    the person called me to get the TNB needed info, asking me to send through sms.
    i did. then there’s no response at all till now..
    VERY POOR SERVICE. how did they get the reputation of top developer?~!!?!?!?

    i also receive the call to ask for my wife HP# say to apply for TNB. This month we able to get the key? Get key firat or OC? Thanks furture neighbours.

    no need to blame them as my uncle is working is sp setia he told me must get approval from all related department & no one will know the oc exactly date & sp setia also take few months to get oc. Is normal procedure & he said god bless if he see the construction is already completed on time

    Many buyers over excited to get key and claimed the developer are bad even still not reaching 3years due date. The due date of 3years will count from the date you signed the SnP. So be patience, else do not buy new project, buy sub-sales will be much faster.

    I rather prefer developer to deliver key after 3 years, 10% compensation for addition renovation funds. :) please slower OC yeah.

    10% of the house price you purchase is much more than the rental you get. If your house price is 400k, you get RM40k if developer delay the project. average RM3k+. So rental or compensation is better? Do you think Developer will delay the project?

    guess, It had much to do with how much the initial selling price was back then….so cannot compare that much….unless you wanted to buy resale…..

    I do agreed with July, compare to the brochure: the car park, the top root, the balcony and small windows look different, less construction materials (may be developer cut cost). What shown in brochure look like a medium cost Condo. Once you compared to Garden view beside to it, it make the building look like low cost apartment (i think still look better than flat lol) with swimming pool. We should question the developer once the OC obtained. Also, see if there is a legal solution available to demand the improvement on the building outlook due to conflict between the brochure and actual building to developer.

    i think is a standard quote for Artist Impression only for all developers and projects.
    This is the way the developer try to protect themselves.

    another side also get nothing at all , only have a small playground and bbq pit . totally not same with the brochure they show us . guard house also not same !!! only the building high is same I think .

If you tell people you got a offer 600k, then it will be more make sense to me. 700k, i do not how to describe u anymore!!!

    My friend told me the key will get either on March or else September for new projects every years. If she is right, i think the actual month could be on September.

    yoong , Your comments looks like more to safe GSD !! u saw I have many comments here , can I know how many comment here I have? u must be kidding me .. Ofcouse im 1 of the owner if not Im talking here too much also no point . And I also have many sample building photo took it from GSD office . I kept the photo 3 years+ already until now .. the actual building compare with my photo it is very big different la .. yes , I already went to the building and also went to my house too .. GSD = GST both of them are abang adik . suck blood!!

    “illustration purposes only” is just “illustration purposes only”. if the end results is “empty”…cannot do much legally lor…can you grumble in here lor…

    @buying, Are you a owner? Owner, remain the right to demand the best from developer. Just like Golden Triangle, the owners filed complaint to the developer and said that the outlook look ugly. And developer improved it, even no much but this is better with nothing.

    I think we all as owner should file complaint to GSDLand to improve the outlook of the building, it is only 20% different from the neighbour low cost apartment outlook Ara Green. Hope, when get key, all the owner can unite together and fight for the right as the outlook is 70% different from the brochure.

    We can get consultation from our lawyer before sign to accept our unit. Once you signed, is difficult to file complaint, let find any discrepancy compare to SnP so that we have a reason not to sign. If we have the right not signed it, developer unable to get full payment from our bank. Let share the feedback from our lawyer, then see what is our right.

    Yes, owners has the right to demand, but the developer has the legal right not to give in.
    i would suggest that instead of grumbling here only,…set up a facebook page where personnel details of contact can be established so that not ONE but as a group try to talk to the developer…more effective. In the facebook,….highlight it in pictures the differences….owners got the right to display the truth,…public got the right to judge it…then up to the developer whether they want to rectify them (for good will and publicity scores)…
    if the developer did rectify/improve any of those,…to be fair, please publish that too…
    but will this facebook page become a double edged sword? because Other potential subsale buyers would notice that too….

    if u see the photo carefully on top of this page compare to the actual building, u can see the guard house and roof is different , behind the guard house should have a big black wall , round steel at podium , black rectangle objects on car park side , artificial fountain behind the guard house , 3d landscape on podium and much much more is disappear .. Damn !! my hard money no easy to lie .

    Ask them to take out the sample building and put it on in front of the actual building(if they dare)and we will show them which parts is different and disappear .

    @achy are you 1st time buyer? This is very common . It happen at every project not just in Malaysia. Singapore and BKK also the same. It is work. If you dare, go to protest in front of GSD office and news will covered on following day or hold a board in front of GSD when new launching projects. Wasting your time shouting here.

    i think it is better to study the legal aspect before protest blindly.

    understand the SPA and the offered given during the stage. perhaps may engage independent lawyer to look into it. I am afraid it is the case of “artist impression only. actual product may differ” etc…..bla bla.

    It’s always a risk on new properties. this is just one of them.
    Hence, nowadays many knowledgeable buyers go for subsales, you get what you see and you see what you get….sounds better?

    Developer will tell you picture is for illustration purpose only. They will not dare to change anything on the unit’s layout, built-up and etc, these are legally-binded. As for common areas such as landscape garden, pool, gyms, guard house, these are up to them. Not to mention the wall-painting colour, this is purely up to them.

