will remain the same.
    So for those who bought the units in building C & D, is much cheaper and worth it!!!

    Ideal Property Group executive chairman Datuk Alex Ooi said due to the rejection rate of bank loans hovering at 30% to 40%, the group finds it hard to sell the 4,840 units under the One Foresta and I-Santorini affordable schemes, priced between RM300,000 and RM400,000, launched recently.

    “Over 90% of the buyers are in the late 20s or early 30s.

    “Their gross household income, if they are married, hovers around RM6,000.

    “If they take up a loan for 35 years, they have to service an interest payment of RM1,700 per month.

    “With other commitments such as car loans, most of their salaries would go to servicing loans.

    “The bank loan rejection rate for this income group is the highest,” Ooi said.

    Ooi said the state government should revise those policies hindering the sales of affordable homes.

    “There are first-time house buyers who qualify for bank loans, but because they stay in overseas or in another state, they are prevented from buying.

    if they change it to non-affordable category for block A and B, I am afraid nobody wanna buy as they will feel unfair with the lower price of block C & D. Problem will then arise if the residents of block A & B thinking of selling their house in the future – who the heck wants to buy from you when you can get cheaper unit in C & D. Subsequently, if A & B not are not popular with the buyers, it will have huge impact on C & D as well. I am stronglu against this proposal, as it already looks like a low cost flat, dont make it worse.

    yes only panel bank~~~ Unless future developer add in other new bank as their panel bank. You can apply with other agent within panel bank, but u need inform the developer agent name and the panel bank name you chose, so that they can process it faster~

    I know this project has some strength on it like low maint. fee, much facility(tentatively, might change the plan during construction), near international school, the completion of setia triangle might bright up this area.

    But this project is very high dense, and the access to main road very narrow to adapt such high dense residence, I know because im currently staying on setia, i know very well the infra and traffic condition on that area. Moreover this area not much amenities like bank and petrol station around(tentatively), normally a prime area you would see quite a number of banking branch would sit on that area.

    The condos around that area not only limited to you listed above, it still has tree sparina(constructing), solaria residence(constructing), Reflections condo,fiera vista, couple of low cost flat, the coming is summerskye, and I saw Ideal still own couple of land and I believe its reserving to build future condos. Ideal keep develop the residences but without consider the commercial and amenity on their development area.

    I sill considering is because I personally feel that the out looking like a flat instead of condo. Secondly I personally dont like the toilet door facing the master bedroom bed, not recommend in term of fengshui. The main reason is i got to know there are couple of affordable coming in on a prime area but unfortunately they are not launching this year, and there are still a lot detail never confirm.

    Good analysis but since you currently staying on Setia, i believe you can see the other developments very clearly.

    Firstly, Setia Triangle will surely bright up that area and whatever is not there (the commercial and amenity), might be there e.g. McD etc etc etc.

    Secondly, Tree Sparina and Summerskye are on the other side from One Foresta, I dont see how the traffic there will affect One Foresta> I think it should be the other way round. Dont you u think so?

    Talking about Ideal keep develop the residences, do you know that Solaria and particularly, Summerskye has how many commercial units below its residence units? I dont know whether commercial should come in first or residential? e.g Setia Triangle should be build first or Setia Pearl Island?? Confusing!

    Well, since you are staying on Setia, i think it is good for you to spend a good few minutes and figure out your surrounding.

Because it could be impact your selling price in the future when you are about to let go your unit however this not consider really a prime area. Maybe this is way too far for me to consider, but personally I would rather consider further to make better analysis.

    Thanks for your highlight about the commercial, but do you aware? Solaria “Residences” and SummerSkye “Residences” both were residences, although includes some shoplots but the commercial I mean is fully commercial not tag with residences, like egate? Because have many cases like commercial attach with residences were not really successful, but I also hope the summerskye with high quantity of shoplots does bright up this land in future.

    The commercial and residential which should comes in 1st, no matter which comes in 1st both circumstances would has difference consequences which would impact the residential price or commercial popularity, of course there are still many factors would impact the outcomes too, and detail I wouldn’t highlight it here.

    Maybe some might think that I’m talking nonsense, but no offence, just my 2 cents, I might be wrong, but who knows to predict the future?

I will consider about it, since I now still waiting for the state government letter and Ideal sms about the project (don’t know how long will it take for the state government approval letter to reach me) I will still have some time to consider about it.
    Actually I did consult one of the property expert, author of several property books which you can find in popular and he is also one of the speaker at the Star property fair. From his opinion, yes this is not a prime area, more to a local area where only local or those work at industrial zone will stay at there. However with this price at this area, it is very worthy and can go for it. It can be own stay or if after 10 years you can sell at a good price.
    Yes, no one can predict the future, but for me, I am more keen to accept this offer first. At least I will have a house to stay in the future even though the property price sky rocket after this.

    I would like to do a survey about opinion to the Ideal customer service crew at Bayan Lepas.
    Basically, I feel the customer service provides very bad service. They way the explain or answer the customer is unprofessional. The way they treat customer is not friendly at all especially when you visit Ideal during lunch hour, about 1.30pm. They see you then just walk away from you (like see the ghost) and some more not dare to look at you! Come on la, I won’t stop you go to lunch, but at least tell me there are someone will follow up with me.
    I’m not sure if I was the only person to feel it or others also have same the opinion. Please share your opinion here..

    for the Ideal staff, yes, certain of them really have bad attitude, if you choose the RM390k package then they will entertain you well, other than that they just simply entertain you. Last time my parents went to view the show house then the Ideal staff just sit at there, when I ask them to explain to my parents they only move but with a very bad attitude (make me feel like want to complain she to her boss).

