    ASP? All season park? Many units are still available as my friend told me during Chinese New Year gathering time. I think All season park really overrated, ive seen many bad points of it but i would not condemn it because after overall its still what you paid for it. If today i have lesser budget, might already bought All season park because really hard to find good condominium at the price range..

    You can get a unit with the price lesser than 700k. There are a lot of properties advertisement in Kwong Wah newspaper. The price for SVP only around 650-680K as what they advertised.

    This project actually quite reasonable if you know how to make calculation. Around farlim area, boulevard , all season park & shineville park, still shineville has better location and built up area..
    Bank loans 90% (700k) might be hard for many buyer outside there but for those qualified for this amount of loan will think the same way like me. Its only about 450rm per sf so nothing much you can expect from it. I have 2 colleague bought bl garden for 340k @ 700sf only.. Went to visit their house can feel the design very bad, from one sight you can feel it is a low cost apartment..
    At the end, its also depends on buyer capability, like buying car.. Not all people able to buy over rm100k car so they bought cheaper proton & perodua local made..

    Im currently staying in butterworth area now.. Really not get used to it.. Still prefer to stay at penang.. You will get bored when you moved to tambun area.. Here very dangerous, always got robbery and killing case.. Safety features really cannot be found in mainland area.. Its rural area if you compare to penang area.. Even guarded, the crimes case still more than penang island.. Maybe you will get clearer picture when you stayed both side..

    But to all other readers, do consider this point as I agree with others that capital appreciation is minimal due to location and foreigners moving in..

    Cause recent property fair at G hotel never has below 1 million condo.
    Smallest 1300 sf facing cemetery also asking for RM800 p/sft.
    Its quite pity for those to own a condo with 1600 ft in Penang Island especially new G town area.

    My friend finally find and deal a unit at SVP. He will become my neighbour, unit is facing Kek Lok si , with 2 carparks, High Floor deal as 7xxK. Not easy to deal the unit before O.C, agent said most of seller only decide to sell unit after O.C. Good Luck..

    I know the calculation. I started to invest properties since year 2009. The reasons why I am not interested with SVP are because of its location (Farlim area) and its land history (previously was cemetery land). Now look at this building, totally no condominium look/feel at all. Just like apartment.

    I am a agent, in market @10 years, I dont hv unit at SVP, I dont seen this condo hv any problem, our company already done a few deal at SVP, the demand is there. We just face only the problem is for the seller cant decide the confirm price, we also face a problem for recommend new property for seller who already sell unit at SVP. We hopefully can done more deal after get O.C.

    From Developer pricing start selling at 4xxk until today proven transaction 7xxk.

    still got people argue and discuss about the land issue?

    if the land got problem, the price today is 300k not 7xxk (80% return in 2 years)

    accountant or auditor who knows calculation best, please take your calculator and press lor.

    no offence, but some people who think they started to invest from 2009 (4-5 years) back, the most they will only invest in (1-2) projects only(target complete 2-3 years for each project) which I would strongly suggest you not to mention about “Started invest in 2009, sia suey lang :)”

    Just went to check SVV, quality so so nia. Access road also queit narrow. Wonder if all occupied then parking at the side of the road is a problem for SVP. The LMC staircase is stick to SVP make it look bad for the unit facing town / unit no. 1. lvl 25 and below.

    I went to check again for the 3rd time visit, the entrance will be from the road side which facing bl garden and another will be the one routed to chungling school, another one routed to the school’s field. Some info i got from the contractor during the visit, according to him, OC can be obtained at april or early may. For your informations, do not visit the area without escorting by contractor because the guard will not let you in. For kind seller, please sms me 018-987 0608 asap, i will offer 750k above, 2carparks and city view. Thanks

    It’s just a bit plain given the colour white. I think it should be ceramic tiles
    and not marble. They should be vertically and not horizontally cemented, I
    think it will looks better. So no choice, will have to replace the tiles of your
    choice.

    I don’t see any problem with the wall tiles, it looks all almost the same as project by ivory(Peak) and Central Park which I’ve bought also.

    I got a Unit in SVP and I’m happy to see that the photos are up to my expectation.

    Some people might need to invest more but not just condemn as hard as they could.

    I’m happy to make atleast 250k profit within this 3 years

    Color “White” is popular for last 2 years. Look at the car on the road, mostly half of it are white. So, OHM just follow the trend only. Concern to owner is hard to maintain it long term.

    You cant visit unless you have a close friend contractor who is working on shineville project right now, he able to bring you in but not at night time.

With influx of foreign workers staying in the low cost and in SVP itself, the whole place going to be a bangla nest in couple of years from now.     Check carefully. Im the top 10 early buyer, my bro is working in ohm and he got all the complete drawings. Base on current, got 30+ visitors carpark also. Will add more because side lane there got big space also and they might allocate more carparks if no buyer want to buy extra carparks.

    my advice and the only advice is get a landed property before it is too late. Why? scarcity of land ! Certain area is still affordable. you still be able to get a 2 storey landed in Sungai ara or Batu Maung for around $850-950k.

    Getting SVP for $700k or above is a NO NO for me even for own stay. When a new condo become a old condo, then LOCATION will be a big selling point. think twice and good luck.

    there are non buyers vs buyers

    and non buyers didn’t gain anything while buyer gain atleast 250-300k in less than 2 years

    (Non buyers missed the boat or probably bought property which is surrounding area which got affected by subsales or probably Sales)

    I not qualify for proma house cos my income is high, but i will not buy svp due to it location n low cost sharing design. I got plenty of choise to buy >500k budget why pay more for so much complaints svp?

    If you’re an high oncome earner, you shouldn’t consider farlim at all. There are other areas wit much more potential and much more comfortable to live in.

    Hello there everyone,

    we SVP owners had enough of what cemetry land/too expensive/this and that/you name it.

    I thought all projects are sharing the same surrounding huh? what’s so big deal about that?

    the true fact is,

    SVP owner made 250k-300k in these 2 years and non svp owners made 0k

    If u have made 250k, then im sure you dont care whatever we say about SVP. Fact is you have not made 250k so u are worried these bad comments going to affect your already hard sales.
    What I know is words has travelled far beyond this forum that SVP is so well known as low cost condo on a cdmetery. Too bad.. Truth hurts.

    SVP hurts others property sales arround it that for sure in term of its outlook, size, strategic loacation and price tag. It’s a very competitive and superb condo around that area, that the facts that really hurts its competitor.

    Agree with you. That’s why ASP apartments are having a hard time. If I am not wrong, with such high price, even the develop cannot sell.

    Having said that, SVP itself is bad too, in terms of location (cemetery land), and the LMC beside it. PR1MA is coming soon. Those who bought AVP would be cursing, those who intend to buy sub-sale SVP should think twice. If you can afford RM650k-RM700k, I would suggest you save your money now, and buy 2 units of PR1MA later in Farlim or Gelugor (1 for yourself and 1 for your parents).

    Alternatively, you can get landed G&G 1 semi-D in batu kawan later. Developer will build country club around it that comes with olympic size swimming pool, tennis, golf etc. Ikea is coming, with Ikano Centre, equipped with cinema and rock climbing gym. A transport hub will be built there with free parking, so that you can park your car there, then take a free shuttle to Bayan Lepas. There’s more coming. Don’t miss out….:)
