    I heard there got foreigner issue like burglary, snatch theft, etc but not so serious.
    If establish a Rukun Tertangga or hire guard can solve problem..as this tmn surround already has high wall.
    Btw I heard nearby got Stone Mine, there will be activities of booming jobs implemented.
    I also heard rumor of some Cendana residents complained of house wall cracking.. Is that true?
    Anyone please help to verified, thanks!!

    – Foreigner worker do exist here in Juru. Burglary issue: Everywhere also sure got. But I don’t see any big burglary issue that empty the house kinda issue. Snatch theft: Never heard of it at all here. I would say it’s a false disclaimer.

    -Never heard of it. Probably I need to open my eye bigger…

    – Not too sure whether that is true or not. However, those Cendana were build by different developer. So it’s not fair to compare. If you are referring to land sinking, the answer is the land dont sink in Juru. Its not reclaim land.

    I am staying here in Juru, so that’s my feedback. Certain areas has chicken huts near by so just take note of it. From this project, I would rather think that the car porch shade is pretty short. A standard sedan car will have its butt sticking out from the balcony and rain water might just constantly drip on your car. This will only be true if the plan is build as per attached picture.

    This developer is rather new….i think you must have been mistaken for the Tmn Cendana Permai / Tmn Cendana Indah (Residency Cendana) developer….

    Nope, i did some researches these few days. This developer been this field 20 years already & if u pay a visit to the site you may see the first row of houses already been built. Tony Starks is right, their workmanship is not bad. By the way, this place is far away from chicken huts. Moreover, it won’t been affected by stone quarry work as the mining jobs very seldom implemented now. It’s due to the required stone there almost finished & the company will moved out in 3 years time told by the Guard man from Taman Cendana.
    As the result, i paid my deposit today. Hehe…
    I was shocked as i counted the available houses currently left around 20 units only (~80% sold), it’s far lesser than last Sunday i saw. Anyway, sound like i’m bluffing here right? Well, hope u can pay a visit to the temporary container office & you will agree with what i said. So, if u guys who’s interested to the unit, u need fast…as the BUMI units already opened to public & now become lesser lol.

    This project commence on around last year end.

    Went to their look alike sample house at Tasek, very nice. On top of the Tasek project,
    They featured additional kitchen sliding door in this project.

    I have booked 1 unit and paid deposit on beginning of Feb this year.

    OC and completion will be around Jun 2014.

    The officer Mr.Teh told me they will not build the show house here anymore as the units finished soon. Hence, the booking left ~20 units (~80% sold out). U need hurry lol.

    Meanwhile, u may go to their another Tasik housing project see the same design.

    Lim Kopi: Do you have photo of Tasik sample house? I’m interested to see before i go there. Bcos they said want make appointment only can see wor :(

    Nope, I didn’t take, I think normally they not allow people to take photo of sample house.
    Ya, that’s true, as they are the one holding the house key. Perhaps you can make an appointment on Saturday/Sunday for house viewing?

    I think this project will probably face two issues in the future. First stench that comes from the coop farm nearby and the swarms of flies, second foreign workers.

    About foreign workers , some people say everywhere there are foreign workers but the issue is more to placement or hostel. Juru area is a good location for some big company use as their foreign worker hostel. These companies usually will take some houses in one residential area and put their foreign workers to be a dormitory. There is no guidelines that can inhibit the activity of change of building use from residential to hostel. The impact of this hostel is a nuisance like noisy, dirty and not comfortable place to live coz need to share with hostel activity.

    whatever it is just my opinion. my advice is please do visit site and please also visit nearby taman. Obligatory near place to visit is Juru Heights coz this taman is the best of foreign worker hostel in residential area and also has a farm nearby.

