    Disappointed :I bought corner lot next ” Landscape garden” at Bukit Minyak utama.. thereafter DNP land started new development on the said “Landscape Garden” I had complaint to MPSP for approving the plan without the notice to neighbouring lot and now matter been pending at State Appeal Board..DNP LAND has been compounded by KPKT for advertising offence..If your condo unit was not in your brochure , send the protest letter to DNP and also show objection to MPSP.. it is statutory requirement to obtain the consent from neighbouring lot for any development ..

    We need ppl like u, can not just keep quiet to developer. Anyway the condo just a rumor in JH so far. I will voice out if they confirm the plan.
    You bought Phase 3? And the “landscape garden” now is phase 4?

    Thks to Disappointed for sharing. Looks like past treads mentioned by BM Observer in Sep 5th (103) and Dec 17th (166) are truth ones. Chocolate, by the time the condo plan becomes confirmed (sure they won’t confirm it so soon), it is too late to object, I think.

    Seriously what else we can do if they insist to build condo? Except writing letter to KPKT and MPSP. Protest when they have the next new launch phase 3? Who willing to join me?

    They will screw up their good name if they do again after BMU project. I read the story how pissoff the phase 2 buyers after knowing the so call landscape area became the residency area.

    Guys,, we have avenue to voice out … 1st write in the objection letter demand for public hearing.. 2nd even the project was approved , appeal thru State Appeal Board.. it only cost MYR300… but you could hold the development till the final judgement obtain..The Appeal board is fair

    I went to see the project on saturday and it looked good to me. Nice design and big interior space. The shows house is really attractive.

    However, i noticed that the toilet at ground floor does not have window facing outside but the kitchen. Wondering if developer can improve the design by swapping the location of the store room and the toilet so that the toilet can have a window facing outside of the house for better ventilation? Let the vapour/humidity from the toilet to flow out of the house directly.

    Wondering you guys have any comment/concern on that? Shift toilet to the back during renovation or highlight this to developer?
    The house does have high ceiling for ground floor and first floor

    The space above the stair case is high. These more or less help the ventilation but i do not think this is as effective as having the toilet’s window facing outside.

    Agree if the toilet is at the original maid room location. For me, i don’t need a maid room, therefore the new maid room location can be combined with the ground floor bedroom and that area can be used for built in wardrobe which make the ground floor bedroom much bigger.

    Anyway, it is hard to have a floor plan that suit everyone, normally the owner need to do renovation to satisfy their preferences. (especially at wet kitchen or backyard area).

    Overall, this is the best DST built up floor plan i ever seen so far.

    I forgot to ask the sale person, what is the empty land (right at the cross road before Jesselton hills entrance) for? And also there is one very small yellow color (i guess is future development land) at the bottom of the future terrace houses (beside current superlink), what is that for?

    Don’t think we can alter the layout plan as all foundation and piling works already finished.

    How to divide the wet and dry kitchen area is the hardest part for buyers in renovation.

    I saw they already dig half the pond. However still no news for the club house so far.

    Renovation that involve whacking the wall, i guess at least 10k++ (including redoing piping work plus new tiles).

    For me i will stick with current layout, which is still acceptable to me. Don’t plan to do reno that involve changing the house structure.

    DNP built the big cement drainage in the clubhouse area which previously was the natural longgang, hope they can put more landscape along the drainage. The cement drainage looks so boring.

    Agreed with JH, overall, for the past 9 to 12 mths of so many 2ST launched, still find this JH2 Superlink has the largest LA and BU with most practical floor plan layout and design. The only thing is the price ( I cannot afford it). BTW, what is the current price and rebate, any promo ?

    3 weeks back I checked is:

    1) 623888 – 20k (everything free includes the MOT, only legal fees not free)
    2) 609888 – 20k (everything free includes the MOT, only the legal fees not free)
    3) 598000 – 25k (everything free)

    3 different prices for different row and type.

    1. Cement drainage almost done in clubhouse area.
    2. No news yet about clubhouse completion date.
    3. Internal road is 40 ft width and back lane is only 16 ft.
    4. Internal drainage completed in first row.
    5. Toilet and maidroom tiles up in some units in first row.

    Ok, understand. That’s a lot of unnecessary waste of resources, just for greed and looking good. Totally unproductive! What have our society come to? *sigh*.

    Maybe the gov should impose a rule that developers are only allowed to build and the gov will take over the role of selling. Developer has the freedom to name whatever price, but not allowed to vary price after that.

    In the end, we should have a policy that encourages developers to give their best in building quality and price, while cutting all those marketing * speculation cost (wastage) so that best price can be delivered to home buyers. No good?

    Was at the showhouse last week May14th, the last row near the IWK treatment area still got few units, 598k with 25k discount. Middle row left 1u 623k (before minus 20k) unit 370 iirc, close to guard house, u call n ask still got or not. 1st row few units not yet open for booking, will be high side of 600k, >650k, due to better feng shui.

