    Developer told me beside the Tamil school. I passed by and saw the area has been cleared and is empty land now. Why don’t you drop by the office and ask? They have 3D layout of the soon-to-build building as well as the floor layout plan with several types.

    @janet Visited the site n sale office, location is quite ok, but I don’t know how experience and reliable the developer to built this “luxury” condo? I don’t mind the price although it’s a bit expensive compare with landed property in BM. What I wants is a safety living environment .

    I understand from the sales office lady, that this developer company is under “Neptune group, HK”. They have experienced in building high rise in Hong Kong. Actually I have purchased 1 unit from their 1st phase and the completion is ahead of schedule. The reason I opted for this high rise instead of landed property is due to safety living environment as well.

    Yes, I was informed on that too. Should have informed earlier because I already engaged an ID to design my home and now with such regulation, I won’t be able to use my ID contractor.

    Looking at the sales date way back to Sept11, i tot this project is considered completed way ahead schedule? but why it is commented as OC delay? if according to actually plan, the OC to be issued shall not be later than 2014 rite? now baru abt 2nd qtr of 2013?
    Any1 know when is the phase 2 coming out ? and what u guy think about its phase 2?

    S&P was signed in 4th qtr of 2010, thus by this 4th qtr will be considered 3years. As stated in S&P it has to be handed to buyer within 3 years. And OC by Mar 13 was informed by the sales office, so since it has been tentatively postponed, ppl will tend to say “delay”. Very common.
    2nd phase already open for booking and completion also within 3 years as informed by sales office.

    think about it….it has been a long time that mostly all developers short-changed buyers. My million dollar question is this, “Why landed houses built must be renovated e.g. terrace, semi-D, so-called bungalow?”. At current prices, it is definitely not worth it but we don’t have a choice. Beside the facade i.e. design, the materials plus accessories used/given are all sub-standard….bear in mind we are talking about RM300, 400, 500K properties. These amounts are not peanuts! But when you put down your down-payment, you have no chance to see what is in it, till you get your unit for viewing, in fact use it. This is what I don’t agree on.

    Back to landed properties, taking in the renovation cost, your actual property price is actually increased a quarter or double. So, it’s a wise consideration to choose condo/apartment, least renovation involved, only interior. No knocking down walls means save you more money.

    Well, some say for security reason, Yes, facilities, Yes, PRIVACY, Yes, traffic-less (at least you don’t have traffic passes by your house), Yes, no one parks car in front of your house, Yes, no one has functions in front of your house, Yes, avoid unwanted guests, Yes…. last but not least, it is about one’s LIFESTYLE, YES. You live the way you wanted it. All the points given here is all about the lifestyle you choose. After a hard day’s work, you want to have a peace of mind. You want to come to your sanctuary. That’s how I decided for an apartment with condo facilities.

Oh man, water is sipping from the unit upstairs. Who’s gonna fix that? You? Upstairs? OK, you finally decided to pay for the repair since the guy upstairs refused to pay. You send your contractor upstairs, and shit!….the guy upstairs refuse to let your contractor in for the repair!!!!!

    Oh another thing, condos are usually very nice to look at when it’s new. The problem comes after 10 years (most sooner). External wall getting mouldy and all the cracks. Lifts getting old and breaking down all the time. All the water features in the common area stopped functioning a long time back etc. Half the residents think it’s a waste of money to keep things nice, while the other half don’t mind coming up with some money to get things fixed. So they fight at the AGM….:D …From then on, the price of the condo will have no where to go but down!!

    As per sale office, statutory body request to build surau room inside the apartment. Developer refuse to have that as all units sold to chinese & in the negotiation process to appeal on this.

    Please share if you have any latest update.

