    Affordable range is the main pulling point here.

    Typical engineer pay is around 4-5K for experience one. Minus EPF/INcome tax the take home pay is around 3.5-4.5K. If you minus 500-1000 for car balance is balance is 2.5-3.5K.
    Minus minus others….what is left to pay for house loan??? Let’s take 300K loan as example and the monthly payment is around 1.5K…..nothing else is left. I am not trying discredit anyone here but stating the facts.

    This project selling point with the affodable range.

    Most ppls will try to justify that their decision is the right one…you are no exception as well.

    Anyway, good luck to you all and hope that the project will complete as scheduled. :)

    I run a chain restaurant in Penang and Prai. 4-5K is my net income in 1 day. What you said is just for people who work for their entire pathetic lives.

    you guys are right.. But my point are not judging in their income but the way they think.. Im in sales line and my troublesome cust are mostly those engineer coz whenever they buy something, they will count n count think n think (pandai kira) before they proceed but i mean most not all..dun miss judge ya:-) 5plus for me the timing is not important as long as it can complete.. The most we worried in new housing project are the financing and this guy got no problem with that..

    Lol dun said those engineer la.. If u are owning just 3-4k per month plus everyone keep saying that next coming year are tougher n thougher. . Will u go n buy something just limit your income n wasting ur time round the clock waiting theRE.. WONT unless u are those greedy investor then padan muka u if u cant make it

    Can someone elabrorate a little bit more on why Summerton by GSD is such a bad project vs others? The layouts were almost perfectly designed if vs the Sierra Residences.

    I found that these people in the site are mostly talk noncence more that constructive matter. You all have jam up this site. The mind set in this website will reflect future the mind set fro those people who stay in this apartment. i think you all will have a hard time. management of this apartment will have hardtime. Hardcore people, talk no sense, time wasting here. That why i never consider this project. Initially still think about getting one, but not not after read all the comment.     take a look, TGT was queued up and grabbed, what happened 2 years(3 years coming) later?

    you talking about strike rich? this is what you heard from people, “GSD is rich, GSD is rich”, where’s the solid proof? look at their TGT, can someone please explain why they took 2 years and cant even complete their pilling?

    bear in mind, Sierra APDL is yet to be obtained and approved by the government, think twice that the plan might be amended if they do not fulfill requirement

    1. please don’t away use TGT as example, that is sister company project it mean have some other company join in this project, so i think will some difference.

    Actually late complete for TGT still ok lah, TGT buyer no need to pay within the construction period but is different for SR, SR hv to pay the interest after u signed the SPA. the TGT 1st launching only RM238/sf, but now the market price alr RM311/sf and need to pay the interest during construction like SR.

    If developer lari during economic downturn, that is the risk all uncompleted housebuyer need to bear.

    I think this Kongkek Kuat is a “loud mouth” or hokkien ppl normally call “tua pow”. Suprised how come this “6 figure earning ppl” really have so much time to boast here and not really contribute to benefit of everyone reading this forum. Do remember also that it takes those “pathetic working ppl” to patronize your restaurant….so seriously don’t look down on this group of ppl so much.

    IJM, then you have to pay 400++ per sq ft lol. I’m fine to pay installment early per how much % of loan of your banker pay to this developer. Basically, you pay more principle than interest early, it will help to shorter the loan if you pay more money every month. The only thing is you need to take some risks on this project, it worth to take it because there are so many buyers in the same boat for Summerton, TGT projects also :).

    Do you know, alot of engineers in China now are not able to buy a house today. Even the condo in small town, it already cost you RMB2000+ per sq ft, some more is leasehold. Penang have bright future toward an international city, what you think in next 10years. who really care about next year economic if you look for long term plan.

    Which bank are you planning to apply for the loan? Anyone have any suggestion on the best bank for the loan application? I know only apply from panel bank we are entitle for all the free SPA and Loan and disbursement by the developer right.

    i try ocbc as they said blr -2.4 to 2.5% but unsure yet .. hlb n am also offering that.. all in 3 years term.. my fren just bought a unit at 23th floor ..that time just left 18 unit n all mostly around water pump area..

    This project is bound to fail, for 3 very obvious reasons. But I think better not explain here because it will offend those buyers. Otherwise I might get into another lawsuit just like the time someone complained about curry fish head.

