    RM467 per sqft how to buy?? just because of the commercial below?not worth it la, just a comparison, even gurney paragon already got OC obtained d also priced at around 800+ per sq ft, below got retail and walking distance to gurney. setia v residence is far away and priced at 1000 per sqft somemore construction process is at not even 10 only

    >100k on paper profit over 2 years span, not bad. But bear in mind, people still crazy about new launch than subsale, whatever the reaons are. There is a plan to construct a bypass road from lebuhraya Thein Theik to Jelutong hwy, this can be a boost factor in the future.

    anything >350psf i will not consider Air Itam – no rental market, and i don’t like about the traffic and neighbourhood there. Might as well use the money to invest in those coastal development, n park, putra place, summer place, symphony park, harmony view, and PTS etc.

    N- Park – land sloping upward, Putra Place & Summer Place – Leasehold
    land, Symphony Park & Harmony View – traffic and neighbourhood just
    the same as PERAK ROAD. So invest in Mayfair and Springtide Residences ?

    One men’s meat will be another men’s poison. For all the house, there is a good and bad. So, it depends on how you view it. Some people like seaview, then they can buy it along the Batu Feringghi area (with potential of land slide and whole traffic will go chaotic), Gurney drive and Pulau Tikus area even more expensive (traffic jam too). Dear all the people there, please do not be sour grapes, there will still be people buying even if you said it is not worth it. By then, you will be too late and it keeps increasing. You can just wait and buy it at RM500/ sq ft. Once the OC obtained, there will be a 30% increase from the developer price. Like it or not, the price will continues to hike like in Singapore and Hong Kong.

    I bought Shineville park and i’m glad, haha maybe next time can walk to the belleview F&B retails and shopping there too, hopefully good response for this project so that air itam area is no longer “ulu / low end” place!

    I congratulate all who’d purchase the all season…belleview has very good record in transforming a normal village into well respect housing estate. Consider Sympony park, Harmony, Kheng Tian, Solok Slim n shop houses build along jln Perak many more…a good record in-house management..all well upkeep even until Today.

    to purchase any property in Penang island no longer risk takers. either u make more or less. i think u should agree on this point. i personally is as u mention A RISK TAKER. I’d purchase some of the high risk in penang like Bt ferringhi, on roacks in tg bgh..unfortunately all make good profits. unless u consider in main land…than u consider that a risk taker if u r not staying.     It is a combination of commercial (all season place) and residential(all season park), it is new and incomparable ..it has it’s own pride and very new in Penang n Ayer Itami. Many says about it negative side like traffic jam but positively it is not so. Check for yourself between 9am till 7am the next morning..it’s much better now..even better than many parts of the island.

    Calling all ASP owner..as you can see Giant supmrt is now open and more store are opening soon. I as one of the owner would like to ask for your support to all the shop at strip mall, coz it make us more n more convenient if they survive in their business. Anything that we just want they may provide. It will also help at our property price and demand.

    @Hedges i will choose a property that is out from the surrouding grave, out from rush mad jam from high population single entry point, out from commercial setup below the building that everyone sing karaoke and yum seng till wee hour 4am. that will make my family life miserable. I rather choose balik pulau house if i work in datuk keramat and kid study in free school

    If that place is quiet and serene (like Balik Pulau), you will hear birds chirping in the morning and crickets at night, ideal place to reside. That’s more like a kampung life. But some people would like places that are busy, noisy and with lots of convenience. If a place does not have a heavy traffic, then it’s not considered busy. But usually busier place, the property appreciates better.@Danial

    I am just emphasizing that it might be less traffic is just because of school
    holidays. It cannot be much better with the additional traffic lights.It’s your

    That’s exactly what I am considering. I’d stayed at places like trengganu rd 10yrs, tg bungah for 10 yrs, batu feringghi landed for the last 4 yrs. at present along jalan Perak for 2yrs now…n you are right! the congested one sell faster. Recently I saw one unit ground floor at tg court, the moment when I call..the agent told me it was sold just a day before. Those who consider Balik pulau…ask me. If you have school going children n working people like us then u will understand. We had been looking forward to move to batu ferringhi but after experienced living there for 4yrs, I finally surrender, yes the air, green, surrounding was really nice but I just can’t afford to loose the time traveling up n down every day. Of course we can’t have everything, u want this u may have to sacrifice another.