    Well, in general yes. Near to shopping mall typically enhances your house value. At least this is one of the plus factor used by valuever. But most importantly is what is the chain effect the shopping mall can bring into that area.

    My advice is always like this: if you look for short term investment, go for island. Mainland is for long term investment. For example, stay there for 10+ years and then sell off/upgrade. I am talking in general about investment in island vs mainland. Not specific to this project or any others.

     公正党马章武莫区州议员李凯伦受访时说,目前有两个建桥方案探讨,一是从武吉敏惹阿儿玛路衔接前往益美园的瑟拉当路,二是整座天桥横跨罗占路。

     “至于哪个方案比较适合,还需进一步探讨及研究。”

     他说,州政府已通过公共工程局委任一间公司,于去年7月1日在罗占路一带进行交通影响评估、天桥路线研究,以及探讨天桥设计等。

     “根据初步计划,以上几项探讨工作,预料于6月30日完成,过后还要经过州行政议会开会讨论,才决定动工日期。”

    Anyone know what kind of road upgrading project planned for this area? To be specific Jalan Rozhan and Jalan Permatang Tinggi.

    I see these 2 roads are going to be bottle neck to rapid development in this area.

    Visited the show house few days ago. Saw the drain, longkang also done for 2nd row behind show house. Why it is so shallow ? It is even shallower than the show house one, deeper. Haven’t they learn anything from Phase 1, semi-D ? If shallow drains, heavy rains can easily fill up it fast. Anyone notice it ?

Haven’t they learn anything from Phase 1, semi-D ? If shallow drains, heavy rains can easily fill up it fast. Anyone notice it ?

    What is the standard for the drainage inside the housing area?

    I notice the one in Lakeside is about 2ft deep and 1ft width in U shape.

    I think the drainage in front house is bigger than the one in backlane. Not so sure. But I just went to round in phase one which the front drainage is about 3ft depth and 2ft width. Can not be they put smaller drain for phase two?

    Sticker game again.

    After the soft launch, hard launch, VIP launch, official launch and whatever launch, more and more units are release for sell which previously “booked” or “sold”. We can see there is still 80 units available.

    DNP have a hard time to clear the balance i think as tag the price too high in the first place. Anyway they do a very good job in landscaping and workmanship by contractor also top notch. Wall is polished before the last layer paint and tidy gap between tiles.

    Lesson for the developer, stay competitive, do not sell your product too high price eventhough you may have large LA, BU, good design layout, workmanship or specs because ppl will still view it as over price and expensive and do not like to be “wat” or become water fish. I think affordability is the issue also because, to many ppl, a 2ST is still a 2ST no matter you name it superlink lah, lakeside lah or design them like 2SD lah.
    Workmanship and quality are also very sensitive issue because consumerism thinking is that developer responsibility to control their contractors and workers to deliver good workmanship, quality houses instead of need paying a lot of extra price to get it.
    sorry for the KPC and bashing.
    Eh, BTW, this coming Raya time got any promo or sales event boh ?

    – Superlink with big LA & BU
    – Lakeside & landscape
    – Design like SemiD
    – Overall workmanship

    For own stay, you like the house, like the environment, okay with the location, can afford, then can buy already. Nothing to lose. After 10 years if want to sell, sure can recover the cost and earn some profits too.

    Hope Jesselton Hills neighborhood can be well maintained in long run.

    Anyone knows how many yet to be launched phases in JH? When is the completion for the whole master plan?

    At least 5 phases all together in JH. Last one would be the condo plan i reckon. Club house only ready in next 5 to 6 years. Assuming 2 years for one phase, so 5 phases will be 10 years. JH started in year 2011, so whole plan will complete in 2021?!?!? If the property demand is cooling down by government, then the completion date will drag longer.

    Row 283-315 is facing the lake one right, last i ask not yet open but will be selling way higher due to fengshui factor. All free (SnP, MOT) except loan legal fee, which will cost u up to 7k or more.
    Last row is 598000 -25k. SnP, MOT & loan is free.

    #283 – #298 is selling for RM693k-20k except loan doc.

    Type B (2 rows only) which is 1 feet smaller than type A selling for RM598k-20k.

    Others than that is RM609K-20k.

    Not much unit left now after the Raya open house.

    U should go to see the site yourself. They build the huge drainage for this JH project. Flood is not within JH area. It is more on Impian Ria area.

    Condo plan still not clear at the moment. But high chance they will built one in future, judging from the land reserved near the clubhouse. If u see the model master plan, they already put one condo there even tho they never include in their flyer.

    No flooding at JH area. Page1 comments are about whether or not this JH2 construction caused Tmn Saujana Indah at much lower land flooded (and whether or not PS construction caused Tmn Impian Ria flooded). Heard developer quickly rectify it by increased the drain wall height at Saujana Indah site.

