Penang Affordable Housing Expo offered 832 affordable homes

A total of 832 affordable homes were offered at the Penang Affordable Housing Expo 2022 at Prangin Mall in George Town.

Organised by the Penang Housing Board, the three-day expo ended yesterday night at 8pm.

Several renowned property developers, such as M Summit Corporation, Solaris Prestasi Sdn Bhd, Scientex (Skudai) Sdn Bhd, PLB Land Sdn Bhd, SP Setia Sdn Bhd, Jayamas Property Group, Prisma Bumiraya and PDC Properties Sdn Bhd had set up their booths to advertise their affordable housing projects.

State Housing, Local Government, Town and Country Planning Committee chairman Jagdeep Singh Deo said out of the 832 units offered, a total of 300 have been sold.

“This shows the demand for affordable homes, and we are glad to assist the people through such a platform.

“As I have always said, the Penang government will continue to prioritise the delivery of affordable homes for Penangites.

“Our agenda is to provide 220,000 units of various affordable homes in Penang by 2030.

“And I am glad to share that as of now, we have reached 138,544 units that have been built, in various stages of being built and being planned.

“As for this expo, I would like to congratulate the Penang Housing Board for holding yet another important initiative that’s truly crucial for the well-being of the people,” Jagdeep said in his speech.

Among others present were Komtar assemblyman Teh Lai Heng, Pengkalan Kota assemblyman Daniel Gooi and Penang Housing Board general manager Ainul Fadhilah Samsudi.

New ferries ready by June next year

The Penang Port Commission (PPC) revealed that the construction of new ferries that will serve commuters travelling between Penang Island and the mainland, has been progressing well at two shipyards in Vietnam.

PPC chairman Datuk Tan Teik Cheng said the 40 per cent progress on components of the ferry and design has already taken shape and is expected to be completed by June 2023.

“I led a delegation to visit both the shipyards in Vietnam on Oct 3 and 4. The delegation also included representatives from the Ministry of Transport and Penang Port Sdn Bhd (PPSB).

“The objective of the visit was to check the progress of the new ferry that is being built and to have discussions with the ship building company and PPSB as to the progress of the ferry and the scheduled date of the ferry’s arrival in Penang,” he said in a statement yesterday.

Tan said once the building is completed, the ferries would be first tested in May, before their arrival in Penang by June 2023.

PPC believes the rejuvenation of the Penang ferry service will provide a new impetus for consumers who use the ferry service to travel between Penang Island and the mainland.

“The PPSB had earlier called for an open tender aimed at giving the Penang Ferry services a complete makeover. A total of 36 companies submitted their bids comprising 23 local companies and 13 foreign companies.

“Nine companies were shortlisted and Damen Shipyards Gorinchem B.V. Netherlands won the tender after meeting the criteria set by the PPC,” he said.

Phase One of the Gurney Wharf project to be ready in March 2023

The Priority One (Phase One) of the iconic Gurney Wharf project is expected to be completed in March next year.

State Local Government, Housing, Town and Country Planning Committee chairman Jagdeep Singh Deo said the RM200 million project, which is an initiative of the Penang government, has several components.

They are divided into Priority One and Priority Two.

“Among the facilities to be built under Priority One are a children’s playground, skate park, viewing deck (south vantage point), public toilets, pedestrian promenade, trader’s kiosks, recreational park, landscape areas and open space car parks.

“Under Priority Two, the features include additional landscaping areas, more recreational parks, a hawker centre, a viewing deck (north vantage point), public toilets, more trader’s kiosks, multi-storey car parks, open space car parks, a beach area and boardwalk, water garden, and the drainage system.

“The construction works for Priority One and Priority Two are taking place concurrently. The ground-breaking ceremony of the project was held in May this year.

“So far, the construction works of components in Priority One and Priority Two are going on smoothly.

“In short, we expect the Gurney Wharf project will be fully completed by 2025,” Jagdeep told a press conference during a site visit today.

According to Jagdeep, the main intention of the state government in initiating the project is to benefit the people of Penang from various age groups when they carry out social and family activities.

“We hope that a project like this can strengthen family ties and improve the quality of life and productivity of the locals.

“It is hoped that when this project is completed, it will be another new attraction to the state as well as increase high-quality added value, especially in contributing an economic spill to the residents of the Gurney Drive and the people of Penang as a whole,” he added.

Budget 2023: Housing Sector Highlights

Houses worth from RM500,000 to RM1mil will enjoy an increase in stamp duty exemption from 50% to 75% until Dec 31, 2023.

Stamp duties for the transfer of property between families is subject to a stamp duty of RM10.

The allocation for building new and renovating houses in rural areas has been increased from RM367mil to RM460mil.

A RM367mil allocation has been provided for People’s Housing Projects in urban areas including new projects in Marang Terengganu and Arau, Perlis which will benefit 12,400 people.

4,250 housing units worth RM358mil will be built under the Rumah Mesra Rakyat program.

The 100% stamp duty exemption for first-time homeowners remains, applicable for properties priced RM500,000 and below through the Keluarga Malaysia Home Ownership Initiative (i-Miliki) initiative from June 1, 2022 to December 2023.

RM290 million will be allocated to repair old lifts at low-cost high-rise residential schemes.
