    mstan :I personally think 1600 square feet is just nice, but i took 1650 square feet. It will be just nice I think, as it’s very spacious and you can have your huge wardrobe / makeup desk or room at your own. And without worrying, you have plenty of rooms that you can use it when you have children (for future use), this is what I’m thinking if i were to move in. 2 of my kids will take the bedroom 1 and me and by husband will take the master bedroom

    Create so many story to sell and not to sell…….. Eventually I don’t think your husband will let go.

    When both of u r fighting, at least ur husband got one extra room to sleep isolated. Hahaha………….. He must want to backup for himself. Good choice for Shineville Park.

    I bought a unit city view high floor type A just a few weeks ago from the developer. I was in the wait list. It was available through those buyer whose loan was not approved. However I was given only one car park. I like the space and the layout and am looking forward to it’s completion.

    Mandy, if I am you, I will go to their office. From what i know, there are still a few city view units whose loan not approved. I am not from Penang. I told them I definitely will take it up if there is a vacant unit. When they called me, i went the next day to choose the unit and sign agreement immediately.

    the total loan agreement legal fees and etc fees is quite cheap compared to other lawyers. I was charged around 9k+ for 400k loan last time. can anyone cite or calculate the actual amount to be charged by the lawyer? I think they have a standard rate according to the Bar right??

    Hi Lee, if follow the standard rate for loan agreement according to the bar. The calculation is about as listed below, the misc charges can have huge different for different lawyer firm.
    I take ~430K loan and charged 5.5K after discount by panel lawyer.

    a) Legal Fee:
    First RM 150,000 = 1.0% (minimum fees of RM 300)
    Next RM 850,000 = 0.7%
    Next RM 2,000,000 = 0.6%
    Next RM 2,000,000 = 0.5%
    Next RM 2,500,000 = 0.4%
    Excess RM 7,500,000 = Negotiable (not exceeding 0.4%)

    Example:
    RM 150,000 = 1.0% x RM 150,000 = RM 1,500
    RM 250,000 = 0.7% x RM 250,000 = RM 1,750
    Legal Fee = RM 3,250

    +
    b) Stamping of Original Loan Agreement
    = RM 2,000 (RM 400,000 x 0.5%)

    +
    c) Disbursement fees: Title search + Bankruptcy search + Affirmation and etc
    ~= RM ???? (depend on lawyer firm)

    d) Others: Miscellaneous + Transportation

    To be honest, I bought a unit of Shineville Park after considering All Season Park and Boulevard Condo too, I almost placed my deposit for all season park during their property fair exhibition at gurney plaza but at the same time, i received info from my friend that Shineville Condo is launching which made me dropped by and have a look.

    I was attracted by the price (below RM300 per sq ft), and the facilities are awesome, they even built the badminton court and squash court for this project. I took up this unit after I look into several good points which is agreed by my family that makes me made up my mind to take a unit. I took up a unit facing kek lok si which i’m able to save up 30k.

    Anyway I think i’ve made the right decision as I saw their progress is quite fast (I’m staying in BL Avenue)

    anyone know about the midcost apartment? if the midcost is slow, it will impact the oc for the rest too.

    the shineville condo is fast also, as they are now left with bumi units which have to put under waiting list for bumi release/customer loan disapproval. i was there during the launch, i went there everyday to see the response after i bought one unit at the first day

    I don’t mean sell fast… I mean they build fast for terrace, but not so fast on shinevile park, and no build at all for the midcost apartment.
    if the midcost got delay, then we will not able to get the oc for shinevile park and terrace even after complete build.

    Has the measurement been included in the S&P? Not sure whether we need to acknowledge/initial on this document….
    I noticed that they have build to level2 for a roll of terrace… really fast. But SP seems not much progress. Hope they could speed up :)
    Also, like ‘guest’ mentioned…. if the medium cost apartment got delayed, will it impact the overall occupancy certificate of the entire project?

    I think all buyer need to be patient as SP is 40 storey high and definitely will take longer to build, quality is a concern also if they build it too fast.

    Anybody have the info that do developer need to widen the Lebuhraya Thien Teik (route between BL traffice light to jalan batu lanchang traffice light)? The road portion infront of ALL season already widen and open to traffic, feel less congested already but still face bottleneck at narrow road at traffic light.

    Area of 1650 sq.ft. for the condo is stated but the plan has no
    measurement. They should include measurements for the whole
    drawing. ( Every rooms,living area and toilets etc.)
    Normally every pages have to be signed in the S&P.

