    It’s a right location just off Jalan Song Ban Keng but the land is a bit low, just wonder
    will the developer fill it up

    Don’t buy anything that is lower than Jalan Song Ban Keng because that surrounding place always flood. If got one day rain heavy like it never before, your house will flood. Bukit Mertajam very famous for flood.

    I think buyer can ask developer to make land higher than Jalan Song Ban Keng.

    Too bad that the remaining land areas along or off Jalan Song Ban Keng are all lower than that road because Jalan Song Ban Keng is a highly raised road. Quite unlikely developers will fill the land to make it same or higher than Jalan Song Ban Keng, so potential buyers really in dilemma. Buy or not buy.

Quite unlikely developers will fill the land to make it same or higher than Jalan Song Ban Keng, so potential buyers really in dilemma. Buy or not buy.

    If me, I won’t buy la. Everyday scared of flood. If flood, all your expensive furniture is gone. Never buy a low area no matter how cheap is the price.

    Flood or not flood as the primary school teacher next to this project. Coz land is same level as the school. Haha. No need worry kut, can put your furniture at 2nd 3rd floor. Haha

    I think this is 2.5 storey terrace n the LA is 20 X 65. I asked the price on Feb and I was told min is RM 548K after rebate.

    Hi JJ, since you bought project from this developer before, so mind to share how is their work and workmanship good? build quality good?

    Previous dst i stay at lorong kota permai, wall badly crack, got termit. Estate land most of time got termite. New ds semi d at medan kota permai i move in, still got crack seen, but so far no new crack at wall, kitchen wall pipe punctured n need to hack the wall to replace. Luckily found the source, if not need to dig living room, coz they lay the pipe from outside in through living room. Nowadays house water pipe no more go through living room for semi d. Developer ready to help to repair the leaking pipe. This developer price lower than market abit since long time, so no complaint for me their workmanship. If ur expectation is high n rich then stay away from this developer :)

    Looks like the pricing is comparable to Bukit Residence. So, those who bought BR will still feel ok. However, those bought OV2 at above 660K may now punching n kicking.

    SG, BR and OV2 actually also 2.5 storey nia and about same BU. OV2 3rd storey no family area but included large balcony in BU counting. u r right, perhaps a bit more luxury in appearance.

    If “open for booking” is meant for the buyer to pay deposit to secure the unit, then I agree with @chocolate the purpose of developer to let others to put name as waiting list.
    If “open for booking” or rather said “pre-booking” is meant for buyer to write down their name but No NEED to pay deposit at first and wait for later response back from developer with first come first serve basis –> Pls don’t put your name there, developer is “testing water” of the market to determine the final pricing of their property.

    So, is the above said “fully booked” meant for deposit payment allowed for buyer to finalize the purchase? Anyway it can also be another “trick” from developer to hold the units by their own ppl by mean to look for the market response. I did not mean to say all thing bad on developer, but it is to be aware we as a buyer when giving our personal contact, to “help” them for the survey.

    Terrace 3 storey is 588k, corner lot is 678k.
    Only left around 15-20units.
    It take 3 years to build. And currently you can see them fill the area with soil.
    snP should sign in nov or dec.
    Rm200 per month for maintenance and guard.

    Went to developer office, just left 2 units, facing condominium , I think developer keeps the unit for launching , so I try my luck here see got buyer pay deposit and regret and want to let go their unit boh, show unit will ready this coming December…Selina,I like this project bcoz of the good location , and the price too…3 storey G&G below 600k, where to found?

    My fren told me this developer is in some property fair now and seems something like 608K, 615K, etc, etc, sorry forgotten exact number. Now i begin to take notice of this project. Heard they also got sell condo wo at the same fair. Looks like Tyb1987 knows a lot of info.

    they only have the show unit for the condominium at the moment and show house for the 3-storey landed unit only will be available around May 2015. Heard they are going to launch soon before CNY with the price RM618K..

    hi grace, their launch date keep pushing out. likely push out to after CNY. but think they will want to launch before April la. dont think got any promo/freebie/discount. likely you will have to sign a couple of weeks after launch, assuming you paid deposit?

    Can panel lawyer advise on this? Its a disappointment if they proceed this way . So many buyer supported this project and has been selling like hot cake. Next, they will definitely use another company name to re open this sale with higher margin.

    I’ve just walk in last week, their sales person said they might looking on the possibility on returning the deposit to the owner some time soon if they still cant get their license.

    They have start building the sample unit for spectrum garden behind their office (condo’s show room) and yet they are considering refund to the existing buyer?

    I’m not sure but what I’ve see is they are going to continue developing and pursuit their license while trying to refund the existing buyer, selling at higher price later i assume?? This is definitely unacceptable!

    Anyone know is there any term on the letter we sign that protecting us against things like this to happen?

    1) Have anyone try to contact the Zuwen Bina? Their contact number is 04-502 1172.
    2) Have anyone try to get information from MPSP/ City Council? They should be able to provide the most accurate information regarding to the current status?
    3) Why would you worry so much if it is only rumors and yet you don’t put effort to find out the answer?

    My opinion is same as SBK, do nothing until you get official notice from developer.

    Just go to their office today,
    What i saw is they start build showhouse and another 2 unit beside the showhouse ( total 3 units)
    Just can keep waiting and waiting. Guess they have confident to get the approval if not they wont start the construction of showhouse. I m just worry they want to increase the price only?

    Anyone has latest and more precise opinion?
    I guess just do nothing

    Great news for all spectrum garden buyer.
    I been told by banker that most of the projects in penang which haven get approval from federal government have been approved.

    They would contact us within 1-2 weeks to sign the SNP.

    Also, the sample house for spectrum garden is in progress.

    I’ve just signed the S&P last week, so far there after still some units holding by the developer due to some earlier buyer failing to get their loan, so far for those buyer who just pay the booking fees are not allow to do sub-sales, if anyone of you are interested to get a unit, probably the best bet is visiting the sales office right next to the entrance of the construction site.

    The bank start with R only offer me 80% due to I work in oversea. But I managed to get 90% loan with 33years from HL bank.

    @interested buyer, one problem I viewed fr condo nearby is cracks on concrete roof of this kind design. almost all units got this problem except the standalone bungalow. U should go in visit many units before make decision.

    Lousy developer. A lot of defects, poor workmanship n quality. Cheap materials. Poor design n layout that will be costly for renovation.
    Defects submission 2 mths already, still have not finished.

    Entire Taman only about 6 foreign workers nia take care of ALL the defects n repairs. So, they simply do, simply hentam nia plus no skill n experience n curi tulang some more.
    No supervisor, no leader, no project manager to supervise them. Office staffs also don’t know, no tracking the defects repair status.

    becos huh, the office punya orang, only young mans and womans, may be don’t know much about construction, bangunan, itu building and defects. They also don’t know about defects and how to repair them. So, bangla bangla workers can pusing, pusing and chin chai, chin chai do the work and ular also lah. Never see the project manager or supervisor face. missing kah ?
