    Just book and cancel the unit.Loan approve late about three days and tje developer cancel tje foc air cond for us. The sales person said is company rules and regulation. What a stupid rules?? Now my loan already approved But if I cancel, they have to get new buyer and wait for one week again. I paid 10k as deposit and they tell me this rules. We talk nicely with them but the sales person also NOT very friendly with customer. The TIDAK APA attitude show when I said I request to cancel. Very disappointed with this develope. HOPE LATER THE PROPERTY MANAGEMENT dont show you this face. GOOD LUCK to those who buy.

    Got to know from Ideal that all units of Tree Sparina are sold out now… Passed by the construction site, and saw that they are adding the next level for tower 1 (above the carpark). But nothing much for tower 2 & 3. Slowly but gradually. Guess Ideal is having many projects at hand.

    i am really doubt of the quality from ideal now…the water leaking in my condo now is a big problem…it might not show up when you just test it within warranty periode (1 year) but just right after that and now, it show up in many units…this is due to poor water prooving work and over the time, it slowly leak through.
    Can you imagine you just move into a brand new condo but having leaking issue which is most headache part that people mostly worry for old condo above 10 years????
    i am staying in one world now and the owner above my unit do not want to fix it just because his house also having same problem and the owner above him do not want to fix it..plaster ceiling also got hole so ugly… pissed off !!!

    what intention i have? to create the awareness of buyer that they have to pay attention when getting a house, is just an experience sharing, house is not cheap, is a long term things and you know how annoying the feeling when you pay so much for such a bad quality? a full survey should be done before getting a house, especially those buy for stay one, not for investment (investor won’t care this though)..

    is good also of developer they could read this and if they really care they should take action to further look into it and the best is to repair for the buyer, but developer where got care service after sales? they just want to sell and make money , that’s it! especially those loussy one.
    even u buy a car also have warranty few years, and a mattress cost u rm1K also warranty for more than 10years, but u pay few hundred thousand for a house, just warranty for a year? and all the problem slowly show up in later stage ??

    I think it is good to share, but sometime certain things are history.

    That 1-world project was launched few years back. They were rather small too.
    I remember many were so concern of this developer reputation and the issues from the father company.
    Unless you didn’t do enough homework? Thatt’s why I didn’t buy at that time.

    But right now there are bigger and richer (thanks to earlier buyers la), the complaints are much lesser in fact I heard more good things. Their recent One residence phase and Fiera Vista, I hear more good than bad news. Prices going crazy.
    Now I tempted to buy their project too but too late.

    Anyway lesson learnt, for a peace of mind, consider subsale.
    Or even extra safe buy those >10 years still standing firmly on the ground and you can see the leakages etc. Also dont forget the location, location, location mantra

    just my 2 cents….

    Good point, agreed, on top of your points, there is also a good example of new project being launched by this developer in the past 3-4 years, actually, they have improved a lot, for instance, One Residence@ landed property Sathu, Dulla and Tree residence.

    To those are not familiar or never heard of these projects, please take a look at area where located Bayan Lepas (Near airport) just beside of Tree Fiera vista apartment, you will be surprise with the design, facilities, garden, landscape and etc, it is a new feeling of new life style living in accommodation.

    it is happening not only in Penang but other places like SGP, Australia and etc, it seems to be global impact not only specific to certain area. any factor might trigger this is… the paper value like our note $ is getting depreciate, that is why people are moving into property or gold (asset) to fight against inflation. it leads to the appreciation of property in price.

    People are not letting go their property is..partly because of weak of currency Ringgit and the property might be brought by foreigner or Malaysian who work oversea. besides, there are rich people from Penang as well. therefore, why they want to let go if they are able to hold it. some more, property in Penang island is more attractive. my 2 cents

    Anyone has the brochure of this project when it was launched ? I recalled the paint color of the outer wall is NOT blue color in the brochure, it is like dark green. jsut now when i passed by the condo, i notice they painted it as blue color which to me it does not look nice at all.

