Hijauan Valdor, an upcoming residential development by Asas Dunia within Sungai Bakap township, Penang. It is strategically located along federal road, about 10 minutes drive to Penang Second Bridge.     penang 2nd bridge bring up property price in sps.
    in between eco-world 60 hektar land is just nearby.
    I guess eco world will sell more than this price.

    7 phases in hundred over arches land, this will be another nice project! The entrance is very grand and i like the landscape too. But they will first open to their previous project buyers before release to public.

    told by officer from asas dunia single storey estimate rm350k and double storey rm550k guarded only feel expensive if area under sungai bakap. open for public booking or sale at 1/6/2-14 latest info

    550K DS is standard price in mainland now. If far from chicken coop or railway i think worth for money.

    Single storey terrace price from 368K onwards and L/A from 2003 sq ft

    Double Storey terrce price from 550K onwards and L/A from 2003 sq ft

    Phase 1 double storey very less units leh. The land size is super big, got exact layout size bor? phase 1 already 550k for DST and not many units. hmmm……testing market.

    Wasted for DSSD, not really prefer ground floor bedroom in front, eat up living area space. SSSD is ok, because no choice.

    Overall, SSSD kind of attract me if price in 450k range.

    Semi-D double storey… all toilets surrounded with full height windows…. it is so western… u almost can peep any neighbor bathing….

    I kinda like the terrace layout too which better than semi-d…Very ideal staircase design which save space & separate living hall and dining hall.

    25 x 80 with only 550K? With an access way to Batu Kawan in future? Very attractive to buyers.

    I went to the site 3 times, yes, there got flies around but not serious and accepted during my visit. Regarding the poultry farm, I didn’t smell anything. Maybe it will be serious during raining season, you have to check yourself.

    I book one unit SSD (cheaper type), prefer the large layout because now difficult to find the house with layout 25×80

    I’m not people from that area. May I know any infrastructure there or near by town? School, security and safety.

    I saw there is a development plan to link the area to the 2nd link clover. Do you walk through that road before?

    Sorry for so many question. Because I saw still many housing project around the 2nd link. Just want to try to pick the best which suit. :)

    No smell to me too. May be the smell will only noticeable after raining. To me, SST layout is better than SSD. They use a lot of glass instead of the normal cement brick wall to keep the house has enough natural light. But this is not G&G, so buyers have to headache for the grill cost.

    Im not from that area. Is the safety there good? Although is guarded but cant guarantee.

    The only selling point is the link to 2nd link only. The place seem not so convenience as not many shop and cafe. Besides, there near factory, is the foreigners alot??

    They have all together 6 phases, but only one guard house in the main entrance. No more fence or gate between the phases. Another thing, none of the 6 phases for commercial purpose, so u have to go to future Pearl City Mall for shopping.

    I also came back form Hijauan Valdor’s booth @ Sunway Carnival mall. According to the sles ppl there, The Olive -Single storey terrace house which priced at RM 418,000 still not yet sell a single lot yet. They said if I book now, the price will further discount RM 17,000 to me.

    I wonder is this mean that the price is over quote? The place is nice and the property is well designed and spacious but Valdor is not so developed yet thus, it is quite pricey.

    what did you all think ?

    Just came back after visiting the site and after a haevy afternoon downpour. The whole area smells of the poultry farm. House designd and space is a real plus point, but the smell got me thinking twice.

    In fact the area along the Federal route from Valdor To Aeon Bukit Mertajam also have the smell of the poultry farm , it go with the direction of wind blow .

    I visited the Olive single storey terrace house empty show house , the front bedroom ceiling is bare finish reach to the above concrete slab,it like double volume and very high and electrical wire expose outside . What to do with such a high ceiling ? the developer should lower down with plaster ceiling ,like what they did for the show house next to it.

    it true 5% for down payment, only if 3 banks reject your loan than they will return your deposit ,please check with them any penalty charge to your deposit due to bank rejection .

    What car are you driving? Heard that the road is not really in good condition for normal car. Only those 4WD can pass thru. Correct me if i’m wrong.

    I did not ask the banker much , standard housing loan package just paid the installment . Asas Dunia is a very long time developer ,they listed in Bursa saham before and recently been privatised they had completed the Residensi Merbok in Nibong Tebal same concept as the Hijauan Valdor so i had the confident in them .

