Penang Durian Valley @ Relau set to become Malaysia’s premier durian R&D Hub

Penang is poised to make a mark in the world of agrotechnology and durian cultivation with the development of Penang Durian Valley @Relau, formerly known as Sedusun Tech Valley. The upcoming center will serve as a hub for durian-related research and development (R&D), education, branding, and agrotourism.

The project, spearheaded by the Penang State Government in collaboration with the Northern Corridor Implementation Authority (NCIA) and Penang Agrotech Sdn. Bhd., is currently undergoing initial site preparation. This includes land clearing, structural restoration, and preservation of existing trees.

State Executive Councillor for Agrotechnology and Food Security, Fahmi Zainol, shared that once completed, the center will be handed over to the state government for operation. “This initiative will not only promote agrotourism but also attract investments in modern agricultural technologies, making it a win for both the economy and the environment,” he said.

Sustainability is a key pillar of the project. NCIA is working closely with various government agencies to implement advanced smart farming technologies aimed at boosting productivity while preserving the ecological balance. Among the agencies involved is the Penang Department of Agriculture, which is tasked with screening potential operators and collaborators.

Set to be Malaysia’s first durian arboretum, the valley will feature 65 registered clones of durian, preserving genetic diversity while reinforcing Penang’s identity as a leading durian-producing state.

Chief Minister Chow Kon Yeow, during the Penang Durian Festival in June 2025, highlighted that the center will serve as a national durian data hub, the only one of its kind in Malaysia. It will document all known durian varieties while advancing research, education, and innovation in the sector.

According to Penang’s Agriculture Department Director, Mohd. Muhaimin Ibrahim, the project is on track and enjoys strong inter-agency cooperation. Funded with RM50 million from the Federal Government, the project is expected to be completed by the first quarter of 2027.

Once operational, Penang Durian Valley @Relau is envisioned as Malaysia’s “Agricultural Silicon Valley,” focusing on sustainable and smart agriculture to transform the nation’s durian industry.

Pay-per-use model eyed for future affordable housing projects

A new “pay-per-use” system for shared facility maintenance is being studied for future affordable housing developments, said Housing and Local Government Minister Nga Kor Ming.

Speaking at the Kuala Lumpur Architecture Week (KLAW) 2025, Nga said the initiative is part of broader housing reforms aimed at improving equity in public housing. Under the proposed system, residents will use access cards to track their usage of shared facilities—such as pools, gyms, and courts—and be charged based on actual usage rather than a fixed monthly maintenance fee.

The concept is being piloted at Rumah Bakat Madani in Penang – SkyWorld Pearlmont. The project features a clubhouse with an infinity pool, pickleball and badminton courts, a gym, and a children’s playground. Nga said this model will serve as a reference for future public housing projects and may also incorporate vertical schools to improve educational access for low-income communities.

“The goal is to raise industry standards and create a more equitable housing landscape,” Nga said.

The Rumah Bakat Madani initiative is the country’s largest affordable housing project to date, offering 900-square-foot freehold condominiums equipped with modern amenities and shared facilities.

Nga also highlighted the ministry’s aim to involve more private players in setting up Industrialised Building System (IBS) facilities to accelerate the adoption of modular construction methods such as Prefabricated Prefinished Volumetric Construction. This move supports sustainable urban growth by reducing waste and limiting pollution.

KLAW 2025, held as a curtain-raiser for the ASEAN Real Estate Conference and the 24th International Architecture, Interior Design and Building Exhibition, is expected to attract over 50,000 international visitors and generate RM2 billion in transactions.
