    At the rate Penang house prices are going, don’t be too surprised at the quoted price mentioned. Right now, there are very few new launches in landed property on Penang island. The asking price for the basic 22×70 new DST has crossed 1M mark, for semi D at least 1.5M. while some high end bungalows are touching 3 to 5M. Following the trend, Butterworth side wouldn’t be any worse off. House prices in the main land are fast catching up, if you have the money and intention to buy a house, act now and don’t expect the Subprime Crisis of the US to happen here, it’s different scenario all together.

    So if not able to buy a house in such prime location, ppl may opt to buy a bit further like teluk air Tawar, sungai puyu, sungai dua etc

    Mainland landed properties will not appreciate as fast as on island due to scarcity of land.
    This is same in everywhere in the world. Location location locatio.
    I think 800k is overpriced.

    traffic jam condition in mainland not as worst as in island, this is main point i prefer to stay in mainland (moved from island to mainland 6 mths ago). All landed property in island price above RM1.5m, in mainland, below RM1m still can buy one.

    you won’t get similar type of property below RM1m in island, thinking of investment making RM100k soon will over, in mainland, most buyer buy property for own stay.

    Traffic on the island bad?? No lah, only people who are not familiar with Penang would say that, especially the ones growing up in kampungs, coming to Penang only once in a while.

    But having said that, that doesn’t mean we should keep building roads, keep encouraging car purchase, until one day the roads on the island become as dusty and noisy as those in butterworth. Environmental friendly public transport should be encouraged. The monorail is a perfect solution for Penang…..:)

    Lost for words with the price tag…..

    But ain’t complaining, as that is how progress has come about. Anyway yes, this price have factored in future price.

    u do not read what DX comment properly, he/she said moved from island to mainland 6 mths ago, dun simply regard person as kampong boy or girl, maybe u don’t know much about condition in Penang & in mainland.

    if govt not building new roads, people still continue buying car becoz of poor public transport access. Jam worsen in Penang nowadays because many new house projects but no new road connection planning. New house projects mean increase population & increase demand for transport, poor master planning on road cause traffic jam in Penang really bad ! I m also the one who move from island to mainland 1 yr ago.

    I don’t think mainland traffic is much better than island. Environment wise, island is much better. Everytime I go mainland, I feel many cars, noisy and dusty. It is like Singapore vs JB kind of feeling. But of course penang island is no way near Singapore environment quality. Therefore, for own stay island is still my choice. Nowadays many move to mainland because of property affordability issue. Don’t blame the traffic.

    anyway, mainland will be better than Island one day; largest shopping mall by belleview at jalan baru, penang central, heard that Ikea also coming? while island, will flooded by tourist and jam everywhere.

    Same feeling, Sg VS JB. When I go to mainland for business, especially prai area, the car’s dust can be measured by ruler if parked 3-4 hours beside the road. This is how bad the air of mainland.

    Aside from this, mainland area lacks of trees while Island you can see trees around. I would prefer island if for own staying. Look around, you can still find some affordable landed house in Island, just need some restoration. Don’t always go for branded developer.

    Flooded by tourist is better than flooded by bangla/indon foreigner. When everything is in mainland already, do you think traffic will still be the same? Please do some logical thinking before posting.

    Btw, you should be proud if tourist choose to come to your place. And we should ask ourselves why no tourist want to come to our place. There must be a reason.

    Mainland vs island again? Both places suit to different person with different needs.

    But if only focus on traffic, I think northern island is the same with mainland. Many cars at northern island with narrow roads. Less car at mainland but the roads also narrow plus lesser roads. At the end it would be equal. Newly developed area on both side will be better with better planing and wider roads.

    Agree that mainland is more dusty. But recent more developments at mainland than island. With more bridges linking up both places, the gap will be narrower, but mainland will never overtake island in term of property price.

    Actually Raja Uda is not good place to stay. Very dirty. Not sure why people wanna stay in Raja Uda. I think BM or Alma is better. Some more got shopping mall in Alma. Raja Uda habuk pun tarak.

    Actually Raja Uda is not good place to stay. Very dirty. Not sure why people wanna stay in Raja Uda. I think BM or Alma is better. Some more got shopping mall in Alma. Raja Uda habuk pun tarak.

    Carissa Villas with land size of 20×61 which is due to OC next month is selling at 778K right now. Zamrud with 25×69 or 25×79 is selling at 848K or 898K. Orange Garden is selling at 750K for garden view with land size of 20×78. All these are 2 1/2 storey house with gated and guarded landed strata title. This is the trend right now.
    Raja Uda is currently the center point in mainland. Buyers use the center point as a reference point to judge their property investment whether is reasonable or expensive.
    BTW, only 3 out of 8 corner units are still available in residensi zamrud. The rest has been booked.