    Hi All,

    FYI, this land that ASP sit on is the land which is warn by nearby temple not to develop for any development plan but it was long ago.
    The temple sd that the higher ground will eventually collapsed if its to be re-develop.
    Let us see how true is this prediction???

    In the 60’s when rifle range was planned they said it will leaned against each other if it is built on that ground n the 80’s people’s said flats will sink if the development took place as it were reclaims land..the 90’s it all about Penang bridge…2005 the tsunami will hit tanjung Pinang…then come 2010 the light linear the reclaimed not firm enough to built yet n now 2012 u voices out waz as u claimed the temple said the hill will collapse at asp! It seem that all u pg guys are fortune teller or self claimed engineer…everything that built on the island..something are going to happen. If its happen they will say u see u see I told all of u already it will happen u don believe..if not happen they will wait u see something will sure happen one…..

    Stayed at this area since 1988 …. never heard of such a thing. If you look around Farlim area, many temples (smaller ones) were built all over (some on top of the hill) and a couple of suraus and mosques and some indian small temples too. A lot of Datuk shrine too …. stilll never heard of anything like you claimed. Farlim is a peaceful area, dont spoil the serenity.

    So disappointed with the final outcome… outcome so poor and many of the door not fixing well… the worst thing is not doing according to S&B plan… my unit and sister in law unit and her brother’s unit’s toilet not making drop but it shown on the walking drawing plan. When we tested the water and all water came out from the toilet and because of that the toilet door frame, and 2 of our bedrooms door frame turned into rust (they r using metal frame). even my sister in law’s unit also the same. when we bring this out to the ALL SEASON Management, the ppl over there says that is like that 1, ALL OVERSEA IS LIKE TAT, IF THE WATER CAME OUT THEN USE MOB TO MOB IT LOR…. the lady even said if u r not happy then go and take photo and post on facebook lor, we dun care 1. then we go to the project manager, he also say that they dun fix, cuz oversea all like tat so we follow the same. WTF!!! everything also follow oversea? then what is the different being like a dog? if over sea so “BAD QUALITY” then u also follow? the plan draw it out is because there was a need behind. the water came out… the door frame turn into rusty, can u accept it? the water all goes into the rooms can u accept it? can u accept u bought a car where it is lealing? all the explanation they gave us is unacceptable and very very very childish!!!

    lastly they still not willing to fix then we asked them to give us a official reply so that we can go to MPPP authorized department and PG consumer right to report it, but 2 weeks no reply. the management is not working, lazy ppl. they did not concern about the owner, selfish. before we made the payment, see us like god… after all want us to eat shit!! we are paying more then 300K for this stupid out come.

    I am an owner. Bought it almost 3 years back at a good price.
    After a year or two, the shoplots completed and we see many restaurants and giants (well done).
    Then we started to get our keys and complaints after complaints start coming in. These complaints are valid and true. The root cause of all these complaints ALL POINTS TO THE DEVELOPER -BELLEVIEW. Because of them, we have many kinds of problems.

    We can say there is no perfect handover, but the quality of handling complaints is utterly terrible beyond words. But it is ok. You know what is not ok?

    Belleview allowed gangster contractors to rule the condo. Belleview allowed them in, setting up tables at the entrance and in fact encourage owners to give them renovation business. They charged premium price for low quality reno. Double to triple the cost as compare to outside.

    There is no second property from belleview ever, for me. Up to date, they are the worst developer I’ve ever came across.

    Thanks for the input. I go to the shops downstairs once in awhile, and actually find it is a very nice place to relax or meet with friends. I was considering a unit but what you say scares me a little bit. For the GC, I think is accepted for this area. Most of us who live in this area all aware of LW. Very hard to deal with them. But all the other complaints are quite unfortunate also. Hopefully everything will improve in the near future once you have the JMB and the GC move on to other locations. How do you find the quality of the facilities if you don’t mind me asking?

