    My cousin just bot one unit at price of 958k & bank loan approved on Monday. Comparatively Prestige V is still better than Siara 81 in term of location & workmanship.

    Not too bad. if refer to recent case closed by my fren for tree residency at 990 K ++ which is still under construction, SSL’s cousin is getting gd deal.
    Siara 81 ?? location can’t beat PV, with the upcoming 2nd bridge completion and highway widening project kick-off, PV definitely stand is better choice. not to forget the traffic condition at sg Ara/Relau area, and multiple new apartment project surrounding ( shineville, imperial, setia , garden ville, the clover, …… ) wa ! can’t imagine the coggestion for the traffic.
    dear all, what is best price to let go then ?

    Completion of 2nd Bridge is good news to main land residents but a very bad news to Batu Maung. It is already congested now from factory area to Batu Maung during morning/ evening rush hours, it will be standstill when 2nd bridge opens.

    Last time, people buy because cheap, now RM1million still buy with all these bad things?
    Old people said don’t buy house facing T Junction and located at the end of bridge. You think near to bridge is convenient ? Miss the boat better is better than ride on wrong boat.

    Last time, people view Batu Maung just like Balik Pulau, don’t buy. Wait until a lot of people buy, then jump to whatever boat- RM1 million subsales…..
    The thing is people like to wait for others to take risk, then laments this and that.
    Now, Balik Pulau landed freehold-RM600K, any takers…? People said lousy la, crazy la. Then later, eventually, hit RM1 million, then complain. Never learn

    By the way, Balik Pulau is going to be not cheap very soon.
    I heard SP Setia is going to Balik Pulau, the project is called Setia Rain Tree Residences.
    I remember the area now called Setia Pearl Island is nothing, but you see what happens…
    Reputable developer will change people s perception and acceptance. And they will set new price benchmark, other developers will follow ….
    So, buy now ? Any one ?

    If have the extra money to do some risky investment then buy at balik pulau now! Those who cannot afford will think its not worth it. This is very normal. I personally believe one day balik pulau property will cost a bomb!

    Looks like this forum shifted the main topic ;PV perspective and outlook ! If all saying is right, Balik pulau is going to be the next upcoming spot, then bayan leaps area ( all location including sag ara, batu maung, teluk kumbar….) got to be price lifted. Buy or don’t buy up to U !
    Moreover, if Shawn is right, then I am worry for mashing project which just after 2nd link ! The Loft launching now macam mana ?

    In south west area, property prices above 800k is hard to let go. Average engineer who want to own a house for own stay can’t afford it or reluctant to burden themselves to live in such an expensive house. Those richer one will buy new property. Those intends for investment is generally not interested in subsales property.

    I dun think 2014 will be the worst. Probably 2015 or 2016 when all the property build already complete and going to market. Some of the SNP stamp on last year will need till 2016 only OC.

    No matter how, must have certain holding power no matter for own stay or invest.

    Very soon. All the construction of the fly over has been completed. Seem like waiting for our CM to come to officially open it. Anyway, what is this has to do with PV? The effect of 2nd link to the property prices in this area is over. We all know the 2nd link will become a reality.

    Though this is non Gated/Guarded, hope those investors could be more responsible in renting out.

    Easier to wait and see for yourself if the place going to be an indo-bangla-nepal-burmese-fili village. But this is not an issue because they pay good rental to owners as they surely have at least 20ppl staying under every roof. Furthermore, investors have every little rights to rent out their units to foreigners, so long they are valid workers with permits and rental comes with official agreements. There is nothing owners can do but to either stay with them or rent out to these people. In fact, these foreign workers are the best options when come to rental yield tenant as there is not much people who is willing to pay a couple of thousand for rental.

    The problem now is that with this news buyers and sellers are both in hard situation. Is it some1 try to push the price?

    Anyway I remembered read before in the blog/forum that, even in Southbay, initially owner had rented out to foreigner but due to its G&G strata, management manage to force the owner to cancel it.

    No one is trying to push the price.. If this G&G strata are able to push owners not to rent to foreigners, does that mean malaysia has a system which discriminates rental to foreigners?
    I seriously doubt such an official ruling. You see, even such law exist it is bad towards malaysia. Furthermore, if the rental goes to a bunch of Professionals foreigners like ang moh, are you still worry?

    We can survey in Juru or even see in Zan villa side.

    Given a choice i like to own an island where it is guarded and monitored all the time (just mimpi).
    But the topic here is rental towards foreigners are inevitable. You or me are not in any position to refrain other owners from renting out to bangla or whatever. So we have no choice, by law or not, it all depends on the fate of this project. So just wait and see. If PLB homes do not want their reputation tarnish, they should step in. But i am interested to know, what can they do? Obviously renting out to a bunch of foreigners is not unlawful. So??

    Why blame the developer pulak. They built, sell and handover to owners. It is non-GnG project. Now it is up to the owners to do what they like lah. If don’t like dont buy non-GnG at the first place. If GnG project then complain can’t do this can’t do that.

    I did not blame developer la. nobody to be blame actually. But many claim that tambun indah is 100% responsible for juru heights. They build,sell and handover too. But still kena blame.I see no diff in terms of renting to foreigners whether G&G or not.Just too bad if a new taman got foreigners means developer no good. Typical mindset of many out there.

