    Considered a fair buy but will definitely be snapped up real soon. Last checked with some internal IJM person in the weekend (Saturday), this development generated the bulk of the purchasers over the others.

    Pearl Regency used to be expensive but not anymore, now everywhere is 500-600 but not semi-furnished and their payment package and view beats the pack of competitors in the price range(latitude for example). The location is great. It has generated a lot of Hong Kong buyers recently I heard too.

    Minimum 850K. Worth buy,very nice sea view. Very important it’s not on reclaimed land. Price psf is much cheaper than PWC and Raffles Tower.

    look at the building from jelutong expressway……so plain, no balcony, totally low-cost flat look…….look at the building color…..dark blue…..OMG….speechless…..I think this is “the worst” facade pricey condo….hahaha

    it is so nice everyday i pass by , the hole in between makes it so special. dont think its ugly though.
    the enviable location without the jam of the green lane area, makes it an ideal place to live
    mins to georgetown and to bayan lepas without the traffic jam
    seaview is good, and better buy than light linear.
    Plus it is next to Tesco and Egate makes it great return for rental.

    Its really not matching between the price and appearance. if you drive along Tun LCE expressway, this is much worse than some of the apartments along the way. Just too ugly to match its price. Its a sorethumb to the whole area.

    yes, they rename it to midtown mall… just get info from my fren, coffee bean, 24 hours shop, korean steamboat restaurant (maybe Seoul Garden) are among the tenants….

    @KT i don’t think Ikea will be there. The building itself not suitable for ikea. Last I heard about ikea rumors was IJM invites ikea to open at the light commercial. But ikea did not want to come due to not enough population that meet their criteria.

    This project look like cheap lmc unit, the worst design from this developer. All the building are near to each other. Very soon the owner will rent out for daily basis may will be 80 riggit per day.

    The design is plain and lousy. It’s like a STANDING RECTANGULAR BOX WITH

    looks like hotel, which I think is not too bad, from far is very unique. Imagine staying there, go to FTZ ok, go to town ok, buy groceries and makan also seems super convenient, I wish I can own a unit there. Used to stay in gelugor which is somewhat in the middle also, now stay in sg ara feels not so centric and jam lo

    IJM’s plan is to well manage the midtown mall and sell it to some reits to earn money. Seems like already around 50% are leased, any business idea? :)

    over RM1m to buy unit with only 1 carpark, not worth it at this congested area. I prefer to buy bungalow with 3 car parks in mainland. I have ask IJM sales person in Dec 2013, the bumi lot for 1313sf just about RM830k.

    You are right in saying it’s at a congested area and TNB power station
    nearby. It’s not going to be easy to sell with this LMC box’s concept apart
    from 1 car park.

    I am so curious what kind of mall will be opened underneath it. So many empty malls now indicating the market is not enough to support the sea of commercial lots. Island Plaza, BJ Mall, Midland Park, Komtar and Time Square. Hope it won’t turn into another one.

    Trust me, the mall will be successful, almost have full commercial tenancy already, and white collars can spend, hopefully will be another Queensbay mall like. BJ mall is also doing quite good actually, population going there are of more Malays. Town’s mall no comments.

    The link bridge and mall are definitely coming up, but not soon, that’s the norm of Malaysia speed, things to liaise and etc. Frankly saying the condition of Pearl Regency is not that satisfactory in the initial phase due to new contractors used, but great thing it’s IJM, they acknowledge the problem, and are willing to rectify fast, I am gaining confidence :)

    Sun is not local lah. Give him a break. He is one of those koreans who got conned by IJM into paying hefty price for this piece of shit. A lot of people got conned by IJM in the past few years into buying over-priced condos in shitty areas.

    Do you guys think 1313sq ft condo is ok for speculator asking price RM1.2million now?
    1. next to power plant
    2. low cost housing look ( even normal apartment will have a balcony)
    3. crowded with 4 condos, future traffic problem
    4. no place for relative/ friends parking outside, main road to Tesco, probably saman police

    speculators for this condo are dumb, any one more dumb to buy now?

    If you take away the colour grey from the building, the design of the
    building is the same as Pearl Regency in Penang Island. Just boxes

    DIY shop, manicure, news.com, Japanese chef restaurant etc. can visit their facebook page. All tenants are waiting for the link bridge to Tesco to up, however previous scheduled constructing date was canceled due to crane got issue, just zzz..

    Is a nice place only if the cleaners and gardeners stop laying and napping around with the legs up high by the children playgroung near the sinks. And it happens everyday!! Management should do something about it.

    Too bad the resident have to share the rooftop facility with the cleaners/gardeners and bangla.
    Don’t believe me? go check out yourself at the sinks area near the children playground. Whole bunch of workers slacking and sleeping with the legs hanging up high there every 2 hours everyday. (t-shirt they are wearing are F.A Maintanence in green color). I took tons of photo of them daily from Platino.

      Looks to be hovering around the 810K to 850K region. But watch out for number of car parks for those sub sales. It differs.
