    been to the show unit with furnish. really really disappointed. the design realy lousy. decoration and furniture arrangement very simple and unplanned. second floor family area nt even an aircorn. whole house dint have any tv sample, a way to cut cost? while the door open, the ‘smell’ seen become very serious. a lot of flies flying around,nt to mention later when have people cooking. just a word, feel that the designer and decorator very very outdated and naif…..

    @Crazy the chan was telling the truth. today 29/9 i and my wife went to visit the sample house of semi-d PS (beside sales gallery) when walk in to hall room smell a strong air purifier like cleaner smelling (this may be prevent for flies flying into the house) and look at the mirror behind the kitchen saw some flies shit and saw some flies flying around. also like chan said no any tv displayed in sample house. the big problem was when walk out from balcony and sample house really got strong smell (from chicken farm), so asking Gobe he said nearly chicken farm. The smell and flies problem couldn’t deny. if PS purchaser didn’t believe just visit to sample house at the time evening, u will believe it.

    the showhouse have not open to public yet becuase this project are yet to launch. just that some buyers go there and gope open the door for these buyers to look see look see only. there are still a lot touch-up required and some air-cond are not ready yet …

    Keep it simple. Buy it or leave it. PS owners have no control over the chicken smell issue, neither is IJM. Showhouse is only a suggestion on how to deco your house…the real thing is how you will decorate it yourself. That is your money’s worth. Not worth fretting over it!

    i went to thier show village this afternoon…..nice design, good service, good workmanship, good price….of course the smell is really strong, but saw only few flies….maybe was raining before i reached there….hehe..is the door frame made of wood? i will book a unit there if i have not book a unit on impian ria…

    u are right…i turned back to impain ria and try to check…yes, i still can smell it with full concentration…however, i believe it was from the plants around the corner unit (impian ria) because when i walk near to the flowers, the smell strong…after asking, the guard told me that gardener just put ‘vitamin’ to the plant before i reached impian ria…i’m looking at the master plan for PS…not many unit left…

    Initital offer rate is at least more than 2.4% for whole tenure.

    The terms are just as important as the discount on blr. Any setup fee, monthly maintenance fee, lock-in period, etc.? If any pre-payment, what is the flexibility of withdrawing the prepaid amount if necessary? Some charge Rm50 per transaction, each transaction must be multiples of RM5k and must write in 2 days in advance. I find Maybank rates are similar and terms are much more reasonable & flexible eg only require RM1k multiple, Rm25 per transaction and anytime online transact.

    Maybank: Setup = 0, Monthly maintenenance=0; Lock-in=3 yrs; MRTA=50%loan amount for 10 years (no need to commit to entire tenure); prepayment=anytime any amount; withdrawal on prepayment= minimum 1k or multiple, Rm25 per withdrawal transaction & no need advance notice (on line anytime). If you are taking OCBC, it is RM50 per withdrawal as far as I can remember. If min withdrawal is 5k, multiple of 1k has no meaning.

    Probably you mean “from 5k, 6k, 7k, or 8k, etc” versus “from 1k, 2k, 3k, 4k, 5k or 6k, etc” for maybank. The flexible withdrawal on the prepayment should be minimised. The idea is to repay the loan as fast as you can to minimise interest. The flexible withdrawal is reserved for emergency situation only and it should not be in large amount.

    -2.5% 1st yr, -2.45% 2nd yr and -2.4% until full settlement of loan. As for the MRTA, it is tied to the total loan amount you borrow. The premium is approx 1.7K to cover the insured amount of 200K over 10 years. If you are referring to your premium, then yours at 10K (or 5K for 10 years to compare) is very very expensive. What is your insurance coverage?

    o..i think you’re talking about MLTA instead of MRTA rite? cause the MLTA insure amount wont be depreciate over your loan duration. Mine is MRTA for 20 years, mean each month only around RM45,but the coverage wil reduce throughout the insure period.

    It is MRTA, same as yours. The insured amount depreciate over 10 years. 1.7k is the toal amount capitalised over 10 years, that means Rm1.7k/120 months = Rm14 per month. Isn’t my deal cheaper?

