    Sinking fund is used for maintaining the building. It is named appropriately for Straits Garden as it will sink by many inches in the future.

    Good view units were all snapped up.
    Only left the smallest unit and not good view only.

    In their sales chart, you can see certain units are hot seller and some are damn cold….>.<

    You are a fool to believe that. According to reliable and undisclosed source, many who had booked cancelled recently. They are still marked as sold. The developer is not honest. What do you expect?

    In Penang, the studio unit is not suitable at this moment unless for your own stay (alone).
    Even for couple, it is too small for them.
    It should be should be at least 800sqft in current market situation.

    For other state people, they might be interested as holiday home. (eg:easy to maintain, furnished etc…)

    When I look at the Krystal Suite at Bayan Baru, I can visualise what Strait Garden might turned into. Once it is badly maintain and when the economy is stagnant, unsold units will be converted into rooms to let and value will subsequently be stagnant as well. The shop units at the bottom must be managed by well-known shops and if it is not properly handled, things might go really wrong. Therefore, I view it as a very risky investment indeed.

    This project is not worth of the price, very expensive! I do not think it is a good investment as well. Eventhough the developer will provide the interest bearing scheme, the unit price is set too high. I was visiting the show unit at Wisma Pantai. One of the sales girl, long hair tied back and dyed brown colour not professional at all, embarasing my wife. Tambun Indah is sending lauzy and stupid staff to serve customers, spoiled their reputation!

    When my wife was asking questions that sounds “unreasonable” to their condo unit features and price, that stupid sales girl’s response was to embrase my wife and trying to make everyone feel that my wife was asking something “stupid” as she does not know how to answer professionally. She is not trained properly to respond when people try to question about their “holes”. I think they are using “special techtic”/ strategy to fool the customers. Honestly, I feel Tambun Indah is really taking Penang people as cai tao… trying to chop their neck gao gao. What rebate 20k… bull shit… almost all their projects rebate 20k..

    Penang property is overheat..please cool down ourself or else our hard earn money will pour into developer pocket for the next 30-40 years. I suggest whoever not required a property urgently, please stay calm for the next 2 years without buying a property. Our DEMAND is the reason why the price spiking, we can make the change. We are not SLAVE for the rich developer.

    Well, I do not need to purposely pretend like a rich man and I am not very rich indeed. I wear the same, pasar malam style and was visiting few developer sales gallery/ office, but I was getting professional services from them. Finally I buy from one of the developer a unit at 600k+ with 30% down payment. Those developers I did not buy from them, they did serve me good as well. That’s the difference between Tambun Indah with those professional developers. Don’t forget anyone who step into the developers’ sales galleries are the potential buyers (although they might not look rich).

    ya.. i also kena at tambun indah gurney property fair recently..that guy does not want to serve me nor entertain me..so sad..look down at ppl as they like.. im selling million houses too but i never once look down on the ppl that walk in to my company sales office even the 1 who drove kancil..i still do serve them patiently and professionally because i know how it felt when ppl look down on you…

    sewerage treatment plant is very toxic and poisonous.

    Do not buy if u have not.those sales ppl are real vampires who r thirsty for money.for those who r planning to do booking, DO NOT pay wit credit card. They wil swipe without informing u rm300 is non refundable shd ur loan application rejected.n they wil issue a refund chq without even confirming ur account name. N saying ‘We assume the account name is as the name we issue on receipt”.such a big company with no knowledge of issuing chq to the accurate account name. N their service is Only gud when u purchase frm them.if ur loan is rejected or u decided not to buy,then u wil experience the change of expression on their faces.

    Bad reputation tambun indah. No wonder so many people cancel bookings. And I really can’t stand their working attitude, sucks~~!

    I feel lucky that I have not attracted by their projects and never done any unit booking. If I have to cancel regretly, I can’t imagine what face colour they are going to show me.

    the unit still available compare to IJM project where all sapu within a week. the location so so to me with such a high price and surrounding env also not so ideal where with mosque you will hear the sound very clearly be prepared.
    if you are interested you are not too late :) as i can see the banner, sales brochure, some more lucky draw promotion last week…

    Tambun Indah has managed to sell only 60% of the strategically located Straits Garden project since its launch in August 2012. It had received too many cancellations.

    The Straits Garden on the island comprises 183 condominiums and 230 commercial suites, priced respectively from RM688,000 and RM318,000 onwards. They are way over priced and are only good for own occupancy. Shrewd investors are not buying as they expect the sub-sale price after VP will be flat or down at best.

    i always support all development in Jelutong as I believe Jelutong/Jln Perak price has still a lot of room to move. Especially price effect from the Light.

    But I think this Tambun project pose to be a big failure. What I dont understand is why they make showhouse in Butterworth??!!!!!

    The whole project is a mistake. Too small unit, is not ideal for bulk investor, i should say, not ideal for anyone.

    Look at skyview residense, Grace residence, not even launch , bulk investor already sapu habis.