    TC , I was one of the customer that bought a unit (which customer couldn’t get their loan approved), I registered quite sometime ago after the launch and I managed to buy 1 unit after several follow-ups and visit, i bought my unit roughly 2 weeks ago. maybe u can try to register and see… if you keen to get a unit maybe you can look for someone else here that they willing to let go the unit..

    unit no.9 corner unit, actually i like type A1 layout, but most of the units have been taken up by other on that time, only level 35 and level 1X, there too low and too high floor for me, i prefer level between 25-30. by the way i booked level 22.

    Type A1 layout built-up area is 1,600 sq.ft. and the main door entrance is
    facing a wall. Type A layout area is 1,650 sq.ft. and main the door entrance
    is facing a door of the opposite unit.

    yes, but the type A1 layout is look square and type A is look rectangle. Further thing the room next to the yard is wasted unless converted the room to kitchen, but after converted only left 3 rooms. I more prefer 4 rooms.

    You can also convert the utility room into kitchen and the utility room will
    take a certain portion area of room 3 . So your room 3 become smaller but
    you can extend the room 3 into the former kitchen area and still maintain
    the 4 rooms. You may not like the idea but I am just giving a suggestion
    only.

    Hi! Just got news that Chung Ling High School is going to build a 20 storeys building in three years time. Most of the city view ‘kena’ block and Kek Lok Si the cemetery view ok. Common, don’t play-play. If your unit can sell at 570K, better sell off before you regret later. Heard the building attached is a low cost flat. Good luck to you!

    Even if any view is block, I wouldn’t mind because even if you are staying
    in a landed property you can’t see anything either. Even if your condo
    unit is by the seaside,there is no guarantee that it won’t be blocked in
    future if there is land reclamation by the sea for new developments.

    after OC easily can get RM620k++, somemore even sold off the unit for now only can get the 10% deposit and have to wait until OC obtained then only can continue the transaction, why not wait the OC obtained then only sold off?
    Furthermore, the developer track record for the completion can be done in 2 years, i dont think anyone will let go with the price below RM550k.

    yes i went to zan pavillon before, the car park design is so so, but the facility floor quite attracting people. not sure that Shineville will same or not, but i dont think so because of the car park of shineville is bigger than zan pavillon(SP 2 blocks, ZP only 1 block)

    Yes wilson, I to look at their zan pavillion project after i have doubt about their worksmanship, to be honest the worksmanship is ok and i like the facilities very much, that’s why i do not hesitate much when i make my purchase. ZP is 2 blocks too, there’s a low-cost flat at the side if you notice it carefully

    yes, but the ZP and the LMC flat are not the same entrance. What i would like to mention is SP has 2 blocks so that the size of the car park floors and the facility floor are much bigger than ZP. Besides, SP has 3 facility floors so that i think it will be a huge swimming pool and landscape garden. Hope to see it soon.

    Wilson, the car park is mention as 1 lot. As explain by office staff for early bird buyer the lot is bigger which can park 2 car front and back. Whereas for those late buyer also stated as one lot but smaller and only can park one car.

    the problem is traffic, however if the state govt can solve the issue with the proposed highway linking the jelutonng expressway, the house price in this area should boom even higher Unfortunately our NGO such as CAP already rejecting the highway project.

    Current value for 1600+ sf already about 770k.. I dont think they will release the penthouse unit below 1.5mil. If got, the person must be stupid enough and brain size almost like groundnut only. Once completed and OC obtained, this condo price sure hike again. Four seasons area is much more packed compare with this condo. I wonder how long they need to wait for traffic at the early morning.

    Yes, if someone letting go his unit about 700k now sure got many buyers. Last 2month got a seller at mudah wish to let go at 560k. I called him past few days ago, he asking for 750k already. If you dont believe this is the current market value, just wait and see and im sure in next few months, you cant even get a unit below 820k.

RM750k can buy 2 storey landed at B.baru, Teluk Kumbar, B.Maung..etc. What is the potential capital appreciation for condo vs landed in Island? Free from mangement fess for life, 2 car park side by side, main door is few steps away and relax on ur sofa……u can sell that 2 story landed house with 1mil in 3 years from now…not the condo.

    Wow, so fast already reach RM550k+ market, hopefully can reach RM7xx after O/C obtained or probably few years. I feel it’s very reasonable man, 4 season already selling at RM4xx per sq ft, after O/C maybe 4 season investor sell RM550 per sq ft, try to imagine, 1,650 sq ft x 550 = is already 900k !

    To those sour grapes that cannot even get a unit, please consider again, even central park has already reached 8xxk. Do you know nowadays people prefer staying in Condo compared to Landed already?There are a lot of 5xxk – 7xxk landed, but yes, in teluk kumbar or balik pulau, do you want to stay there?
