    Went with my husband last Saturday 20-Aug to see whether got unit or not coz it’s cheap for a close to town area..but was told all sold out already.. Graveyard area also sold out after launching 2 days..what is wrong with penang people?

    Heard developer said to widen the LTK road to 6lanes.
    Yes, this area will traffic jam. But ask ourselves, anywhere in Penang Island no jam before and after working hrs? Unless you stay next door to your working place.
    Yes, near to cementry or even on top of x-cementry. Mt Eskine landed house also face cementry so many years and they live peacefully. Chinese FengShui said as long as don’t face cementry or stay too close like next to it (the Qi can affect human), it’s fine.
    I’m the last unit purchaser of this project. Finger cross, I hope I made right choice to buy it. Thanks for everyone +ve or -ve inputs. I bought and I’ll stick with my decission, no way return….. God Bless Me!

Yes Mt Eskine house facing cemetery but how much that time ? … anyway hope the ‘Qi’ dont go to you ppl staying there as some still new grave. Staying for over 40 yrs in thean teik estate b4 farlim township developed, we know which is a better location

    PG ppl don’t ki siau. They buy to stay as they like here, think to stay longer here. It just mindset of certain ppl can’t accept booming of property price in small island. Everywhere also have property price booming. After comparison, penang not so bad at all. Further with inflation year to year, wantamee from year 2000 RM2/bowl to 2011 RM3/bowl (up 50%). Property price rise is not a surprise. Important make ourself capable to follow economy steps, not to offend this-that expensive, not worth. 10years ago I say RM400K-RM500K 2ST house is expensive(that time still low income). After 10years with RM700K 2ST, ppl still wanna buy. I learnt lesson “don’t wait” if you want to buy property in Penang. Action more important if you think you wanna stay here longer. You ask me, I like Penang after travel to so many countries in the world. This will be my retirement area, provided the living standard don’t go beyond my affordable range… :-)

    Ya. This forum is pretty quiet compare to Shineville Park. There are lot of -ve comment and even curse from those ‘attacker’ in Shineville Park forum. Just can’t understand their mindset and motive why they visit the site but marked down a lot of -ve points and also curse. They should have spent their time in those housing forum which they are interested on :(.
    They dare not fool here, probably because there are only 91 buyer here(compare to 299 there, if fully sold).
    I have brought a Shineville Park. The reason why I am here is because I think both projects are linked. So we will enjoy a good and close community in future.
    FYI. If you want to find out the progress of this project, I recommend you go to the flat in blue color opersite the XingJiang Primary school. Go up to level 18 or 19(using lift la ofcause ) and watch out from the outer staircase and you can see the entire project site. I did that couple of time already since I decided to buy Shineville Park. You can also see other project eg the BL Phase2, the 4 Season etc.
    Hope bothe Shineville Villas and Shineville Park will be completed on time(or even faster, just like their record in Zan Pavilion).

    today went to get my keys,very disappointed, house cracked, missing majority plugs, shower and water tap disappeared, holes near the staircase, kitchen wall tiles also cracked, D/B box not fixed properly etc… VERY DISAPPOINTED.

    Are you sure warranty claim so short, till 24 Feb? Normally is 1-2years as per contract in S&P.

    The short warranty covered the fitting, shower head, basin, tap ….etc.
    This is our belonging once we collected the keys. If they are damage / missing – put up the claim.

    As for the building warranty – it is usually 1-2yrs coverage. No rush… take yr time to run the inspection in detail.

    Why worry so much of the little cemetery ? In this neighbour, all of us come in peace.

    We all agreed – we can denied the fact. This piece of land is a cemetery area. The stretch along Lebuhraya TeanTek & the road itself also cemetery area.

    To some ppl, maybe their house / home – once upon a time also a cemetery place,
    maybe 100yr or 1000yr ago which is unknown to the current owner. They are living happily at the present. Some are multi-millionaire maybe.

    Let move on for a BETTER tomorrow – we can’t just complain & blame the past.
    It is you- yourself to work out your day. It might not be a HOME-SWEET-HOME even though this piece of land is a gold mine in the past.

    Let’s appreciate the present.