    Hi mate, to get the most accurate answer is to visit the show house. The last row is exactly the same design but smaller 1 foot width only. I think u still can get some nice unit there.

    Post#56 timeframe is late May, I placed the booking around that time, so that “someone” should be me. IIRC that time still got #345 to choose within the same road, but I chose #370 since it’s nearer to the middle section (the open space for recreation/exercise), and it’s cheaper than #345:)

    The distance at least 200 ft to IWK. I think should be ok gua. Sumore DNP will plant 2 rows of tree along the main road. This will reduce any odor problem.

    The IWK is ready before they start JH2. It is already cover up by wall. Between the IWK and the house, there are 40ft width JH2 internal road, a row of tree, a big drainage, another row of tree, 100ft width reserved road, 100ft width main road, a row of tree again and a small drainage then another 20ft IWK internal road. Quite a distance I would say.

    Because previously i visited the show house, was told that
    the smaller land size 22 x 75 is 598k – 25k = 573k (left 2 non-bumi unit only)
    the standard size 23 x 75 is 609k – 20k = 589k
    The front row facing the lake and landscape is around 670k after rebate i think.

    Can see DNP already put up Phase 3 Semi-D Villa signboard in phase 1 playground area! Estimated to be launch in 1Q2015 after BMU phase 5. This will strongly compete with The Glades. Price i think would be higher than 800K..crazy liao.

    This one is guarded only not gated. Gated by trees should be viewed as bonus to this project.

    Nobody knows the future, the most you can do is analyse the current resident profile around this project.

    If this still bothers you, then you should look for other gated product.

    – NE: Future DSL by DNP. Separate by scrubs, trees and guardhouse.

    – NW: Future clubhouse and bungalow lot by DNP. Separate by the lake and landscape.

    – SE: A vacant land and unknown landowner. Separate by a big drainage which outsiders hard to cross the border.

    – SW: Tmn Saujana Indah. Separate by a big drainage too and JH has higher land level so outsiders have to climb to enter.

    Just went to check the construction site because worry the flood during heavy downpour, luckily nothing happen..:) Even Saujana Indah also well protected this round.

    Anyone went there before to check the house? I can see the hairline crack on wall, some even in upper floor. Is this normal before they put up the last layer of wall paint?

    A2 exterior color same like A1 now- greyish compare to greenish last time. Solid wood surface in staircase also up in A1 first 2 row. The workers start putting effort for landscape in middle project.

    Crack not on the show house but the under construction unit. Most of them has this crack line on first and second beam area.

    Floor and car porch are full tiles so can not see any crack.

    Fixing doors in first 2 rows now. Staircase wooden handrail and car porch tile was done for first 4 rows type A1. Road curd and drainage along the main road near entrance was done and the road level is expecting much more lower than the current red earth level. Question: This won’t cause the road flood in future???

    They already removed the interlock paving along the showhouse to make way for underground piping. Nothing improved for landscape which i think they should put more effort as i see some scrubs and trees are dying. The jogging lane near the lake also sink down. Sad.

    Selling price and rebate remain the same as per Merdeka promotion. Remaining 62 units still looking for buyers and this including bumi lots too. Most of the unsold units are the one facing to landscape (as too expensive) and the one facing to STP (as not nice in fengsui).

    All buyers pls feedback to DNP that most of the units have the wall crack problem. We need to force them to look into the problem. If they not admit, just ask your salesperson to bring you to the site.

    Do you guys have concern on the recent news saying that 70-80% of the copper wire in the market are those substandard and not meeting safety requirement? The copper diameter is smaller than requirement. Wondering if DNP’s project are using those electric cables?

    Saw their previous island project at relau, the paint they use seem lousy. get dirty very quickly. some of the paint peel off. Hope they use a quality paint for this project. Like you said, this one is master project with multiple phases instead of one time off.

    Anyone what happen to the Master bathroom ?
    Friend told me door shifted and also toilet bowl also shifted ?
    But, if you look at youtube no 35 provided by lee in post 145, it looks so confusing and appear wash basin is the one shifted ?
    So, if open door, will it bang into the toilet bowl ? So, why it different from show house one ?

    Type A1 = Beige color tiles in facade and car porch tiles

    Type A2 = Blackie tiles in facade and car porch tiles

    STP = Sri Tanjung Pinang aka sai ti (Sewage Treatment Plant)..lol

    In showunit, the shower head/toilet bowl/basin in same row. Door open to the wall side. But in actual unit, basin in one side, shower head/toilet bowl in same row. Door open to toilet bowl site. The door is not width enough to bang the toilet bowl la..Take note one thing is they upgrade the single basin to dual basin in master bathroom.

    Messy? Lousy?? Up to personal preference.