    I also heard about that RM350k and RM300k will get the primary school view, but this is affordable housing project, suppose all have to ballot, no priority should be given to certain category. I think this matter should be reflected to the bahagian perumahan in Komtar, especially YB. JAGDEEP SINGH, see what is his feedback since he always said that all must be fair and no short cut. Maybe invite he to the balloting session to see what is Ideal doing. haha.

    Buy Forest Ville, freedom to choose units, don’t hv to pay legal fees etc etc. Can sell anytime to profit and also no shops down stair! Affordable Homes clearly spelled out thus never compare it with Fiera Vista, Tree Sparina or etc.

    Also heard that Ideal scraping their other affordable projects. Only developing One Foresta & I-Santorini. Those in Sg Ara, Sg Dua & Balik Pulau now X!

    I read with disbelief at times because affordable housing already so cheap yet some buyers still like grumble and complain. Some even say not fair that the cheaper units have worse facing. Of course lar. Those buying more expensive units, will expect better facing. Furthermore from developer perspective, its fair to those buying more expensive unit plus they can do the renovation easier when all the units same section. If you don’t like the facing, then pay more. In this world, there is nothing for free. Better still, go buy Forest Ville coz you can choose to your heart’s content.

    You are right that one cannot predict the future, if one could than there would not be beggars around.

    E-gate is totally a different story. It does not only rely on those staying around like Platino or bays water or etc, the locality itself is already an advantage. How many developers in Penang have this e-gate type of concept? I guess you may refer to cases like Summerton and Elite heights… not bad what ? Very successful indeed.

    Having said that your future sub sale price would be affected by so many projects, again this is very subjective. Do you think the sub sale price for Block B or C is being affected by J Series or K Series? Well, different market different price. You don’t expect to sell One Foresta higher than Fiera Vista right?

    Personally, I feel Ramah is quite remote area for me but the selling pricing is more affordable for buyers. However heard that the maintenance fee is quite expensive (RM0.20 psf), meaning 900sf have to pay RM180/mth while One Foresta only RM0.135 psf. May be you can say that after 10 years teluk kumbar will become a very happening town area, but I believe that time Bayan Lepas also will become like Tanjung Pinang currently following by the Penang first LRT line from Air Port to Jetty/Komtar.

    Ya..10k can rebate..so it is just 380k for the renovation package.information from ideal staff.. but it will have a term and conditions.. it is cannot late even just 1 day for the monthly bank loan installment..if not ideal will not give us the house key and need to pay back the 10k.

    E-gate is totally a different story. It does not only rely on those staying around like Platino or bays water or etc, the locality itself is already an advantage. How many developers in Penang have this e-gate type of concept? I guess you may refer to cases like Summerton and Elite heights… not bad what ? Very successful indeed.

    Yeah I do agree Egate itself alrdy on strategic location, in fact Egate not rely on those condos around it, but instead all the condos on that area relies on egate and tesco. But I’m personally don’t consider summerton and elite height as successful, as well the golden triangle. Because all these mentioned commercials are relies on the surrounding residences. The commercial I refer to is like Egate, Automall on karpal singh drive, or even mainland autocity. Why I consider these as successful? because all these mentioned commercials itself doesn’t only rely on the surround residences, itself could also attracting people from other area purposely go to that place to have gathering, activity or etc.

    But if some would say the karpal singh drive itself a strategic area, I can only agree half, years ago without McD, Starbucks and even Automall. Is there a commercial shoplot with burgerking on that area? But why couln’t success during that time? Is it during that time that area still not name as karpal singh drive? What I can say, a successful prime commercial location does need to depend a lot from developer, a great developer would plans wisely the commercial lot on their vision city so that they can have better increase value on their future project on that particular area.

    Having said that your future sub sale price would be affected by so many projects, again this is very subjective. Do you think the sub sale price for Block B or C is being affected by J Series or K Series? Well, different market different price. You don’t expect to sell One Foresta higher than Fiera Vista right?

    Yes I do agree different market different prices, and of course 1foresta value will never get higher than Fiera vista because since there is a unit size different. But can you making sure all those existing and future projects which around the area wouldn’t impact your rental, future sub sale price and lead time? Again since you said it is very subjective, so is it a problem if we take this into the consideration? Maybe these minor details might not be your concern, but personally I do and I just share my point of view and concerning on an open forum.

    Of course I don’t feel offense, this forum does need people like us to voice out their thoughts and sharing their opinion and concern instead of criticize on others comment.
    I might be wrong, so please correct me.

    There is no right or wrong when discussing property issue here. Different people have different view so there shall be plenty of arguments even on a single topic.

    Anyway, I tend to have different stand as mention by @ LostSoul on Karpal Singh Drive, Egate & Tesco vs @ Exec Kia’s Summerton and Elite Heights. Well, those are actually different concept but targeting at same group of customers a.k.a places people go to eat and lepak.

    Buy Forest Ville, freedom to choose units, don’t hv to pay legal fees etc etc. Can sell anytime to profit and also no shops down stair! Affordable Homes clearly spelled out thus never compare it with Fiera Vista, Tree Sparina or etc.
    Also heard that Ideal scraping their other affordable projects. Only developing One Foresta & I-Santorini. Those in Sg Ara, Sg Dua & Balik Pulau now X!

    The 10k is directly reduce in your 10% of downpayment.. which means if u apply a unit price is 390k = 39k for the 10% of downpayment.. reduce 10k = 39k -10k so u need to pay 29k for ideal only.. for my case, I paid 5k to balloted the unit.. so 29k – 5k = 24k that I need to pay for ideal on September..