    Received call from my bank that the final payment already released to the developer and went to collect my keys with my family and straight away to go and have a look at our unit.

    went up to the 3rd floor and its surprisingly so bright as the sunlight shines in through the glass. I’ve look around my unit and what i can say is i’m very satisfied.

    luckily i didn’t agree to sell off this property last year when I got an 1.35m offer while i saw some already on sale now for 1.5m.

    decided not to sell it off for the time being as we have to pay 30% gain tax to the government somemore..

If I’m you, my mind will swing between hold or let go… hehe. :-) So, your unit plan to vacant, wait for good price only let go or for some other business use? I plan to rent for some business use like tuition/salon or beauty/etc. But intermediate unit hard to get good rental and also tenant for business rental.

    Anyone has any idea what’s rental market for intermediate unit?

    At the moment, If Council can consider – put up the U-TURN sign at the lebuhraya theanteik traffic light, many parent can save a lot of time to send their kids to nursery at Farlim in the morning.
    There is another suggestion “Go to (batu lanchang trafficlight) & make the U turn back.”
    BUT – it is a long queue in the morning.

    We need a good planning on the traffic arrangement – a NEW TRAFFIC LIGHT to set up at Shineville’s entrance (solok thean tek 1) could solve the problem immediately.

Or better go drive around at 8pm and see all indon operators squatting there. For existing owner..all the best. For speculator..ur in for a lost.     Wow, so many people around the shineville area. More & More YANG energy. Thanks to Plexus factory agent that help to convert their operator hostel to this area. In 2 years time, the market will guarantee this landed 3storey property stand above RM1M. Not immediate quick cash scheme but at least you can’t get another good offer like RM500K. Some kind of people just like to comment negatively about others. May they be rich always. Their own property on land Must give them great return to keep them happy.Cheers.

    the best answers that I think can give to HOCK is….
    Those that bought for long term is staying put….those that wanted to flip….should have flipped, those that does not like the place SHOULD have moved out, those that had bought for rental investment are happy now….there are definitely some people liked that place….might not be you but there are definitely some people like that.
    Nobody is forcing people to stay or buy or sell or cannot buy, cannot sell or cannot stay…..
    why be so “PISSED” off by what other(s) are saying in the forum…….why give the FUN to him?

    YES. that should be it…….if you wandered long enough here at this forum or there forums…..there will always be some forumers out to “stir” the pot to make a scene….and then they will leave to come back a few days to see if they managed to “catch” some fun from their troll postings, some even create a few more user names just to create more troll stories.

    Just drop by to YB office to check out the possibility of traffic light set-up at the Shineville entrance. No positive answer as Not much request fr the owner. It is safer to stick to the current traffic flow as the YB officer advise.

    Great to see Shinevile light up. There are more people staying there now. The factory girls flood the surrounding terrace house. More houses turn hostel – collect rental while waiting for a better price. Holding power is still strong. If you are lucky to grab – there might be a few asking below market price.

    Shineville Villas – rental on-demand for factory workers. They are here almost 2 years by Q3 2016. (Rental collection expected around RM50K) Good little price rather than left empty. Currently – there about 1000 factory worker staying there. See Police (PDRM) on motorcycle around – any concern?

    if u want to buy, now is the chance..can tekan price low/low due to operators still staying there

    by mid 2017 i think price will shoot up again once operators all moved to other location

    By the way, some 300 operators have left in August 2016. New batch has moved in to replace them. Factory confirm extend the tenancy period to 2018. stay tuned. Bad Timing – penang RM1M property price stay put in year 2017.

    Happy 2017. Shineville Villa owner never regret on their choice of purchased. Landed property mean long term investment. NO high rental return, NO immediate sub sales gain return. WAIT – after the next generation. Then your children will thanks you for being wisely invest. Just like those who thanks their grandparents for investing in penang property. Look at those who bought in the 50’s & 70’s. After 80’s we thanks our parent la. Good Luck for landed unit owner.

    Landed usually are for long-term…coz that’s where the real ROI comes in.

    your children will thank you for that – if you have none, then whether your neighbours are local or expat doesnt matter anymore.

    on the other hand, condos are fun to stay in though

    The stooopidest thing to do in this world is buying homes for your children (no matter condo or landed). If they cannot afford it themselves, that means they don’t deserve it anyway. They will be adults by then, and they are responsible for their own life.