    Do you check if the bank require you to take full MRTA or at least 90% on the loan amount? That would mean paying extra premium. My strategy is not to take full MRTA and to repay the loan in half the time. I would expect my repayment to consist of a good portion for pre-payment. To me, flexibility of withdrawal from the pre-paid amount in case of emergency is critical to my consideration. That is why I requested Maybank to restructure the loan this way.

Its a win win situation.. no harm in applying and see the letter of offer then baru decide. Then u wil only see whether Im talking the truth or not lo.:) simple..

    i move to impian indah 2 years already. chicken farm smell exist in that area but not frequent you can smell it. normally once a month due to they clear the “stock” to sell it as organic “vitamin”.

    have a farm near by also got benefit. you can buy fresh egg from there with good price.
    you will found their egg is super super fresh, totally cannot compare with the egg in hypermarket.

    Cheaper premium for MRTA than MLTA. Besides, as you payup your loan, the principal owing is reducing and you don’t need so much insurance protection for your next-of-kin. Objective of MRTA is protect your investment so that dependents don’t have to sell the property after kingdom come! This especially important if you are sole bread winner.

    Housing is a need not a want. Population is growing. Scarcity of development land for housing on the island. Penang island landed properties moving out-of-reach of the average income earner. Value of Malaysian ringgit is dropping. Material prices are rising. Labour cost is rising. Oil is not getting any cheaper. Better designed self-contained townships with good infrastructure are being developed by more renowned developers crossing to mainland and raising the standard of property development here. Projects are increasingly more appealing, more asthetic and fulfilling the lifestyle of a more affluent, younger generation. High class million dollar development in South Bay and soon-to-be completed 2nd bridge will soon link up the south end of the island & mainland. Good governance by the present government ensures confidence and continuity of present development. It is real !

    In my opinion, all mainland properties are overpriced due to penangties started to move to mainland. They feel that the mainland price is too cheap compared to island. Thats why developer can goreng the price in mainland. Almost every new launched project will be promoted and sold at Island to attract penangties. They are the one with the high buying power

    haha..the way to no have doubts is to quit this forum and rejoin after u sign S&P. what we said here is only rumour and own thought. my concern is only the chicken farm. but still need to confirm v development for the fencing and finishes. As it a guarded concept, thr’s no promise they wont demolish/ or even build the fence after completion. cheer~~

    Just after the heavy downpour lasting nearly 1 hour on Saturday, Permatang Sanctuary was dry. However, a short stretch after the U-turn under the flyover was flooded and so were several parts of Jalan Rozhan. It was still passable to traffic as centre lane was dry. Inside Impian Ria by Asas Dunia area was a different story….the roads were about 1 foot under water.

    not to be worried. As PS residence wont use those road for entrance or drive pass.As long as the main Rozhan road still drivable thr shouldnt any problem at all.yet, PS is much more higher den others after completion, yet a retention pond thr, so it wont really impact lot. But if really say go in la, later xnot go out la, difficulty to drive through, that’s personal perspective. i ade realize this situation since last year,so use to be lo…btw, ade signed the S&P :)

    The rain ponds (or retention ponds) build by IJM will contain the water run-off after heavy downpour. This is part and parcel of the drainage system that is designed to mitigate flooding in Permatang Sanctuary. So mosquitoes are a lesser problem than flooding for those who had earlier critisized the retention ponds are no good. Anyway, retention ponds are meant to be dry once all the rain water has been drained off after a downpour.

    yes, a little inconvenience but flood not happened that frequent .. btw – I have also signed up – got free towel and a basket. And the lot next to mine (bumiputera lot) already increased by RM20K and the sales guy said when bumiputera lot released will increased another 30k … meaning that before we got OC, our house price already increased by RM50k and I’m planning to sell my lot cheaper by RM10K — meaning I will make profit of RM40k — instead of RM50K

    You can ask to collect your S&P at IJM office in PS. No need to travel to lawyer’s office. Mine already received. Even the next 10% billing for foundation is received by the bank. They move fast so as not to lose out on interest collection. Good for developer, bad for purchaser! Lawyer won’t bother anymore until you default.

    Yup! Construction is ahead of progress billing……probably > 20% by now. This is certified by their architects according to construction progress and IJM will naturally proceed to do next billing. It willl come very fast per S&P schedule as IJM is no small gun…..they shoot fast!
