    May i know if most of TBR owners majority are investor or 1st home buyers? If investor then potentially many units may rent out & limited carpark another problem. If 1st home buyers then is fine majority buy for own stay.

    This may not impact on investor as long as somebody going to rent. But it’s huge impact to those who bought for own stay. If majority of buyers are investor then should expect this situation happening. And now situation, some owner desperate to get unit to rent out

    Many people only have short term views about their properties, thinking that if they can rent out fast, no matter who the renters are, it is ok. But that’s not the case. If units are rented out to factory workers, surely it will have negative long term impact. No wealthy people would want to stay in a neighbourhood full of factory workers, so they won’t buy for own stay. And the rental rates will be stuck at “factory worker” level. In other words, the value of this place will gradually become “paya terubong flat” value.

    I agree with you. It’s uncomfortable this situation in long term.
    As you can know The zen will add more sore this area. More affordable & zen6 unit to be rent out in near future. Unit supply in major will be alot & further lower down rental rate in this area.
    Those Zen6 buyer for sure been blood sucker by developer. Selling a high price with similar interior layout with affordable house with just extend some yard & add on balcony. TBR unit is nice but unfortunately many with 1 carpark & small size unit turned in messy. Poor management as well.

    Every legitimate owner/tenant gets to enjoy the facilities. You are most welcomed to use the tennis court if you become the owner too. Wealthy people would not have such crooked mindset/mentality.

    Nearby, projects like the QuayWest Residences (Freehold/Commercial Title), The Queens Residences (Freehold), Triuni Residences (Freehold), and The Zen 6 (Freehold) are scheduled for completion this year. It is good to have healthy development around this neighborhood.

    Earlier/older projects around consists of high-rise leasehold, like the PutraPlace Condo (Leasehold), the Gold Coast Resort Condo (Leasehold), Summerton (Leasehold), and Baystar (Freehold).

    If you are interested in landed properties nearby, there are the D’Residence and the Sanctuary.

    “Wealthy people would not have such distorted mindset/mentality”….thats NOT TRUE. Judging by the emphasis placed on car ownership in our society, snobbishness and elitism are still very much alive in our society today, and for many many generations to come.

    Car ownership is so prevalent nowadays, a necessity rather than a luxury, which also contributes to traffic congestions in major cities of Malaysia.

    One thing I find it rare about TBR is the wide campus area, compared to new developkent nearby..
    I feel.. Triuni cramp sikit with 3 towers on that piece of land..
    Any other new development around with spacious outdoor space?..

    TBR is good in facilities & amenities. However, majority units came with 1cp only. Unless you take 2cp unit. Triuni build in material good quality. Hopefully that’s better control in TBR homestay & foreign workers..

    Carpark is not an isu now, only one 7-seater family car.. Can get 2 CP also..
    Homestay should not allow with residential title.. Enforcement for this is need..
    There are foreigners in lots of condos/service apartments, especially KL city center..
    I heard 中东人 very rough in handling the house. Some high end condos in KL also have lots of Chinese national.. not an issue to the residences if they live peacefully..
    Btw are you an owner that actually encounter some foreigners? Should make them few welcome..
    Looks like there is no new development with spacious outdoor at the moment..

    Strictly not facing west, not facing TNB, not facing Quaywest.

    Preferable first bridge view/sea view or Georgetown view. High floor.

    Willing to pay higher price for these units.

    Yes. Agree on that. But in Penang condo usually people prefer to have 2 carpark. For myself, this is holiday house then should be no problem with 1 carpark. In Queensbay area, i don’t think you will get a residential project with huge spacious outdoor already. Penang world city majority all are commercial title after.

    I hope you’re joking. Nope, it does not look like a helipad. There is no access to the top of the slab, it barricaded. Not sure why it’s not used as a public open space.

    This project is high density & with many of studio unit to rent with majority come with only 1 carpark. If you check on surrounding, parking is major issue & that’s bus awaiting at outside. That’s affordable unit at Quaywest just next of it. More illegal parking at road side in future. Wondering if 870sqf can fetch for 600k to 700k too.

    i agree with what u said. otherwise the price wont drop so drastically from launching time back in 2013 to now. 1 cp is the thing that turns me away from this project because i feel that cp is so important, else it will have the problem exactly like you mentioned. there are a lot new or old projects that provides 2 cp for the unit. at the end i think i have decided to go for other project with 2 cp for the convenience of our lives. as for the appreciation part, nobody will know about this. you could be wrong or right. but the major thing that turn me away for the current moment is the only 1cp provided.

    Very lousy, even current JMC members also satu macam, deafulter list pun also no up at notice boards, building manager also owner staying there and conflict of interest, JMC no care and continue appointing as usual, tracing defaulters going in tbr when their system have the units numbers, simply block the card access what…….piu piu piu

    This is one of the worst development in Penang.
    Many unit comes with 1 carpark only. Car parking at roadside. Super high dense 1343 units all in & out from same entrance. And homestay running out of control.
    Quaywest also same 1235 units super high dense & all in &out in same entrance. Many affordable unit come with 1 carpark also. JMB need to be quickly form & enforce to solve this problem or else will be disastrous. No value.

    Ivori is most of the worst developer in Penang.
    Selling house with 1 cp is unnecessary. Even The wave penang also with 1 Carpark with 1 million. The project in progress with 10 years also not yet done. So you foresee all 1 million house owners with 1 car only? Very poor management by developer. If you look at outside of Tropicana Bay that’s full of illegal carpark & sometime MBPP also cramp the car. So all those are motor owners cars? Quaywest affordable house unit also same all comes with 1 carpark. So worst planning by developer. Zero cash flow.

    The fact is Ivory sell this project at high price, RM800-RM1000 psf, who want to buy subsale condo at this price today? Rather buy Queens Waterfront at least sin jam ban ho pang sai XD

    What a joke really. How can this Bay residences compare to Queens hamilan. 1 is normal condo another is highend seafront condo. 1 is high density condo & another is middle lower density condo. 1 is facing highway & block by Other Quaybest. 1 is walking distance to QB mall & seafront promenade. 1 is majority with only 1 carpark. Another is 2 to 3 carpark at least. 1 is pro-homestay design with 1 room & another is anti homestay retirehome.

    Walao.. Complete different product also. 1 is Musang King & Black thorn another is Lim Fung Jiau & kulit hijau.