    I booked Type A.
    This morning I went there again and found there is discrepancy in the brochure I get on Tuesday. I asked the salesperson “there suppose a maid room yes? why it’s different I got on Tuesday? The answer: we realized & that’s why re-print.
    again I asked knowing that the floor plan haven’t approve and if there is changes and I don’t like can I refund 100%? the answer is no, 95% buyer has to take the risk!

    I was told when the que no 1 person went in to choose his unit, there were slightly more than 100 units had been taken. There must be the internal buyers who had claimed the so called nice units. Really not fair to the queuers. I believe this only will happen in Penang.

Pls dismiss especially a 6millon lawsuit can settle by a CAR. .i wonderin how much is the car value.. Since that i have booked this project so will wait till the end of it to complete..     dont forget there are thousands of engineers out there in bayan lepas, if this project is real worthy, u should see a massive traffic jam starting tuesday, and not just few bangla and malays.

There is risk when you walking outside or driving outside. Who know what will happen to you?So can you tell whether it is worth for you to drive or walk on the road tomorrow?     In China they dont go for square feet la, they go by square meter so definately the price you saw is higher cos square meter is bigger than square feet. Our price is compatible still. Dont worry :)

    OMG !!! look at the floor plan… really screw up… there is no balcony ok lah still acceptable… secondly no washing area… still ok lah…. but imagine that the kitchen is open to the halll like low cost flat which you could buy 100k only….Who is the planner ah… really want to ask him… i think he should be someone who doesn;t do any laundry and sent it for external laundry weekly…

    The funniest thing, i just spoke to the sales girl… i asked her where to dry the clothes and you knoe what she suggested… to ask me to dry it outside at the entrance… nowadays flats also do not practive this kind of attitude…. imagine how will it be in few yearsl,,,

    They should eliminate Type C actually….. only 2 types enough, pay more $$ go for type A with balcony and choose type B under own budget range for without balcony.
    Type C really is CACAT LAYOUT :( , should eliminate it.

    so the layout is changed for better or worse? as long as they stick to the same square feet it should be normal for some other previous case as told by my friend. their worry is if the new layout didnt submit to the government, it may end up OC not approved.

    anyway, dont cry over spilt milk, it’s already all bought n sold out right? too late to read all the bad news now. what we can do now is looking for the solution instead of complaining what has been done.

    Booking letter is so called the booking receipt from developer, it contains the details of your purchased unit and bank requires this in order to process the loan. Panel banks are those on pact with the developer on the project, they will not reject your application due to developer/project reason but only your personal financial status. The professional fee in this case referring to the legal fees, both from s&p and loan agreement, you need to check whether developer would absorb both or only one. There are stamp duty for s&p and bank loan as well, you also need to know if developer is absorbing. It is possible to engage non-panel bank, however normally would be more tricky as they would require longer time to find out about the project. And under such cases, normally developer will not absorb the loan legal/stamp fees anymore.

    type B difference what i can see that on the maid room, it has additional dark area outside the window, dont know that area is accessible or not otherwise, if you really notice, the room has been shifted in a little smaller just to accomodate the dark area. mmm so all type A & type C deisigned applied that dark area to put window, if that is a building pillar area, your space has been reduced just to accomodate this. pls see clearly, those place affects the bed room shifted in smaller, rugi lor, your floor space has been eaten up a bit…

    I went there last Saturday, nothing yet.

    The condo will be surrounding by landed properties. I do not care about the high rise condo few hundred meters away from this project.
    There so many high rise condo in island but still expensive. Eg Ixora Height at Sungai Nibong.

    I got many warning signals from property agents, business mans. They advise to think twice before buy a used luxury condo RM700k above. Those used condo below RM500k condo price still stable but expected to drop in Q4 2012 and 2013.

    i heard the plan is to increase the 2lines to 5lines(3from relau) road beside golden triagle, the T-junction in front the pisa will be close. The traffic light turn to sungai ara or relau will become the main juntion connected to traffic light from D-piazza beside to pisa. If this is true plan, no need to worry jam at junction anymore. Hope you guy able to imagine how the road will look like with these changes.

    The letter is asking us to go for personal data update, not for signing SPA yet. They project the SPA dateline to fall on end Mar or early Apr. For me, signing SPA doesn’t mean they will stamp the agreement on time, better get the confirmation of stamping date from them before u pay the remaining sum & sign!