    Thanks advise from Lung, i got asked nearby residence last Weekend and they told me the coop farm & Juru Height is far to Cendana Emas exactly hence there’s not much effect to there unless very serious flood occured. Regarding foreign worker issue, the Taman Cendana security guard told me nowadays the foreign worker issue become lesser & they all no more came out after 10pm. This’s because the Tmn Cendana residence keep complaining & hire security guard. As i surveyed, the Cendana Emas was separated & surrounded with 3 big walls to those Banglo behind, Primary School at right hand side & another one left hand side of Palm tree plantation. With these, we can requested developer or collect little fund from other residences to build the front wall or better to hire a guard to make this Taman as a Gate & Guarded location ^^

    There should be no problem, as before I decided to pay deposit, I have done some surrounding survey:
    1.) Compared to Juru height, this project is in the location of outfront oriented to the traffic light that come from Auto City, which is far away from chicken farm, lol..
    2.) Neighbour taman “Taman cendana” mostly occupied by local people, most of it are chinese from what I seen.

    I pretty believe this place not to be a second Juru Heights. Juru Heights location is too deep and already be adopted place to Sony. All this happened because the owner and the residents who can not take care for their area . For this Taman Cendana Emas i believe only a few units will rent out to foreign workers.

    a few and small group of foreign worker still can realize indecision. Juru Heights location not far from here. I still remember during Juru Heights project launched, they compare with Jesselton Heights – same concept, luxurious and quiet area. At last Juru Heights not become same concept with Jesselton Heights but same concept with Taman Pelangi.

    Beware..SONY is still looking for new areas to accommodate their foreign workers. They can not put in Juru Heights anymore because has been overloaded. Their target is double-storey terraced houses to be converted to their foreign worker hostel in capacity 20 people/unit.

    Agree lamb saying as well. The most near by project to jeru height will be this project ady. The develop have put in ” cannot rent to foreign working” in S&P. Then the payer will be save.

    I think all buyer have to agree, cannot rent to foreign work. Then surely will be save. If the developer said only sell to Chinese. That is not secure to the buyer. Coz they still can rent out to foreign workers.

    I got asked the developer, actually not they don’t want sells to non chinese, but there are no non chinese come to buy :(
    By the way, the rent issue really hard to predict. I think every Taman that located near to factory also has the same issue to concern.
    Currently the Tmn.Cendana residences are doing well to control the foreigners as they stipulated them not to come out from home after 10pm & also hired Guards to patrol the Taman.

    I think the most efficient thing to protect the Taman is to hire guards.
    eg: 102 homes x RM30 = RM3060
    Each home pays for only RM30 every month is enough to cover their salary right?

    Guards surely have to hire. But if developer can put in to S&P “cannot rent out to foreign workers” that is most effective. Cox every buyer have to protect this projects. If most of the buyer doesnt agreed. That mean this project will be having a lot of foreign workers. Have a lot developer also doing like that. This can protect the investor as well, cox the house have higher market value. Developer much also responsible… Other developer can do that to protect the buyer. Y cendana emas cannot.

    I think no non chinese buy here coz they are afraid of the situation that happened to Juru Heights. I have a non chinese friend who lives in Juru Heights. Usually non chinese buy a house is to live, not for invest or rent. That is the reason why they do not buy this project.

    sometimes 100% chinese also not good, possibility that many investors. While looking for home buyer, these investors will rent their premises to foreign workers. Remember, Juru is very salable area to be rented to foreigners.

    and area around Juru Heights. Ask around mainland before saying anything.

    I take the example of my friend who lives in Juru Heights 2 storey terrace. His next door rented by Bangla around 15 person. Even my friend house beautifully renovated but even my friend’s house beautifully renovated but does not mean because his neighbor (bangla) house very dirty, smelly and very bad condition. I feel like going vomit when went to his house.

    Juru Heights association residents have complained about the placement of foreigners in their area to MPSP and developer Tambun Indah. But MPSP can not do anything because there are no guidelines for home used as a hostel for foreign workers. On the developer side they arrogantly said this is not their problem, give them (foreign workers) the opportunity to make a living here. I think this is not about discrimination but more to the attitude. Can you teach them not create any nuisance. I heard some of the previous case, foreign workers slaughter chickens at balcony and chicken blood flow in the drain. Very sad because you buy a new home (MEDIUM COST) to live in but the environment where you live as a foreign village.

