    I’ve booked VertuResort lastweek. RM515per square foot.
    1030sft. Any one get the same price? Side by side parking.

    Will it be overprice? RM515sqf. Maybe due to Ikea and design village, so price is adjusted. Now market Is very slow, plus vertu is very high density 1200++ units.
    Actually that area also quite many lalat and too close to industry area.
    But if you purchase for own stay, then should be ok. If invest, I feel the price is too high.

    Mine about the same at 511psf. Possibly lower floor.

    Can you tell me which unit? I know larger units the psf. is lower. If the carpark is tandem, the psf. is also lower and finally if the view is facing into the swimming pool, then the psf. could be lower still. So 400 psf. is probably the large unit, at block C facing pool at low floor? I want the carpark side by side with a good view so didn’t mind paying higher psf.

    Yes I want to cancel it. The sales manager aspen told me that the unit ive booked facing sea and parking side by side thats y my unit 1030sft price rm550,000 & after rebate 5% will be rm531,050

    Don’t be stupid! Pls compare apple to Apple, vertu is fully furnished and with great master plannning. How to compare with all the project you mention? The price is very good. Look at the number of units they sold so far, don’t be mislead by idiots. Batu Kawan is the only location we can buy propoerties now, the rest of the area just forget about it. Ecoworld and Aspen brand is good and safe. @Siang

    This is ridiculous that mainland condo selling > 500 psf no matter what view or car park or which floor you have.
    Aspen having a very good marketing team on this project!

    How come you compare penang island with future develop satellite city? Is not compare apple to apple la bro. You study first what is batu kawan in next 10years then you will know how important to invest into highest growth possibility vs mature/crowded/peak sungai ara and surrounding bayan lepas area.

    Can this project become a “bangla Village” like Nagasari if most of the owner rent to the foreigner from the surrounding factory and commercial lot from Aspen Vision City itself?

    Maybe most of the foreigner is from Ikea and commercial lot of Aspen city due to walking distance to Vertu Resort, this will save cost of transport for the owner.

    Some people really have great imagination. You think IKEA don’t do their study? People with vision will know how to evaluate. How many of you knew how Mutiara Damansara was 10 years ago? Before IKEA and other commercial is build there? Don’t miss the golden opputunity to invest in Aspen project. The last 10 years all Penang projects is just condo, condo and condo! Look at Relau and sg Ara now??? Is that good?? The way Relau is now??? Any township must have good mix of development to be sustainable. AG vision city is just some projects we can’t miss!

    Yes I agree with you, >RM500psf is indeed very expensive for mainland, considering the developer’s land cost is very low, compared to island. It’s stupid to buy at that price, as you will have plenty of other choices with that kind of money. But then again, the market is always full of stupid people. That’s how developers make money!!

    Sorry to say property price at island especially Sungai Ara and Relau will be stagnant for years in future due to flood. As penangites, got pro and cons staying at island nor mainland.

    Do not over praise to any projects. Vertu is not perfects and no sure win in property investment even you able to hold vertu 10years from now. Malaysia economy not reach bottom yet and it still declining.

    Also do not compare Damansara & Vertu; income level and spending power is different at KL & Penang. What happen at Damansara may not duplicate the same success at vertu. Whatever forecast is based on theory only. Very much depending on chemical reaction on all components at Batu Kawan. Of course, I still hope Penang the best regardless of island or mainland.

    Always buy for own stay or Long term investment don’t just think to be flipper. Smart investors knew property is for ling term new growth area with commercial opputunity is a wiser choice with good entry level. Bear in mind of the surrounding and establish brand is investing. Don’t invest emotionally but with good data and studies. Vertu resort is a very good investment. Don’t miss the boat but if you have more than 1.2m Budget then wait for ecoworlds Eco horizon @Hello

    I am selling on the island. Tanjung Bungah 665 per sf. Fabulous sea view. Fully renovated concealed water heaters. Four bedrooms all with attached bathrooms. Renovated with foreign made bathroom accessories. Low density condominium.