    As for the facilities, it is ok. Nothing spectacular but it is just ok.
    I do agree convenience is really at your doorsteps with all the shops nearby without having to drive out, to find parking and etc…I am just feeling very dissapointed with belleview over the topic which I pointed out earlier. I strongly would not recommend any new buyers now for ASP. Maybe after JMB has been formed and GC kicked out.

    Somehow I don’t really think JMB so easy to kick out the GC also. I guess depends who is in the JMB and how they approach the situation. I spoke to a friend who used the GC in All Seasons for some minor renovation of about 10-15k, which is maybe slightly expensive but maybe about 10% more than if he used his own contractor, and he told me he was charged rubbish charges of a couple hundred only, and now it’s very easy because he can just put all his rubbish from other workmen or even his own rubbish outside his unit, and it will be gone the next day., cleared up by the GC. I guess sometimes is luck also.

    Just view my unit in autumn tower. The 3rd bath room really sucks. No window for ventilation at all. The developer just cut off the top and bottom part of the door for the ventilation Very bad design.

    This is absolutely gangster area! My unit is under renovation now and I asked outsider contractors to renovate my unit. As I compared their workmanship (their show unit) and pricing before, the quality is bad and the pricing are ridiculous. Now the problem has comes, whenever my contractors come in with moving the modular cabinets in, the gangster contractor stopped my contractor and asked for some money, from $300 to $1000 depending on which type of renovation. Although I had already given to their gangster contractor do some major renovation like electrical wiring, window grill and plaster ceiling.
    I’m very disappointed to Belleview never take a serious action on this!

    if you are the owner pls join All season Park FB… every1 sharing their experiences inside… tell you all 1 thing… none of them give a positive comment. many residence not wearing swimming costume into the pool and until now the swimming pool yet cleaning and very dirty. latest new came from an owner saying that his son got whole body rashes after swimming in the pool. many thing promised but never do… call them they said will give us reply but none of us getting any reply… 10 calls out, no call return…. asked them y then told us to understand their hardness, told us they rather go home earlier rather than listen to our call (bad customer service)…
    many doors spoil also never fix… complaint about car park licking but kena shoot back, asked us whether it kena our car or not? if not then what for want to complant? we just inform them saying that ppl might fell down cuz the floor is slipery, then they reply that not big deal…. and… dog shits all over the place. WASAI!!!! the management is like gangster!!!

    My units have a few hairline cracks around the walls in the hall area and
    kitchen. One of the tiles just collapse when i check for hollow ones by
    knocking with a plastic stick.
    I thought I knock too hard but then i saw inside is totally hollow.

    my FS master recommend to buy autumn. good fungshui among three block. and this area in future will well develop in coming future. Due to close to numerous amenities. Important is the river in front flowing the good chi to the owner who stay in unit facing main road in Autumn. Beside that I quite happy with the foods in ASP and very easy to buy a necessary things, even order a cake for birthday or get stuff for organised a birthday event for kids, even a tooth clinic and Digi shop available within walking distance. Even a ATM machine is available for withdraw money. every week i and my family spend few days in ASP shop for dining.

    now your objective is clearly posted….for investment,….ANY property is also good. which means, YES, ASP is good to buy for investment, because the definition of “investment” means “An asset or item that is purchased with the hope that it will generate income or appreciate in the future”. just that is this investment gonna give you more ROI and at a faster pace than other property with similar investment capital? well, that is another story.

    totally agreed with you as my relative family member very support belleview project as our feng shui master told us all their project can bring prosperity & healthy but my personal feel is more on wealthy!!! hahhaa ! We have earned our capital return since we bought the project from belleview!

    Look like the belleview project all season was not that good as what I think afterall the complaints up there. If the quality not that good but management is working on it, still fine but management sucks right?

    I noticed the prices for this place have gone down since the high of 2014.

Yes i did, or else like i said you are too young for Mutiara Villa or Bellisa court. if you interest both i can offer you a special price say 1.1mil for MV & 1.3m for bellisa as i willing to let go if you can pay now.

    1,200 sq.ft. Mutiara Villa completed in year 1992 for RM 1.1mil ? 24 years ago ?
    1,280 sq.ft. Bellisa Court completed in year 1996 for RM 1.3mil ? 20 years ago ?
    All old building better keep it for museum. Nobody wants.