    Juru Heights and Seberang Jaya are not preferable areas and as such
    it affects the sales. You will find it hard to dispose if you buy it for
    investment.

    there is still a difference between the Seberang Jaya and Juru Heights around. At Seberang Jaya most companies put their foreign workers in old housing scheme. At Juru Heights and surrounding, most companies put their foreign workers in new housing scheme. Example Juru Heights residents just live in peace in 6 months before SONY place their foreign workers in a large scale.

Yes the main issue at this area is foreigners placement. Maybe I can share a view to overcome this issue for Taman Cendana Emas or other new taman nearby :
    1. create a ‘Persatuan Penduduk’ as soon as possible even the project has not been completed 100%. Arrange a meeting with all residents and make sure you know all the buyers no matter what race and position, dont selfish. Make sure that every buyer has a good relationship.
    2. Involve the developer in every meeting. Made an agreement with the developer to ensure the Taman always harmonious even projects have been completed and residents received the keys to ensure continuous contact between buyers and developers. Do not be like the developer of Juru Heights (Tambun Indah), after sales they did not want to know the problems/issues faced by residents coz not their problem anymore.

    If these two things can be used, I am sure there is no more second Juru Heights.

    last sunday I went to the site. I saw the construction work is in progress. Still no show house. i think the location look good. Then i visit nearest taman to see the current situation for comparison :
    1. Taman Cendana (Juruvilla), the bungalow and semi detached house is quite interesting. thier neighborhood and environment also good and calm. Even this taman not gated community but their security look good to control this taman for good living.
    2. Taman Cendana (PLB Homes). This taman look like old fashion.. Some units rent to foreigners. Those open space used by outsiders and foreigners. The condition not so good but still OK to live.
    3. Taman Seri Cendana. Look nice but I cant go inside coz gated community.
    4. Residency Cendana. New taman and new design. Guarded community. Look luxurious and exclusive. Half units were occupied even this project not 100% complete. I think this taman will be great when complete. At this area I can see many foreigners walking and cycling at main road but not inside housing area. Im sure Residency Cendana is dream house for all.
    5. Taman Cendana Permai. Just next to Residency Cendana. Not too many units but the condition still under control even not gated or guarded community. Some foreigners hanging out in front of shop units.
    6. Juru Heights the last area I visit. Too deep and main road too narrow. I saw a lot of people in front Juru Heights shop units, very happening like as there is a night market. But when I came near, I saw all of that people are foreigners! Too many foreigners gather at this Taman. 90% people I saw at Juru Heights are foreigners, hard to see local people/residents around, maybe they were hiding in the house. Juru Heights divided into two parts, non gated (double storey terrace) and gated (bungalow). Non gated (double storey terrace) look very nuisance because many houses rented to foreigners. Inside gated community look good, calm and harmony maybe foreigners are not allowed in. Overall not suitable to live because too many foreigners and you will feel like riding in their village.

    I think this Taman Cendana Emas will become no.2 as above.

    foreigners issues are common even in island taman…relau and sg ara areas have foreigners walking along the road and outside the new taman by famous developers..some people say setia greens also have foreigners outside the taman….agree with judge la..residency cendana looks not bad and design is quite modern also..think when the club house and swimming pool completed, it would be perfect for the owners there…

    Hard to say this Taman Cendana Emas free 100% from foreigners but can guarantee this Taman not use as foreign workers placement. I think there is still no problem if from 100 unit, not more than 5 % unit rent to foreigners. If more than 5% unit rent to foreigners is certainly used as a hostel worker by some manufacturing. Community can work together with developer to control the situation. Learn from Juru Heights not to be like Juru Heighst

    No one can guarantees you this Taman what will be in future. Well, you better go visit the developer office rather than waiting people gives you the answer at here. Go site see & survey yourself better. Moreover, the units left are less than 20% now. If not wrong, the price was increased over RM400k already due to hot demand.

