i expected “villa” to be at least 2000 sq feet
anyhow , rm 450k is expensive ….
Rm450 psf, highest in BM and even higher than some of the places in island.
Just wonder what make them think their condo can fetch up to that price?

when you go to the office, for sure you see some of the units are highlighted in RED/GREEN. Is this for real? How come there are still buyers? why? Do the buyers know this is so expensive?
Condo is the trend now. Landed in mainland will become out of reach very soon.

There is no comparison of condos to affordable housing project anywhere.
Price of the condo is not the same and different facilities with maintenance
fee.
The characters and thinking of the residents in affordable housing will tell
you they are not in the same category.
Look at the density of LMC/MC vs this place. This place has 154 total units, while LMC/MC in Penang island is easily 750+ units in a tiny spot.
Lastly, mindset of LMC/MC residents may differ too.
FYI. The ‘so called’ affordable housing in Island also caused arnd 300k – 400k which is same as this project in mainland. You sounds like those buyer that bought house ‘so called’ affordable house in Island will have low mentality and those buy this project will high better mentality. Come on……!! Both project almost caused the same value. And about the density, I think everybody knows, island is very dense area, so no argue with that.

to my personal point of view, the developer target at high rise building due to land price. nowadays the land price has been increase like mad. and this will affect 60% of the property selling price. also the buyer need to concern seriously about few matters.
e.g. if a normal buyer wanna own a landed house such as single storey terrace, easily the price above $300k w/o any facilities. some more he/she needs to concern about security and safety issues. but if owing a apartment or condos, u will get either gym room or swimming pool or maybe both facilities in private (peace of mind). more over got 24 hours security guards with gated access.
thats why nowadays many buyers will go for low density high-end apartment or condo.
Went to see BM Parklane just next to Sunway. Quite impressive. Like the location and not so congested. Big area for facilities
Already booked a unit there last week. big jogging track on the podium. Facilities floor with jogging track bout 60,000 sq ft
Is the jogging track at BM Parklane occupying 60,000 sq ft? So big? How many jogging track actually? Podium and another dedicated floor as well both have jogging track? Can enlighten / clarify?
As I said facilities floor which is the podium bout 60,000sq ft includes a garden with jogging track
good area and no factories around but i think its too high the price.
