Greedy? Dreaming? Smarter? I don’t know lah. All I know is, it will be as noisy as Light Linear, if not noisier. Many flippers are stuck with Light Linear because of the noise and dust. Good luck flippers!!

No subsale value….foreigners not going to stay there. 90% of Expats in Penang stays up north. Now they price it way too expensive for locals. Who else wanna stay there? Perhaps IJM staffs. LOL.
1.4 m not big ….. other states richies will come here to stay ….enjoying sea view …
The household income need to exceed rm20k a month to qualify the loan of rm1.4 million.

Problem isnt the developers. It is the buyers/investors. Whatever the price launched, buyers will rush to snap up without thinking. As seller, who is not going to take advantage of these mindless buyers? Just look at Tamarind by E&O. Already stated clearly it is an APARTMENT, and yet people rushed to pay for close to 1m or 1m for each unit. It is not even a condo. Name me a project in prime location in Penang that is not selling like hot cake no matter what’s the price.

I bought a unit in The LIGHT and most buyers there , including myself are local. The unit was nicely fit up and the environment was really nice.My understanding is that WR will price at 800 per ft2 and above.
The LIGHT not a famous place for expat to rent due to lack of shopping and eateries within walking distance. It might stay this way for few years until Light Commercial ready.
Penang household , middle age with both husband and wife working in factory will easily earn more than RM20K a month
The Light Linear is not part of The Light Point , Collection 1 to 4. Pay a visit there and you will impress.

if they priced the maintenance fee as high as The Light Collection 1/2/3/4 (rm0.40 PSF), this will scare away a lot buyers….
Look at Collection 3 & 4. A lot un-sold units.
For average joe they only willing to pay the maintenance fee up to rm300-350…

Yup, sold out. IJM only released 20% of the total units for sale, all sold out.

The other 80% keep first, the market is slow anyway. It is very common in HongKong/Singapore for developers to sell the units in a project batch by batch (phase by phase) depending on demand.
IJM still got bundle of un-sold stocks for their Light Collection 3 & 4. All million dollar homes.

IJM early bird must be very sad. HOC 10%+1% rebate on the current selling price for WR but the early bird only have discount of 1 or 2% during soft launch. Seem like nowadays early bird do not gain any advantage than latter. Don’t know if any of those purchaser got go to complain but clearly now is buyer market. Good job IJM to bring down the price. buy buy buy!