    I moved from Pg island to Simpang ampat 10 years ago , here traffic not as bad as island furthermore road widening is going on in Hijauan area .I like the entrance garden ,single in out road system for better control , layout plan and the house design , trees and garden feel relax surrounding inside the Hijauan. If feel boring of shopping in local ,cross over to island for shopping eating just minites away .

    This is guarded taman no gate because the house layout design in a way of link together to form as a fence ,so in and out taman use one entrance only. 15 minutes drive to future ikea via biosis road exit to Bose factory in Batu Kawan ikea is lacated on the right hand side of interchange toward Penang island.

    the office girl got provide any booking form (black n white document) when u guy pay deposit 5 % to them?
    this is my first time buy landed from developer, normally i buy sec hand house , agent also got provide booking form for protect buyer.
    5 % also many $, and they just use mouth say will return n no any document black n white, is it safe for every 1 buyer? and that time you guy also just pay 5 % and get a receipt from them only?

    I paid 5% and the girl asked me to fill in the booking form as well. I got the receipt showing 5% down payment and remaining 5% to be paid within 2 weeks. There is no B&W given to me. The first time I bought my house also the same thing no B&W given for down payment. I don’t know whether this is right or wrong. Perhaps any professional here can advise for this?

    The sales girl, Ms Lim said there will be a traffic light in front hijauan valdor. She said it was government request asas dunia to build a traffic light when finish phase 1 project.

    Thanks for your clarification. However the other side of olive houses, right behind the back wall is indian kampung and is very close to the olive houses. Step on the roof, can easily across the back wall.

    Olive owner if happen you visit the empty show house please re check the quantity of electrical point there , bring your cataloge go to specification page it show the specification of electrical socket outlet is 16 point and lighting is 23 point , 5 ceiling fan point with hook and 3 heating point. If any less than the specification than we inform it to the developer .

    You all can start with spec in brochure vs show house as pre-checking and enquiry, feedback first. Bare unit show house supposely a representative sample unit.
    However, most important is the SPA’s Schedule and Spec vs brochure and show house.
    If less or not tally, don’t sign the SPA yet lah.

    2 to 3 weeks before signing SPA, you can ask the lawyer to give you the real example of those SPA’s drawing, layout, schedules to verify first before SPA signing day, where you will be too busy on that day itself. These docs are provided by developer to lawyer ones.
    My KPC and 2 cents nia.

    All above are what the developer stated in the brochure. I dont see any aircond point there only water heater point available. If we request aircond point from them, I dont think this make sense because the brochure has already stated clearly. We can deal with developer maybe to include the aircond point with some cost added (Perhaps is cheaper than market rate – due to bulk installation) ?

    just visited the showroom (Cypress). Noticed the porch on top have a water catchment which doesnt drain away. looks like a fish pond. The water leak into living room wall with water mark.
    Car porch also showing “ice popsicle” dripping down.
    Apparently, Hazel has the same porch design too.
    Scary….

    You may proceed to sign the SPA first. The aircond request above is an inquiry that we would like to ask from the developer. There is nothing related to the SPA because based on SPA they will not provide any aircond point to us.

    The response of the aircond request is low. only few of us that had response to this. If other owners not keen into this. I don’t see any chance that we are able to convince the developer.

    Not really a good township development. The project mixed with single storey and affordable houses, a very bad idea…..after few years, sure got a lot of problems…like gurd house fee… Do you think that they will pay for it? Just think about it.

    because they need collect money for new painting, maintain swimming pool and also LIFT n ETC facilities.
    i have some friend live in PENANG old apartment, i know they facing this kind of problem.

    G&G terrace also got facing problem like this meh, our facilities only that guard house.
    owner no pay , then block their access card system lah.
    if they no do , mean we also no need pay, together save money in pocket lo Y_Y

    As this is not a gated community, owners can choose not to pay for the guard or maintenance service. The guards have no rights to block anyone from entering the area.

    The surau is mentioned on the sale chart and during visit the sale office, the sale person also told me there is surau built at the end of the mulberry house. Did the sale person told you about this?
