    How is the sale so far? This is the condo that having so hard pushing by developer, banner, sms, advertisement, property fair and everywhere, 0% DBIS, etc. and yet, there are still plenty of units remaining, why?

    Btw, 1300sf now selling at RM700k++; after 5 years, what is the price? RM800k?? I think need to wait till 2030 only can worth RM900k or RM1mil.

    They’re trying to sell at 710k & above. 2 carpark BUT “front & back” arrangement. It would be a grand mockery of my money – to pay 700k++ & have to live in such conditions. & Don’t even get me started on the surrounding area.

    Jelutong Kia Here, the SPCA near/beside the Straits Garden. Yesterday night (after rainning) i and my family go inspect the SPCA so far didnot smell any Taste. you guy can go the NEW LOW MEDIUM APARTMENT NEAR opposite (Perak Road 鱼头米粉) to do the inspect. SO i planning daily to inspect again. IF OK for me then i consider bought the house.

    Very attractive package wit minimum deposit for a condo..complete it wit installment and the floorplan is nice. Every1 complaint about the price of condo, but after the price gone up once complete…all quiet..hrmm…now pg properties shoot up like crazy..i think slow sales is cuz of hard to apply loan nowadays…bank negara tight all the requirement..i juz bought 1unit there..their package meet our budget!

    almost want to book a unit last few months… but…… just feel its kind of expensive compare to other new development…. and look like other ppl feeling the same as me…

    Endless advertisement in newspaper and banners along to road helps domestic economy, not bad at all this developer. This project is having the most fake booking stickers I think.

    I just booked 1 unit, RM540/sqf is a good price for now as all incoming project had gone up to RM600 – RM700/sqf for town area, estimated RM800-900/sqf in few years later. Chose a unit not facing the dump site, IWK is still a distance away and i had visited to neighbourhood that even nearer to the IWK site, no smell at all, asked the people staying there, never complain about it. There are not many unit left over, u may said its developer tricks to hold up some units but i guess every developer/project have done this common trick, however, i did know some of the friends who working in singapore are buying. Thanks to the bad review from the internet keep complaining the IWK and dump site, which makes the developer dare not increase the price and having bad sales. If u see the chance, u will grab it definitely.

    Ken, do you know this is commercial title? What stops people from buying it not only the dump site.

    Commercial title means once your owned your unit.. you apply for water, electric, internet and etc.. all commercial price tag to pay. Deposit payment also higher and imaging daily usage of electric also very expensive. Everything is commercial title price… Long term doesn’t make sense.

    Today received another brochures….another same old story, Straits Garden for sale….

    Ini Kali…..Developer telur pun sudah separuh masak. Goyang-goyang.

    Served them right…..I read so many feedback on how lansi these developer sales personal is during their road shows.

    Apparently now got showhouse on Penang Island. Hahahaha……let’s just make this developer “lau Khor” @ pants down.

    Once in a while, Rakyat wins ya. Not always developer win.

    I guess many people confuse that they have 3 project on going on the same site and all named as straits garden. Personally I think the commercial title is a bit overpriced and not worth in long term but i can assure and property price wont drop thanks to CM Lim effort in bringing up Penang’s economy and industry) The one i bought is behind the commercial title, its a housing title and with RM500/sqf is just a fair rate for now, Im working in this field and the upcoming projects nearby that area already aiming to sell RM650/sqf which going to launch in 2014 … so yes a lot ppl say its overpriced but how many years penang ppl talked about these matter and missed the boat ?? Certainly not me cause I could get informations before the market @Micheal

    @pen commercial title only the piece of land facing main road, the land behind had converted to residential title. most of the lands in town are grade 1 which normally can easily convert title. So dun get confused as there are 2 projects on going at the same site with the same name. now RM550/sqf still got i guess.. D’Mansion near bukit dumbar with 50 units density is up to RM650/sqf. Price definitely will go up thx to our government

    I am just noticed that the 2 blocks haven’t completed for the roof top and they already dismantled the tower cranes. No activities at the construction site. Finger crossed

    more than 1 year ago i posted here the price definitely will go up to at least RM650/sqf . u can see propwall now ppl start selling at RM850K. remember there are ppl here saying the site cons that near to rubbish land and iwk pond which not worth the price? I guess they had no words to say now.. I am in building industry so pls if u hav any doubts, go find ppl in the building industry and ask. dun simply believe words in the internet. dun worry about the construction stage stucked or what.. tambun indah strong financial bckground, now they oledi busy developing other projects.
    Congratulate those who owned the property which including me !! OC expected for condo around december. Those commercial title expected oct 2016 including furniture.

    This is one of the worst condo in jelutong. All view been block. Only left indah water plant & power station view.. LMC house just beside.. Just my opinion..&point of view

    lolz…. at this moment, u own the best view condo oso hard to sell la.. pls understand whats the market situation now and think rationally, all the subsale market are not good in whole malaysia. it has nothing to do with this condo but the economy. when the economy turn good and let’s see if ppl gonna buy it or not? i bought for own stay and it definitely wont depreciate in the future for sure. for those who complain about the view. must be having very narrow eyesight. i was told my unit no seaview but end up i do have sea view. Yes, the LMC is beside but u r in penang, tell me which high rise does not see other high rise in penang? sewerage treatment plant, i dont smell shit from morning till night … its even better that i no need to worry about any possible future development will block the view of my balcony …

    see there are always THESE people around:
    when the project launched, THESE ppl say so expensive, bad view, bad smell, sure nobody buy.
    then its almost fully sold , THESE ppl say developer tipu, purposely put full.
    now key collection time, hope THESE ppl go have a look how many real local buyer q-up for key.
    all the comments here are just perception of course, best is go there and take a good clear survey by yourself. you’ll have your answer.

    You are right, the market is very bad. I checked Mudah, 1300+sf units are being advertised at RM800k+. With this money, today, you can surely find much better option.

    This project was launched during the “super easy mortgage” period, whereby people who don’t know ABC about identifying good and bad properties just joined in the frenzy not knowing what they are getting themselves into. So everyone can buy, everyone can FRY.

    And the climax was developers were all wiling to absorb your finance interest while you wait for your condo to be ready (DIBS), and give you rebates so that even the 10% deposit is FREE!!!!. Everyone was in such euphoric state that they no longer can tell the difference between a lake and a shit reservoir. They only fantasize about Buy-Flip-Make Money, without having to fork out a single sen. Luckily BNM made the right move finally.

    i had visited the area for the past 3 years since i bought it … interviewed the kampung ppl.. other than the mud & sea smell.. they barely can smell SH*T from IWK ..( the kampung near to H2O did complain about the smell but not seriously bad) i was worry too so when i got my key yesterday and spent morning til night at my unit , no smelly fragrance so far.. except little bit smell from the sea. mayb there are times when you can smell that i have yet encounter, but that means the smell isnt that frequent like u can never open your window.

    When they release it after filtering than you could smell quite far away even
    a few hundred metres away. I cancelled my booking the very last minutes. I
    was given 3 cars park.

    haha.. so only can smell during filtering released? how often is that? to me good enough ler. probably at that time i was not around at my balcony area and probably the wind direction might help avoid it… i will update you guys when i moved in and lived for 3 months. if its seriously smelly , then i’ll sell/rent it off …. talk about shitty particles into my nose by cyteh, shitty particles also got in when you went public toilet and when you poo … so ? i think getting the haze into our body for period of a month every year is much worst.. should plan for migration instead living here… lolz..
