    Hi all,

    I am buying this affordable house rm398k, since this is my first house and under 500k, do I eligible for any half-price stamp duty rebate ?

    Currently developer absorb the SnP + Loan agreement legal fees, and stamp duty (loan agreement) too. How about the MOT when O.C obtain? Do we get a 50% rebate on MOT ?

    It is more than 6 months from the S&P signing date, but the S&P yet to be stamped. I don’t think this is a normal case. Any idea what is going on? And when can I get a copy of the stamped SNP agreement?

    I also requested to have the facility floors plan from BSG, but they fail to show any of it’s blueprint. I suppose everything is planned and the plan is fixed, why can’t BSG show the buyer the details?

    Called on Nov last year..they said can get S&P on JAN..
    Called again just now, they told me havent send S&P to stamp yet..
    Almost 6 mths from the date i signed my S&P.
    Waited so long still cant get it..need it to withdraw money from EPF..sigh…

    Stamping done on 15 June 17 they told me, expect to me 4.5 year from date of stamping which mean 2022.

    Two 49 storey buildings on a hill???

    Overdevelopment destroys the environment. People in Penang don’t get it. That’s why landslides and flash floods are occurring when the rain isn’t even heavy. This is Karma. But all you care about is whether your investment will make money. Poor foreign workers shouldn’t be the ones to pay the price.

    A portion of a basement level of the car park under construction has also collapsed.

    The construction appears to have been in the early phase, with just the first two storeys of the condominium’s 12-level car park already built.

    of course you are entitled to a refund together with interest that you have been paying the banks but the developer is unlikely to abandon the project just like that. I think the project will likely continue but the completion date will be affected which will be compensated with LAD. Just make sure you claim your LAD in full as the LAd will be quite substantial

    Aiya, BSG kena big stick already still cocky one lah. Got so much money, so much land, why worry? For this big stick, just fire the consultant, blame everything on the consultant lah. Then spend some money, maybe 20 mil to payoff certain “important person” just to make sure that the unlucky consultant go to jail to appeace the public, and then donate 10 mil to some schools to show they are socially responsible, then……..that’s it, life goes on, still got billions in the pocket, still can continue to suck your blood later!!

    Pray hard for the project to DISCONTINUE.

    No matter the landslides issue can be settled or not, the nearby granite quarry is a big reason for the developer to stop the development.

    They keep on highlighting that previously they able to get approval from the government on development near the quarry but why not this one? Commonsense tells me, those previous developments are not that dangerous because they are typically low building. But this project, BSG Granito, it is a 49 level high building. I don’t think they don’t have the commonsense, but they just ignore it. SELFISH & IRRESPONSIBLE.

    MUST stop the development! Or else, future residences & family will be living in fear, investors will be losing money, the public will be seeing more tragedies.

    STOP BSG GRANITO NOW!!!

    No worries guy , BSG will continue project no matter wht happen since money in their pocket already, they wont take it out one. In BSG record they is no discontinue project in dictionary.

    Delay no problem, during this stop work order period, developer will pay 5% interest (per annum) based on the amount you & bank pay them.

    Example:
    If you had paid 10% deposit (during sign SPA), and bank had pay them another 10% (for the recent completed piling), BSG will pay compensate you interest based on the 20% money they received.

    While bank loan interest is only 4.xx% nowadays, BSG pay you 5% rate. So in return you still untung.

    HAHA. great move BSG!

    Purchaser, is it possible if we want to cancel the purchase & get bc refund? S&P all signed and still getting cheque for compensation of delay from BSG. Saw more worth to buy property and cheaper.

    I dont think we can get our 10% refund back, because S&P signed. If we could, i guess many buyer will immediately pull out from this project. BTW, the latest update I heard from agent are that they already resume construction which the government approved.

    As a per “Penang Lang”, BSG have a good reputation. This is also one of the reason why I consider to buy Granito Property. (I knew that area well – TARC graduated).

    After the landslide, I believe BSG will pay more attention on the safety and the Penang Gov. will not easily to let it go, if the construction have not properly build.

    Yup, the incident may cause of the Market Price (Property) going down. For investment, this maybe the downside. But I believe, You will love that place, if you buy for stay.

      Thats not how I understand it. If the contracted engineers (assuming they are not under the direct employment of BSG) can prove that the issue was highlighted to developer but he developer itself failed to take action due to additional cost, then the director s of the developer will need to be responsible. But if the engineers are in direct employment of BSG, then the BSG director will be liable.

        I try to find out if there is a top over view of the floor plan from the model unit but they got no such model.

        First time experience show unit don’t have such model floor plan for Buyers to view.
        Wonder why?

    The developer is sure not going to spend extra money on the safety measures unless it is required by the council. Also the landslide case has been settled long time ago. Now they just want to clear all the unsold units.

    Why is the government protecting the wealthy developer instead of the people of Penang? BSG is not required to pay the late delivery penalty. I know people have waited over 6 years for delivery. They have incurred large costs for rent and living.