    To quote a few examples:
    1) Summer place. The wall painting and the roof-top structure are different from picture.
    2) Surin. Spa and sauna? Balcony glass panel? Front to back parking?
    3) Platino. Balcony glass panel and perimeter fence?

    So what’s next for sierra residence owners to worry about? Pls check your parking!

My advised if you have big heart to purchase your so called dreams house please think again how much we bought at first unless like i said to others please dont complaint like a kindergarten children to compare with e&o or ytl. My own unit although is investment but sold with good price it means have many good eye sign is aim on this project & confidence. Do you know that how many agents offered my unit & till i sold is unexpected GOOD price!

I still remembered when i collect my semi d key from e&o there are few defect on my unit & i never shout to the person who accompany me for defeat.

    agreed with you, honestly when we collect central park key there are many defeat but that time the price is hit 900k especially our block is at E & unit 1, we leave it until 1.2mil sold with ori condition. YTL is too expensive we cant afford to purchase a& the maintenance fees is too high only suitable for those who own stay

    Obviously they are 4 groups of people here, namely investors, speculators, genuine home buyer and agents, all seeing things from different angles base on their own interest:

    1) Investors (“Group investor”, “Commonsense”). Focusing in big picture, no panic, try to resolve things out logically and technically. They generally will not make big fuss over small things, would not focus in small details except it is disaster. Wait-and-see approach, play strategic games.
    2) Speculators (maybe all people here are, at least Yoong, WKTE, MR, buying are quite obvious). These group of people only care about one thing, which is the subsale value. As long as they can flip the unit fast with reasonable price, the unit is good. They dun really care about plan vs. actual, e.g. even the guardhouse is missing so what, as long as I can sell. And please stop talking about the weak points of the property openly especially in this blog, this will get into their nerve and really agitate them. Reason is simple, this will affect the subsale value which is the only thing they care about.
    3) Genuine home buyer (??). These group of the people care about every single details, they want to ensure they have been given everything as promised from the developer. Reason is clear, they are the one who gonna live there!
    4) Agent (Mr. Goh). Thank you to this blog, it is giving me the convenience to do business. They remain neutral all the time, and love the 3 above-mentioned groups, as long as they get the deal.

    If you guys really are interested to solve the problem, I would suggest the following:

    1) Form a group. Create a contact list, gather the names of those who would like to address the issues with developer.
    2) To have a proper meet-up internally. Put all the observations/discrepancies/requests/open topics on the table and discuss.
    3) Identify a Leader. A leader would then make an appointment with the developer to discuss this matter.
    4) The group to discuss with developer calmly, and professionally.
    5) If developer behaves or response like an a**-hole just like the lovely lady from Ideal’s CEO , then make them famous, or famously infamous.
    6) Make all the discussion close-door, do not disclose this openly except among the owners, this is not to anybody’s benefit.

    The difficult part is, the group has to be big enough to represent majority of the residents, or else may sound meaningless. With majority of buyers are speculators, which I presume, this could be a challenge. As speculators don’t like their property to be “famously infamous.”

    While we are waiting to get the key, this is a good times to kick off some good discussion here. Once the key received, then we can discuss it further. @Lim, yes, we should start a closed group. First we need to isolate the non-buyer peoples outside group. Some experienced peoples shared some good points which genius buyers should consider their suggestions. We can turn the good suggestions into possible actions.

    Before set up the closed group, Admin team must be form first. Who would like to be the pioneer admin team? May be can take an opportunity for first meet up at somewhere once we have 4-5 peoples are interested. Then set up simple rules for owners would like to join the group. Eg. Admin only approve for those provided Name, unit# and etc… This could be a good method to link genius owners together before we able to convert our discussion into realistic actions.

    We are the owner here. We just want our house to get better (minor changes is fine for me) even part of it is under affordable housing project. If we just get the swimming pool only. Then only thing I would expect is the maintenance fees will get lower. Compare to the low cost apartment besides Seirra. Sierra is a condominium.

    These is what GSD told me during launching, 0.12 sen/sqft plus 10% sinking fund. The bill statement included 1 yr insurance as well, but i not sure what insurance. I go office to pay the maintenance fees today. My RHB already released full loan, but GSD office checked the system, they still not yet received full payment for my unit. But they already received full payment of some units same floor with me. They told me to wait for GSD office call when letter of clearance and the key are ready. Letter of clearance will only issue after they get the last payment.

    Call GSD land to check whether the clearance letter is ready or not.

    The only things we can see here is “property market soften” Sungai Ara relau..bayan lepas all over supply… No surprise that if sierra only can sell RM450k for 900sqf. It still can grow up in term of price in 2yrs time… It is quite true that some urgent unit of TGT can let go at RM490k..

    Anyhow, we can see the appreciation in long term running. Buy &flip for quick return..i don’t think is the right time for now..

    3) next to junction which noisy all night long.
    4) next to surau, not appropriate to say it’s loudspeaker but the cars parking during Friday will be good enough to make you crazy.
    5) huge density sharing a limited common facilities.
    better to see it to believe.
