A newly proposed affordable housing development by Acara Prestasi Sdn. Bhd. in Jelutong. Located on approximately 3 acres of land along Lintang Slim, adjacent to Setia Sky Ville by S P Setia which was completed last year. It is just a mere minutes’ drive to Heng Ee secondary school, Penang Free School and Han Chiang College.
The development will see the demolition of the existing landed buildings, for the construction of new skyscrapers in two phases:
- Phase 1: 30-storey affordable housing (258 units)
- Phase 2: 33-storey affordable housing (328 units)
There will be 9 levels of car parking podiums in each building with several shop offices located at the ground level.

Penang’s developments are lopsided, obviously imbalance and that’s the congestion caused.

The infrastructure is very aged and the road is very narrow. Will be interesting to see where the entrance will be.
Setia Sky Ville is already very congested especially during school hours and this will make it worse. Furthermore, for those owner who bought Setia Sky Ville units which are looking into this direction, I think this new building will completely block everything.
I do foresee an oversupply of condo/high-rise around Jelutong and Jalan Perak
May I know where to register?
There will be no oversupply in Jelutong/Jalan Perak FOREVER. Reason being it is the most strategic location for commercial and residential. Situated right in the middle of the Penang Island. Congestion only in greenlane, krystal point, jalan kelawai. Never heard of congestion in Jelutong before. The only problem about this project is the AbuLala developer. Never heard of this developer before.

Looks like the Penang Gov should rezone many parts of the island to “make the places more vibrant”. For example the northern tip of Teluk Bahang was left to become delapidated with the abandoned Mutiara hotel standing up like a sore thumb ?
The new Singaporean owner wouldn’t even dare to do anything all because they believed that the Penang Gov is “totally not interested” to do just anything there !
Now, maybe simply wait for China to build a port for warships there since it is facing Indian ocean strategically with sole entry point to Straits of Malacca ?
What is the latest density guideline for Pg affordable housing? The last I heard was 143units per acre for 100% affordable unit project. This project is over 200units per acre. (610units in 3acres)

Well… Teluk Bahang should stay dead though. We have industrial zone in bayan lepas, government and utilities in Georgetown. And shopping mall in all strategic areas. Why would we want to develop Teluk Bahang that is so far end of the island. Tourist who come by airport or penang bridge wouldn’t want to have the trouble of travelling through just to get to the end of the island. There’s basically nothing there except for monkeys and trees. If you ask me, Straits Quay and Island Plaza is already pretty dead. Don’t even bother mention about Batu Feringghi, moreover, Teluk Bahang.

Wrong analysis. Perak lane apartment usually 10 to 20% lower price than Perak road. You may check or regret later.
If you talk about amenities definitely Perak road is the whole package even though Perak road no doubt is higher density but the value is that. You can mark my opinion here & check once done completion.
lol this project if so good, need to give so many agent sell? same like ideal projects, unreliable and lacking. Need agent to push for sales. In the end, only property agent and the company happy. all those ignorant buyer will regret later

Well. Is up to market to justify as only 20 % release to market for this project. The location itself already justify the price tag & future appreciation.

That’s nothing to compare apple to apple between Perak lane & Perak road housing development.
I personally own 2 house in Perak road & 1 house just Infront of The cube. Personal experience is better than agent or property webpage publish out data. It’s not a new area that require myself to go and study & analyse in details. I know well Most of land & location landlord in this area.
You may think this is just a nonsense fact. But just proceed if you think are right. Got pro & cons. You may have your own thinking. Just sharing based on my experience.

Sometimes fact is hardly accepting. Obviously Perak lane development don’t expect the price will shoot up even reputable developer step in also sorry no chance.
Perak lane is a great location & The cube is one of the best affordable house project in the area. Perak road is not a good location as too high density & full of narrow road with traffic jam everyday.
Perak lane got Bandar Baru which is going to boost up the price later for The Cube. Perak lane house is more valuable due to lower density & good appreciation & high class. Is this all of you want to hear?
Regardless of Perak road or Perak lane both also slap your own face because no value added comment. Lol

No different actually because both affordable house starting at 300k & both open market unit starting RM 500k+.
9 level vs 10 level of parking level so expected need to go round and round for those getting higher level parking lot.
Future Appreciation price nobody will know but Perak road confirm more congested than Perak lane.