    Yes no one can guarantee..At this time i can give theory of confidence to u. Ok this housing scheme name is Taman Cendana Emas, in one family with Taman Cendana Villa, Taman Cendana, Taman Cendana Permai, Residency Cendana. All name “CENDANA”. And u see all existing “CENDANA” area, there are no foreigners issue.

    Juru Heights is not in “CENDANA” family. Juru Heights is under “HEIGHTS” family like Jesselton Heights, Minden Heights, Plenitude Heights and etc. So dont compare juru heights with taman cendana emas. Some people ask why Juru Heights condition not HEIGHTS like others Height areas and not luxurious or rich as the name of “HEIGHTS”, i think this question should go to developer….Hope this theory can give confident to u

    Jo, as mentioned please do some feasibility study instead of pointing blank. I believe that this Taman Cendana Emas will be free from foreigners like their fellow neighbourhood. The reason is simple, Juru Heights is so deep that there is no other alternative route to connect to the other side which is the Penang Science Park unless they built a bridge. This area is so deep and isolated. Hence, this create an opportunity for the MNC company to take advantage of the area and place their staff. Another reason why Juru Heights failed so bad its becoz of the DEVELOPER “Tambun Indah” attitude not to bother. It will be so a lot of work and costly to taking of the whole are. Tambun Indah is smart in not getting into it. They might as well cabut, simple isnt it. Juru Heights is to be doom, there is a proposal to built Pr1ma low cost housing next to Juru Height. Kudos to “Tambun Indah” I believe a lot of buyer are conned by this greedy and irresponsible developer. Shame on you..

    My second theory :
    1. Locatian – Juru Heights location too deep, at the end of the road and surrounding chicken and pig farm area. Usually many foreigners live in farm and forest. Why SONY Perai put their foreign worker at Juru Heights? Because the location too isolated and suitable to put all rubbish here. Taman Cendana emas location very open and surrounded by residential areas.
    2. Developer – this taman cendana emas developer not the same developer with Juru Heights development. Taman cendana emas is under Exclusive Max Sdn. Bhd. I’m not sure anyone else ever heard this developer name but what i can say this developer good, humble and not selfish. Can see they put this taman name “Taman Cendana Emas”, look like village or old name. To greedy and irresponsible this developer can put nice name to this taman as “Taman Cendana Heights” or “Taman Beverly Gold Cendana” or “Cendana Emas Hill” Or “Residency of Cendana Gold”, but they not use it coz this developer dont want cheat buyers. Pointless use exclusive name like HEIGHTS or etc but in the end be like garbage. Even Exclusive Max Sdn. Bhd. not big developer like SP Setia or Mahsing but i believe they also can help and be responsible for their projects.

    You said Taman till so bad and inresposible. Then this developer have what action on handling foreigner issue? I also want see the real action this developer can do?? I dunt think this is a good way to talk bad about other ppl projects. On the other hand taman cendana emas didn’t make any real actions. Malay said cakap kosong.
    This project main road is small, accident rate will be high. Compare to Taman cendana their main road (once come out from the Taman) are big.

    Of course there is an element of cheat in business for profit. But dont cheat ‘kaw-kaw’. Yes this Taman Cendana Emas not similar with any luxurious taman at island or mainland, not exclusive name like Residency, Heights, Hill etc, not high-end project, not big project, no great sign board BUT can guarantee residents will be able to live in peace, Sunday or public holiday is the best day for residents to rest in peace and can make outdoor activities.

