    you regret buy property in penang island.. doesn’t matter who is developer.. price and location.. as long the management look very good take care on the property.. sure can make money in future..

    Yes.. the other building is very near to sierra residence. Thought there will be some measurement on the gap between building right? But this one is very close to each other

    Why this project carry 2 agreements ? is there any complicate in future to sell this property ?
    i was wondering also.. the banker as well. some banks refuse to give loan to the second agreement. banker ask to combine or only can approve for the 1st agreement? any1 can explain on this.. ?please..

    Haha, i also can simply put a price in mudah. For 1182sqft may be close to this price. Inflation is growing again, household debt is rising further. The economic timer bomb is on the way. However, if you buy what you are affordable, you are still safe from the recession.

    I already got a unit 1182sqft for stay, rent or invest. If for invest, then will be same position like you, may be u can share the price u sold after OC obtained, i can benchmark the price you sold. When OC obtained, i would like to contact you. So, pls remember to request my contact later.

    Just went to the site, the lvl 23th floor almost finish and 24th structure started. Most likely, the OC will obtained early on 2015 with current progress. Note: Garden Ville project also quite aggressive, almost same lvl to SR even started later. Good job GSD, hope your workmanship not disappointed us.

    400k for 1000ft? come on lah, you can easily let go if you really publish it out at this price, unless you just want to test the market and I doubt you just want to lower down the price and entry.

    I am still hesitating and on the edge of selecting these two condos, Skycube and SR, both also look nice but Skycube slightly expensive and 2 blocks…but I like the facility so much..

    after rebate about RM 620k+- for 1244/1274 sqft with 2 carparks. 1 block about 205 units. 8 units per floor….maint fees 0.20cents…SR got 1 side blocked by LMC (jus beside)

    I went to nearby area few days ago. Some white colour painted on wall, window not yet install. ideally, i hope to completed by Dec, OC approval still need 1-2months. I think the OC should be granted on Jan or Feb next year only.

    why sell your unit? Where to find condo with 2 car parks and working distance to chinese school at walking distance very soon. Furthermore, it is new township itself. New road along sg relau are in the progress of upgrading into 6 lanes road. It is proper plan area. You will see a modern shops soon. Hi density? Yes, it is part of city urbanization where you have subtantial population to supports local business activities. Sure we wouldn’t see empty shops around. Happy staying.

    Bayan Baru was a satelite city to Georgetown which had a similar concept to Petaling jaya as a satelite city to KL. Unfortunately for the last 20 years, there was no progress of development in Bayan Baru but PJ become a well developed city itself. Now a day, residents who stay in PJ nolonger go to KL for shopping. For last 3 years, plenty of new projects in Bayan Baru has set this area developping into a high popurlation and high density resindential area. The progressive of development and flow in of new residents will change the whole landscape of Bayan Baru into a Petaling Jaya like city. Bayan Baru inself doesn’t have much land due to lease hold but serounding area, Relau, Sg Ara and Sg Tilam become high development condo area with Free hold title. With up grading of road and new investment keep pouring into this area . State government also approved at least 4 SJK( C) & SMJK (C) in Relau and Bayan Baru. We are looking forward a second Petaling Jaya city flourish.

    I get to know that are few success transaction for SR around 500/sqft. Buyers may think of SR less crowded compare to GTriangle and also SR is residential title and less maintanence fee which is less than RM200. Actually there is still has market for subsale.

    900ft one don’t have a balcony and yard…then where is the cloth drying area?
    This is one of the imperfect of this project.

    If they missed March, next OC will be on Sept. I heard the new project OC will obtain in either March of Sept in a year.

    How to spot which area is potential appreciation in property?
    1) Don’t look back , all history. looking forward where are the housing developers focus and reserved land available. None of the developers launching new projects with reducing selling price. All selling at estimated appreciation price regardless the markets situation. Inflation is key of indicator unless like Japan deflation happen.
    2) Population expantion. See where are the area that government or private projected low cost or medium cost housing area. If you spoted that area with lots of medium cost or low cost housing project booming next or not far away from you. Congratulation! Hot economy activites is the key of growing and indirectly demand of the highend property will be increased. Human are moving forward to have better life. improving lifestye is the key of success.
    3) Where the infrastucture are improving. Do you see the road is widening or new road is on the way just around the corner? Government projects also an indicator to show that future development is in progress.

    Not always right but 90% sure. :)

    @ay if you want to have balcony, you can purchase 1182sqft . SR is the first condo built by GSD in penang, the quality should be better. You can consider.

    I am not sure for 900sqft floor plan. You may check in the detail from www.gsdland.com.my for the floor plan. There is not show units for SR since the sales is good during launch.

    yes…badly i just called and verify with them and she said mid of may…delay summore…btw,she said just left cleanlean part only and all the doc already submit to gov mppp n said that thr need thru 14 dept so might tk a some time..sumore ask me go n ask mppp y so late?zzz..coz our s&p due date till sept…so they still got time…what to do?suck developer..already unlike them style like cheating when we bought the house asked whether beside our area got any building build and the sales person said not but once they build sierra suddendly follower built the lmc house nearer to our building…

    yea, lousy developer… inside confirm plenty of defect and will take forever to fix the defect. Key kep delay, march, april, may, later say June, July, August until September only give… Layout totally like the beside low cost apartment, one house RM125k and another side RM300k but same layout… really terrible… Sxxkxxxx

    GSD land had call the buyer to provide their emergency contact name for the application to TNB. If you are the buyer you should receive the call from them. This is a good news to buyer that a sign of OC soon.