    I believe very soon, they will reduce price and just sell as bare unit without reno and furnished.

    hmmm, hardly find any “affordable” houses in Penang island nowadays, thought wanna put this consideration list since it’s fully furnished altho the house size is small, but no doubt the location is ok and the price is within mid-class range. any other project is worth to have a look? within 300-400k

    Im not sure about that, but one thing for sure. They just let their projects to become a cowboy town. In other words, they just wash their hands after completing the project. A reputable developer will create and ensure that the taman is well taken off even after their completion. :)

    Juru heights is actually ideal place for foreign workers “hostel”, near industrial estates and cheaper rent. When one house get higher than expected rental by renting to foreign workers, others will follow. When that area has more foreign workers, local residents will start to move out. Even if developer build beautiful landscape park there, this situation will still happen…

    The developer has to be responsible for the gated part of Juru Heights, but for non-gated area, nothing can be done after the OC given to owners. If IJM build such houses there, I think the situation will be the same. Anyway, Tambun Indah is still not in the same rank as those “reputable” developer. :)

    Ijm and tambun indah are both listed company, so I believe they are in the same rank but then both deliver different quality with the same price. It’s really sad to hear tat Tambun Indah / Ijm will build house in that area for foreign worker due to the geographic location. If they are to build for foreign worker then they should not build any terraces. Are u putting the blame on house buyer??? Sad to say that Tambun Indah did not done enough survey and homework. What really matters in the end of the day are profit!!! Not to mentioned they really mislead a lot of buyers who really buyin for their own stay???

    1. Not every listed companies are in the same rank.
    2. No developer will want to build houses for foreign workers.
    3. No one can know for sure a new taman will become a foreign workers heaven later
    4. No developer will want to see the taman they build being labeled as foreign workers taman.
    4. The blame is on house buyers/investors who rent to foreign workers.
    5. In the end of the day any business is about profit. A developer should ensure OC obtained in time and defect attended swiftly. If quality delivered is bad, then it will weigh on that developer’s reputation.
    6. Every sales will mislead consumers to a certain extent, it’s the buyers’ responsibility to do some homework before buying.

    My god-son placed a booking for a unit of their condo project 2 mths back without due consideration of the surrounding major disadvantages. According to him, he was simply blinded by this sweet-talking sales lady who told him the unit will appreciate instantly upon completion when comparing with IJM project. These commission earner b*st*rds would simply blow their trumpets without due consideration of our hard-earned cash.

    Will persuade him to cxl the booking within this week upon all your great informative advise. TQ everybody!

    Jelutong Kia Here, the SPCA near/beside the Straits Garden. Yesterday night (after rainning) i and my family go inspect the SPCA so far didnot smell any Taste. you guy can go the NEW LOW MEDIUM APARTMENT NEAR opposite (Perak Road 鱼头米粉) to do the inspect. SO i planning daily to inspect again. IF OK for me then i consider bought the house.

    so far until now, people are staying the 石头公 there around half a century near the sewage plant (sewage plant THAT IS NOT UNDER INDAH WATER). For the sewage plant is filter the dirty water onky (Processing under ground). IF it got toxic/radio active i think around 30KM (Whole Jelutong) cannot stay people oreli, dun say you at summer place,sungai pinang,i think at Komtar pun die. But is depand on you people, i already wanna booking the condo, so far nothing at there. (near the 骨灰 also got people buy liao, this oreli small case). HAHA (Not i say support the developer is i can say i stay there , born from there) i think i only can share my opinion about the jelutong area. Sorry if i offended anyone…

    I live in Jelutong next to the project… opp shell… 28 yrs I live here, no such smell from indah water plant or even the garbage dispossal area which has now been shifted further to jelutong highway.. Previously used to be next to shell… so ppl not from this area, dont talk cock… no such problem… jelutong n perak road is a gold mine…. buygood for investment… any projects here sure survive.. no such thing as loss.. even a run down property like Jalan Tengku flat in jelutong can sell more than 150k.. original price 20yrs back was 75k… rental no joke… so the only issue here is about the price. . For me, way to high. .. might take years to recover if for investment.. but for personal, its a good choice.. not the suite’s of cause.. thats crazy… nas for the lMC, they r not talking about it yet…

    Get your facts right before harping on mass cancellations. Both of you are just nothing more than childish retards. You may not realize this but Tambun is the most profitable developer in Penang. Ivory made 2 mil last quarter , Hunza around 5 mil and Tambun made more than 10 mil. How does that concur with your mass cancellations theory. Tambun is also the largest penang based developer by market cap now.

    overpriced project need to put more effort & more marketing campaign to sell, no surprise to have more showrooms. MahSing’s miilion condo such as The Loft, organise road show in KL, Singapore or elsewhere, the more expensive the unit the more ‘quality’ buyers to buy, i m not looking down low or middle class people, Straits Garden target different group of buyers i.e upper middle & professional persons, not family type.

    Developer learnt from SG failure, the new tactic is “sold out” during preview soft launch for their Camelia Park in mainland. Then ask others to put their name in waiting list. Everyone will be thinking this project is super hot and wanted to get a unit for investment.

    i do not buy this studio unit but interest to know more about this project especially the sales & marketing campaign use by developer to sell the ‘unpopular’ project, & very interest to know why people buy the unit here.

    So far i know my clients buy a studio unit here mainly for their outstation engineer(s) to stay while duty at Bayan Lepas for few months, work repeat few times in a year every year; Lau DS who work in Nam Wah Ee a single person from Pahang buy for own stay etc. Upcoming project by Airmas & H20 condo of course not studio type, it can compare with SG Condo (1300sf, about RM720k), which also 95% sold, not bad.

    this project is DIBS, depend how many % of your loan, if your loan is 80%, as i know first 10% upon signing SnP, but developer require buyers pay RM5000, the balance pay upon OC obtained. Meanwhile another 10% will collected when piling & earth work. Then the balance 80% although bank continue release fund, developer will bear the interest for u.