    Well, I think upgrade to two basin is merely a mask to cover up perhaps some undisclosed real issues. Why they want to take all the troubles and works to re-layout the master bathroom different from show unit and SnP drawing and risk complaint nia ?
    The new design wasted the toilet space unnecessarily and the door shifted inner also make the closet area outside bathroom less flexible for cupboard design due to less space.
    Alah, who really need two wash basin ? One for brushing teeth and one for washing face ? ha ha ha ha. The shared bathroom at Room 2 and 3 is the one need two wash basin but not given. That’s why I said become messy and lousy lo. Dissapoinnted nia.

    So, if even after SnP, they can simply change master bathroom layout and door just like this, why didn’t they change also ground floor Bedroom4 door ?
    Currently, this Bedroom4 door open to window side, blocking Bedroom4 window. So, the room is not bright enough. They could actually shift the door a few feet to open to wall side, just like the way Utility / Maid room door open.
    Why didn’t they improve this design instead of kacau the master bathroom ?
    Note: Dissapointed because thought they had to follow SnP plan, no choice but now found out they did not /no need follow also.

    Sharp eye! The bedroom4 door indeed a design defect! I am ok for master bathroom layout, but can not compromise with the wall crack and land sink problem if they cannot solve for us.

    Agreed, wah those wall cracks and defects (due to land sink problem, really ?) are even worse.
    However, I have not blasted them yet cos these are unintentional due to some problems occurred, so still give them time to solve it and see how. But, the master bedroom layout change is something I call Keh Poh Chee and “Eat full nothing to do”, so I blasted lah.

    My fren and me went there last week. Figure out the reason behind the changed master bathroom layout. Likely due to cost concern or/and material supply constraint. The original master bathroom need big size granite-like top and big square shape luxury Johnson Suisse basin. But, the new bathroom just has the narrow width granite-like top and small 2 wash basin, very likely cheaper cost. So, give two lah. Also, now found out SnP stated bathrooms doors are PVC door but they changed it to wooden door, again not follow SnP. Aiyoh ! Beh Song lah.

    Complaint here only can make the thing reveal to public, if we as buyers only keep talking here without taking the right steps, then it is pointless to keep complaining here (Ppl say talk cock only). DNP will still proceed with what they plan.

    Complain here so that other buyers aware also ma. I don’t think they will revert back to their original show house / SnP plan anymore. So, after OC and VP, will make complaint to relevant authorities to make sure full force of the laws and legal SnP agreement are upheld lo; if not, compensation or rework lo. We are genuine buyers for stay one ma, not speculators or flippers whom usually dare not comment /complaint anything ma.

    My top 10 internal layout and design of JH Superlink that I really like about it are :
    (I think many buyers too)

    1. The showhouse original master bathroom. To me, it’s so perfect and nice.
    (now you see why I was so dissapointed with new layout).
    2. The master bedroom 3-panel sliding door with matching shaded nice balcony.
    3. The spacious living and dining hall plus kitchen.
    4. The wooden step staircase and windows on top for ventilation and brightness
    5. The spacious bedroom 2 and 3 with balcony.
    6. The master bedroom spacious closet area outside bathroom for L-shape cupboard.
    (now difficult for L-shape design cupboard already due to bathroom door shifted)
    7. The ground floor high ceiling
    8. The practical Maid or Utility room.
    9. The car porch with with 3 ft path for grass, plants, flowers or anything like reflexlogy path.
    10. The backyard for drying clothes and other purpose.

    So, they had changed two of my top ten likes, so I really Beh Song lah.

    My top 10 external design and features of JH Superlink that I really like about it are :
    (I think many buyers too)

    1. The look-like Semi-D luxury appearance.
    2. The high tall and solid concrete building though it’s only 2ST.
    3. The long concrete slab good coverage for car porch and balcony.
    4. All units are facing north or facing south and align to opposite house exactly (easy to choose house, feng shui ma).
    5. The guarded concept is sufficient (no need GnG, usually more expensive in house price and maintenance fee).
    6. The lake and landscape gardens, big and small ones.
    7. The 2 access roads, from The Glades entrance or fr Asas Plaza entrance.
    8. The promised clubhouse and facilities.
    9. The much higher ground than Saujana Indah area and BIG drainage.
    10. The IWK / STP is far away one.

    So, hope the developer don’t change or cancel any of above to anger buyers.

    Hi there, dear frustrated house buyer,, if all of us shy away from approaching legal process, the developer will keep on cheating house buyers forever… Your brochures and SNP plan is contract agreed by both parties… You could file case by yourself via Housing tribunal or if exceeded more than 50k,. you require to engage legal firms

    Thks. Agreed. Yes, will do it. But can’t do it now as construction still in progress, not yet VP.
    Though by VP, we know, not-follow-SNP layout already done, completed and too late. Loop holes in SNP and malaysia laws. Sigh nia.
