    Hi,

    Sorry, just a quick question. I’m a first time buyer and I’m very interested on this project. My main concern on this project is the hill behind the tower. May i know what do you guys think? Does it concerns u? Do u think its safe? According to Setia, they are giving their best on reinforcing the hill to prevent landslide and still working on it.

    Thanks =)

    is a small hill, don’t think it will be harmful. And the condo is not sitting at the slope.

    With the budget, you can actually get a better place in Penang island. This area is crowded with foreigners, i rather not…

    @Ooi
    THeir available units are from developer, so you can buy now or buy later also doesn’t matter. MCO will mostly affect second hand market only. Text me I’ll share more info to you, but anyway, I don’t quite suggest you buy this location.. Hard to re-sell in the future although the things they are giving and quality is good, but of course is up to you la.

    I recently look at the top floor unit, but there’s a watermark on the ceiling of the 3rd room (beside living room), I won’t if there’s a crack from external? After repair, is it still in good condition? I saw a lot of crack line at a lot of walls. Any suggestion or comment ?

    recently viewed the units here. i have to say i am very disappointed with the build quality and the overall design. common area and hallway leading to the unit feels like low cost apt and there’s visible cracks along the corridor that have turned green. city view is just blocked by bunch of condo and hill view is nothing impressive either. no wonder they doing alot promo right now to clear the remaining units.

    @kd108
    The hallway and lift area looks way better than any low cost apartment, in fact have to say it looks better than most condos common area.
    The developer has started to repair and repaint the common area although they are very slow.
    For the view, city view is looking at landed houses and far away are the crowded Sungai Ara area with multiple condos, although not as fantastic, but definitely not as bad as what you described as being blocked. Condos over at Sungai Ara view eg Ideal condos views are being blocked then maybe somewhat correct.

    For a condo in Relau area which was launched 6-7 years ago, this was considered pricey, so from that angle, it is understandable that buyers were expecting something really nice, but feeling short-changed after seeing the end product.

    No doubt Setia is reputable developer. Their service is good and I currently owned one of their property. However their contractor workmanship is terrible. Just look at their exterior surface, uneven and bad paints. When I moved in, my house flooded due to piping blockage and now my ceiling dripping with water stains.

    It’s common in every of project for defects even IJM or Ecoworld also. As long as we give a feedback & developer able to reactify & fix in time given then is good.

    Problem is after the warranty periods. I agree any projects is not 100% free of defects but SP Setia still lags behind IJM and Ecoworld in terms of quality especially Penang projects. SP Setia keeps on changing their main subcontractors because of quality issues. IJM is using their own subsidiary construction. Not too sure about Ecoworld but at least they are using Kerjaya Prospeks for Eco Terraces while SP Setia using cap ayam.