    The condo had been done built but many unsatisfied area yet. And is not like what we seen from the picture especially the swimming pool and playground. Even the management also built a lame guard post there (0% part same as the picture as shown), and the condo name board also use cheap board to built, it seems like getting cheated. Very angry when saw this after the condo had been done built. They requested us to use stainless steel for the air cond bracket but what they built for the awning steel also non-stainless steel. I dunno how we gonna trusted the developer & management.

    I fully agreed. Using cheap paint, laminated flooring also different from show house. And the management informed that effective 15th July start using access card but that did not materialize. Very poor management. Sick!

    Yep… seriously poor management =( … when i saw my house, i ask the officer.. y you all change the material(room flooring) but din inform us as well… she told me her boss said so many clients complain so they dunno which one shud listen (what a F excuse) … then they said showroom one is cheap board flooring, for our house one use better one… but my fren who is working in renovation field… he told me that now also using cheap board what… what’s the different then???

    I was mad and still mad on the complaint form submitted. When I received my keys (several months ago), I submitted a list of complains and put up sticker on the defects location as requested by the management. Up to today, nothing has been done. And today, I called the management office to complain on the leakage of the toilet bowl which I spotted only last night, and the lady dare to ask me, “Did you submit the complaint form on this?” I really cannot hold back my anger, and I straight away screwed her up. Then only she said does not matter, will send someone to have a look. What kind of management???Not professional at all in dealing with residents complaint. Really sick!!!

    Your unit still under warranty period, you can asked the lawyer to sent a letter to developer for use the provision sum to renovation the defects. Please do faster & within the warranty period. The developer keep on delay & wait after warranty period & collect the balance sum so no need to do the defect for you.

    Yes, Tan. The management is very very poor. My parking lot used to be parked by “someone”. I have to make numerous complains then only the instructed the guard to watch over my parking lot. And the facilities are supposed to be used by residents only (stated on the board) but I checked with several kids, they said their relatives staying in this apartment not them!! Saying that any vandalism occur, who will be responsible?? I even saw rough play in the pool when board instruction stated “no rough play.” I met a staff there and asked him why the management did not control what has been preached, surprisingly he told me very difficult because some are formerly staying in kampung. That should not be the excuse, they must be strict. Lame excuse!!!

    Dear all, was starting to be impress with the improvements made by the Developer. I have notice two wooden patio built lately at the swimming pool area, a bbq pit area and lighted up guard house entrance boom gate. There are also new green trees up and more stringent control on security. I guess the developer notice all this shortcoming and thumbs up for great work done.

    Well, I have to say overall the management is still doing good. The lift hall is spacious and comfortable. They should put some plants along the parking lot and hall to promote more healthy and earth friendly environment. I like my unit view to St Anne church, awesome.

    One thing I need to complain is the quality of things they gave us:

    1. The towel holder and toilet roller given are PLASTIC and luckily not fixed. Please don’t give any if you cannot give us a proper one. Rather you don’t put them in paper at all.

    2. Laminated Wood flooring in Bedrooms, super cheap one. You will foresee the flooring deformed after a couple of years in future. Again, don’t give us any if you prepare to give us lousy material. I am more happy to have cement floor and choose my own tiles/high end laminate flooring than keep stepping on the floor I never enjoy every second.

    3. Main Gate. Again they use panel doors which is not solid wood door crafted with design. Instead, it is joined by several pieces of woods to make it up. I found cracks on the joining parts after just 6 months. I rather they give us a laminated flush door like what hotels started to use now. Panel door is 70’s liao lah.

    However, I am happy with my unit in terms of location, view and layout. Hope the second phase they launch now is up to the par. Do learn from the mistake and make it better. Good job.

    Read your SnP, did you just sign blindly? Well, Plastic one lah, you can get it from any DIY store less than RM10, you still want meh?? Don’t fix plastic cheap accessories to condo lah please. LOL

    Very disappointed with this unit, the water leaking at parking block for level 3 still not resolved. … I have donated the plastic toilet roll holder to others, what a lousy design for bathroom without toilet/soap roll holder…