    The important is dont use as foreign worker hostel. If use as as foreign worker hostel surely would arise many nuisance like one of the Taman at isolated area. On Sunday ‘that’ Taman very terrible coz many foreigners wandering and loitering in every corner. No more quit area, no more luxurios, no more high end but only nuisance, noisy, dirty, uncomfortable and facilities such as open space use by foreigners. No outdoor activities for that local residents except gated community area.

    Hi, may i know whether you really go visit to Taman Cendana Emas? or simply wrote the opinion at here? Please do not misleading other person.

    One of my good friend live in the neighborhood – Taman Cendana. He told me they have not face the serious foreigners issue like Juru Height even their Taman have some foreigners. It’s because most of the residence are local people & the foreigners have been controlled.
    By the way the Taman is located far to Juru Height too.
    You may take a survey of walking distance between these two Taman. I’m sure you will be very tired of that.

    Well, i’m not saying the Taman Cendana Emas is good to choose but the truth shows us it’s over 80% sold out recently. I believe those 80% buyers are not silly to spend over RM300k for the Taman that has potential to become Foreigner village.

    One more info and good news even smell some political. If Bn win they will transfer Juru detention center of foreign nationals to other area. No matter who, they should do coz Juru now is residential area. Many new housing scheme build in Juru. Juru should out from foreigners shadow and foreigners issue.

    I think they forget 1 more thing, they also should look at Juru Heights – nest of foreign placement to be transferred or cleaned. This location also give bad name for Juru. The problem is no action taken from responsible party. Pity for existing owner there.

    to those who are still doubtful, i believe this Taman Emas still good for life. Look surounding area like Taman Cendana, Taman Villa Cendana, Residency Cendana and Taman Cendana Permai, there is no issues especially foreigners issue.

    Some people say most surrounding taman no issues coz develop by good and competent developer like Metrio Development and City Hub Development. To protect their good name this developers will ensure their Taman in good condition and not contaminated with issues that can degrade them. But how about developer PLB Homes for Taman Cendana? I think PLB Homes not in category a good class developer, they project more to affordable housing but i really respect this PLB Homes coz can maintain Taman Cendana as a good place for life and foreigners who lives here also still under control. All this start from developers, good and responsible developer even not a big name will make sure they project always in harmony. Problems usually arise when some developer take a poor place, after suck money from buyers they leave and let buyers solve the problem.

    No need a nice brochure, no need great launching or open ceremony, no need to compare with others good project, no need great signboard but what is needed is ‘responsibility to ensure good living for residents as one neighbourhood’

    anyone who bought a new house at Juru definitely worried if they Taman turn bad like Juru Heights. Should start for discussions among buyers and please invite also the developer.

    Normally Juru is not a good location for live coz there are many factories, agriculture farm, animal farm and foreign workers placement. But that is not the reason any residential project at Juru will be severe. Some good project at Juru like Residency Cendana, Juru Villa and even Taman Cendana (under PLB) also suitable to live. All this depends on the cooperation of the buyer and responsibility of the developer after sales.

    Dont let what happen at Juru Heights repeated at Taman Cendana Emas. I heard the mistake of Juru Heights they late for establish the residents association. They start appoint the residents association after the situation become poor. And Juru Heights developer also no reputation as a responsible developer to solve the issues. Please take a lesson from this.

    I’m owner of 2 storey terraced house Juru Heights. I want to share a little tips for buyers of Taman Cendana :
    1. To residents – please register your resident community as soon as possible to ROS and appoint members of the committee. Make sure your community is active in maintaining security and preventing the entry of foreign tenants. Keep your community clean, no politics, no racist elements. Make sure you know all the people who live here, not only know through facebook and email.