    I suggest all buyers call the ideal office +60 4-641 1969 to complain about this and ask them to re-paint the wall with the original color as shown in the brochure

    Yes, the brochure shows that the building is not in blue colour. Clearly the colour makes it look like balai polis now. We need to protest.

    Don’t sikit sikit complain la… Penang lang complain kuat…

    Blue color is the clear blue sky / blue ocean with white beach which is look so relaxing. Brochure color just look like a lokap look so geli and low class color.

    I was passing by the construction site and noticed the side walls of tower 1 was not plastered smoothly. Not good workmanship. Externally, the floor separation bricks layer between each floors could be seen clearly against the sunlight. I am wondering if there is another layer of plastering and painting before the OC. If there is none, then it means the plastering is too thin, and workmanship is not good. If anyone sees this, please highlight as well.

    I was driving from SPICE towards the airport, and noticed the roof top of tower 3. Could see the steel water tanks visible on the roof top. The roof top design structure could not cover the view of the steel tanks. It looks distasteful for such a good project. Not sure if the roof top design structure is still under construction or completed. Hopefully Ideal can do something about it to ensure that the huge water tanks are covered and not visible to outside views.

    600k can find water fish to cover the cost already good enough, don’t ever dream of getting profit at the current market condition. Many factory are facing soft demand and closing down. 500k loan come with 22K interest per year, no joke man.

    are you kidding? as a investor should be knw in penang island run by capital less roi, rental isit can cover your full installment? yearly cukai tanah,montly loan interest, monthly maintenance, fire insurance.especially for rent need to spend cash for renovation and basic furnished/ especially for sungai ara area supply more than demand now and how many foreigner worker and located people willing to spend more than rm1.5k plus minus to rent your unit?

    I agree with you Broadcom stock is doing fairly well, going from 1 to 1.5 in a year’s time after the merger of Avago+Broadcom, nothing to shout about, but that’s fairly well. The massive pullout of Seagate is actually a sign of more negative things to come, as the common denominator for both entities is Silver Lake. With Broadcom’s significant existing presence in Spore in terms of design staff, they are actually in the process of cutting PG, and then more activities for Spore (due to obvious reasons), as well as kick-starting design in Thailand. So yes, Broadcom stock is doing well, but in order for Broadcom stock to go further up, more consolidation will happen, PG will be the “stuck-in-the-middle-income-trap” loser.

It was only Avago in Penang, which has NOTHING to do with Broadcom being totally separate companies until last year, when the 2 entities (Avago+Broadcom) merged to form newco, which was named Broadcom Ltd. So no matter how much ex-broadcom’s stock price shoot up from the period starting 10 years until last year, no one in Avago (penang) benefited from it.

    Now after the merger, the stock price started from 100 bucks and slowly going up to 150 bucks. That’s from about end of last year until now. From 100 to 150 is just like from 1 to 1.5 (from a stock investor’s perspective). That’s why I said fairly good, but nothing to shout about.

    I do not know where your ” don’t blame other people” came from, as I read through my posting again and couldn’t find a single blame in what I said. All I was saying was there is a common major shareholder in Seagate and Broadcom, namely Silver Lake.     Adui. Dont confuse yourself. Avago bought Broadcom but choose to use Broadcom name for branding reason. $1 to $170 is actual capital gain for all Avago employees. Broadcom not even in Penang until Avago acquired them last year.

    @williamyl I just found out today, they have copied my house key (not master key)as my house was show unit. I went to complaint, even they have spare key, they are not allowed to entered my unit without my permission as I haven’t done my defect checking yet.
    They shd discard the spare key once I have collected my house key. Also, that spare keys was keep by a bangla worker look after bomba lift.

    African tenant cant do much because some greedy owners still insist rent to them because no other tenants. Its still better then the house leave empty and owner cannot pay bank. But need complain to relevant authorities because of the dirty things they doing here

    For family stay, fiera vista is much better as family oriented, house much bigger and better price.