    Yes. In fact, they need more house as there are demand from other factory like axd, plxxus besides wd. This morning got 2 bus kilang at that site. I saw got factory workers move in into one of the house.

    That day i saw is around 8:30am which is move in day. For normal day, i think it’s around 6:30am to 7:00am depending on shift. you can go there verify yourself. As of today, if not mistaken, already have 5 units moved in by factory workers. This morning there is a nasi lemak stall inside the taman. Quite good business.

    Went to the site after office hour at 5:30pm. I confirmed it is true that this Taman has been bulk rented out to factory workers. Most of them are females (95%).

    Lorong Bidara 2 got 4 units.
    Lorong Bidara 3 got 3 units.
    Lorong Bidara 4 got 3 units.
    Lorong Bidara 5 (last row) dunno cause i din bother to go in.
    Lorong Bidara 1 (first row) dunno cause din go in. Got many factory workers hanging around at the lorong entrance buying and eating at the temporary malay kuih/nasi lemak stall.

    Pity those who has brought this project for own stay.

    My bro Low cost rent out to foreigners with 10people staying in one unit. For this terrace house must be at least 25people staying. When you see the view of all the foreign workers around that area.. Your capital appreciation is gone! No people will want to buy for own stay anymore.

    Rental yield should be very good!

    Keep it for five years and let the factory to pay for your installment. Nothing lose.

    But for those bought for own stay, i would say sorry, fast fast look for another property since now the price is acceptable before another wave coming in.

    For those owners willing to sacrify FEW HUNDRED THOUSAND Capital appreciation and rent out their units With only 1.5k per month and this decision is not easy..
    Moreover, future buyers will refuse to buy those rented out units as they will REMEMBER n SPOTTED those rented out units

    this area gone crazy.considered to buy one n went around with my wife this afternoon. so congested with foreigner as they prepare to take bas kilang.surely nothing wrong with all this foreigner,but my wife not quite happy-perhaps a bit scare if someone try to tackle me later on..hahaha.funny things are,that malay restaurant was empty, n few temporary stall full with this foreigner workers..sorry to say, not a 1st class mentality.so decided to drive away to balik pulau n teluk kumbar,hopefully will be lucky there-looking place for my own stay.

    understand from agents there are few units letting go at ~ 870k…price is reasonable , plan go take a looks at the “peak” period before any decision make to consider PV or not. Hope the situation is not too bad…

    I have been looking around balik pulau for quite some time. The one thing that holding me is the bukit road. Considering safety of driving the hilly road daily. Else balik pulau is quite a nice place to stay.

    Taken a look at PV during the so call peak hours, decided to drop the plan. No dicrimination in race , but believe buyer will not want to spend ~ 900k to live in this taman.
    Frankly, can’t understand why the owner spoil the market value of prestige V themselves..?

    One of my relative own a PV unit too, he received a call in Nov from an agent & offerring 1.6k rental for 1 yr contract. The agent representing a hostel mgmt company (fr KL) & claim that operators from WD will stay in the unit. Believe the mgmt company indeed gotten higher rental from the factory as the owner will sign the agreement with the mgmt company but not the factory. My relative sold his unit at the end of the day, perhaps he made a right move.

    huh, can see as well one stall selling used clothes, like a bundle along the road in PV. Surely this is a good market for them. maybe one day will be pasar malam in this area. If u want to invest – for rental etc, i think go ahead, buy one since d price not so high – most of them want to let it go. If for your own stay, better look other places. my 2cents!

    Saw 3 bas kilang stop at PV taman & dropping the operators at around 7.15 pm. Many foreigners walk out from the bus kilang….Emmmm, can’t undertand why so many owners willing to rent tout and spoil the market themselve.

    Hello folks, any news about the take-up rate of PV after the moving in of the foreigners lately…notice more than 10 houses had rented out to factory workers. Anybody has any comments to share, thinking to get one unit there for own stay but worrying about future appreciation, there is an offer ~ 850k from a seller.

    WD vendor has called and informed all owner to terminate their contract by this coming June. Dunno they are moving to more cheaper rental area or those indo has been retrenched by WD due to bad business cycle in semicon industry.

    Whatsoever is it. Doesn’t matter. June will have a clearer answer.

    More and more foreigners move in. As of now, there is more than 20 units which carries about 1/3 of total units rent out to foreigner workers. Bus kilang goes in and out to pick up or drop workers. Food stall and pasar malam stall setup there almost everyday. I foresee more and more units will rent out and the property price will continue drop due to this. To all buyers intended to buy here, think twice before you make the decision.

    I think rental is a good source of income to them. They dont plan to sell right now. After a few year then ony sell they still make huge profit. By that time the price already up naturally. Why they want to care about the living environment? And it is not a self destruction either. The losing side are those intend to stay or those short term invester who wanna let go now, thinking of able to make quick overnight gain after oc.

    RM1k is money, but if the owner sells the property at RM800k, and then use that money to buy better properties, the rental income would be higher with higher potential for capital appreciation too. From that point of view, the rental will not be a good source, it is on the contrary, stupid.

    I still think most of investors are keeping for long term while waiting for the place to develop. Maybe 3 yr down the road, the place will be slightly better since water front dev by Mahsing started got progress. That time rent contract finishes . Prop price also diff at that area.

    Actually rich people that can afford to buy RM800k for staying is not that many in Penang. Price are inflated by overseas people and investor club. Now a lot of investor stuck. Price crash is imminent.