    2. To developer – I frankly say I have never heard of you and do not know your reputation. If you are able to maintain the quality of life in this Taman, you are a great developer. Can see PLB Wonderbay developer for Taman Cendana able to maintain their quality living.

    too many comparisons have been made. Still many differences between this project
    1. This Taman Cendana Emas is only proposed 2-Storey Terrace and 110 units. no low cost, no shop units and etc.
    2. Not isolated area. Adjacent to the school, village, and housing scheme. So u can get many local people than foreigners. I believe not suitable for any companys use as
    their foreign workers hostel. This is not the project that you buy and have to wait 5-7 years to get good life. This project is already can give a good life after build and no need to wait. Its different with Juru Heights that u need to wait 5-7 years to get good environment to live, wait for road connected to Batu Kawan, wait for proposed affordable house nearby, wait for chicken farm and other farm remove before u get good life as a normal environment of residential. If not, forever will face problems without any resolution.

    Finally greener, condomana and HUAT have the same thinking which can move you guys together. You guys are someone who is still living in the older days. Everyone talking about go green and future but then again you guys will still stuck in the 90′s. People like you guys will never move forward but just look backward and blaming the buyer for something they cannot foresee. Funny, CSR is very important for developer in order to maintain their good reputation. Please google and see what Tambun Indah do as a CSR but yet again they cant even look into their project, i suggest they should just quit these charity work but help out the Juru Heights folks first. One simple word just in case you dont know greener, condomana & Huat, “Charity Begins at Home”.

    This Metrio Development is not as good as being mentioned. In fact beware of the sales person named Griv. This rubbish had cheated me to buy the double storey which turns up is next to a plaster ceiling factory! Just imagine on the hazardous chemical powder we inhale everyday! At that time he told me that is empty land which is yet to be used for any purpose. Feel i’m so stupid but please beware of this rubbish Griv. And what I want to say is the quality of the house developed by Metrio is not good either. Leaking here and there due to the concrete is cracking. Already spent big amount of money on the unnecessary repairs for a 3 years plus house. Some just manage to get temporary repair by considering on the cost/charges. A lot of units (not just 1 or 2) near to the factory been rent out to foreigners with their noise quite significant at night time. Metrio has good control on foreigners issue? Not really and in fact they did nothing. Can understand why house owners are keen to rent out to foreigners due to the quality of environment and the house. But not everyone afford to do that and sad to say that I have to bear with all these. You can judge it by yourself whether this Metrio is still a good developer by having such quality of sales personnel and workmanship.

    Also, you can consider to sell your unit also and buy other project, since the terrace over there now is worth around RM 400k…this should nett you a RM100k+ profit after deducting all the fees + penalty + RPGT…better be fast, RPGT might raised again…

    Yes that’s why I said I have been an idiot to believe what Griv said. He mentioned that all factories only found in the opposite road. And in fact at that time the factory is not easy to be seen from outside the road when the construction work was yet to start on the land. Pain lesson learnt and since the new housing project now has become so expensive the only thing to do is to continue stay here :(

    the juru light industry (IKS Juru) is indeed on the opposite side on the taman…anyway…you can really consider to sell your unit and consider a unit here tho…there’s a big developer coming in to develop the quary opposite Tmn Cendana Emas…maybe by then your unit will be appreciate more and you sell it with a handsome returns…but…i wonder will you still cursing him or not…lol… at lease he con you to buy a RM 230k+ unit and help u earn 100k++ in return….haha

    Be carefull with some company like Sony will negotiate with buyers to rent their home to foreign workers. If they can get more than 6 units, this Taman will be a new location for their foreign workers’ hostel. If less ur Taman will save becoz they require a quota of at least 1 bus/taman.

The biggest cheater when u compare rubbish project similar with good project, when you say some project will be a great and luxury housing but not.     Chew, c.emas definitely is worth of buying. You can do some survey on site and also look into the internet forums comment about these 2 projects. But unfortunately the c.emas seen like no more available unit to purchase. Unless the buyers release their own unit. Btw, you may try your luck to ask from the developer.

    Last time I asked Mr. Teh, he said that house was bought by the developer ‘s daughter. She’s a dentist & recommended me to visit her clinic lol. I think the developer will not dare to rent for foreigner else next time we complain & will affected his reputation especially for the coming projects.