    Pls take note car park design in TS is lousy. Many near hit cases. Residents not following the correct driving direction and no proper signage to warn. Management is sleeping on this issue and they can easily monitor the cctv and warn these people but they tend to ignore.

    Hope new committee can be formed with a good chairman and maybe reconsider the car park driving directions. The painted arrows on the floor need to be repainted with good quality reflective paint too.

    Swimming pool issues: Need some cctv to be installed. Too many smoking, not using proper attire and spitting around. Even use jeans to swim.
    No control in swimming pool. Outsider comes in and use it like public pool. Guard just ignored or gets something.

    Lift always down.
    Entrance always blocked by uber/grabcar maybe bcse most africans use them.

    Some residents got VIP status. Can park many cars inside…even at visitor car park.

    Noise cant do anything. Airport facing has a mosque and the flats surau.
    Facing LTDA is busy main road. Highway noise and mat rempit.

    Hi JT, I’m currently staying here and I’m pleased and happy with the environment and the unit layout. Of course as the condo is new, there are many little issues that will need improvements which I’m positive will be done soon. Nevertheless, to stay in a particular area, we also need to project a long term vision of the area. The location is strategic, close to Airport, Heng Ee secondary school, a business and boom area for Jalan Tun Dr. Awang, convenient to shop at Giant, Sunshine Square, Setia Triangle, Penang 2nd Bridge, Southbay Plaza and the proposed Penang South Reclamation (PSR) Project. Finally, it’s up to own’s survey and final decision.

    Its a bit disturbing to see an african male dressed as a woman (pond*n) roaming frequently at our common area. Can the management/guards do something? Please monitor the cctv for evidence. I have seen many times at the car park area towards driving out. Is heshe stating in TS? Or visitor or simply walking in from outside? And why is there no control for the gym/pool? Tenants simply use up the whole area sometimes, even bring in outsiders and unfair to others. Should limit 2 per unit. Guard need to be stationed there.

    Let me analyze:
    Nearby Arena has a lot amenities (eat, buy, watch, etc etc), all within walking distance, and this is its big plus point. Tree Sparina you get nothing nearby, go where also u need to drive, is this a concern for u?

    For flooding, yes Bayan Baru area is flash-flood area, some of the roads are flooding upon super-long-heavy-rains + sea high tide, but generally the flood come and go very fast. Except some older landed house in this area gets flooded, only roads get flooded.

    Talking about this flash-flood thing,
    Even if you don’t stay at bayan baru area, your car might be flooded in elsewhere in penang island (nowadays so many flood prone area in pg island, i.e. town area, greenlane, ayer itam, everywhere). Unless you always stay at home/rush back home everytime when heavy downpour happen ?

    Moral of the story, get a SUV / 4×4 pickup, and buy flood insurance for your car…..hahahhaha

    Please check car park issue. Speeding and recless driving. My car park 3rd floor and many times nearly got head on collision due to this speedsters. Some just wack up and down the ramp without slowing down n simply turn. Some no entry also enter…. yesterday black altis doing speed laps inside……please check cctv and ban all the recless drivers. Kids/adults/elderly will get knock down if no action taken.

    Is the rental too cheap for this creepy group ? Owner please more courtesy for renting out to this low class piece of s*hit. you are turning Tree Sparina to State of Pari*ah

    This group of African r mostly con man and drug addict look to me. We need to put a STOP ! Ban black for life.

    i agree with you.

    full of rempits and africans now. really unpleasant stay for a family here. I agree on the drugs part. Can JMB arrange the police to raid these units? Also a lot of sexy gals in and out these african units…. some kind of business going on?

    Rempit issue another thing. Now diapers being thrown out from unit windows…. hope no chair or sofa thrown.

    very dissapointed with the new homestay now available in Tree Sparina. Heard just started Dec 2017. What actions are the jmb/management taking to stop this? Safety and security of residents are now compromised with strangers coming in to stay and use our facilities. Check out booking.com and see got reservation can be make there for homestay.
