    The contemporary concept seems advanced the current available market options as purpose for warehouses and or factories.
    Based on the artist impression, i wonder whether the entire areas would be more appropriate for development in similar nature to Juru Autocity?
    I am looking for a suitable place in Alma for Pub/Disco business. Is this location potential me on this business?

    Alma gooing to be a big township under the joint effort of DNP, ASAS DUNIA, DSG, IJM, etc.
    These areas definately worth for investment with extreme potential.
    Anyone know when is JUSCO moving over, as all been hotting and paying particular attention on the chain effects from JUSCO

    1.688mil is consider cheap as compared to the surrounding similar concept development.
    The shop houses by DNP cost me 1.35mil without extra land. I dint know that my unit will be blocked by three big tower block along Jalan Rozhan. I have regreted to buy the shophouse here.

    I came from Georgetown.before i work at outstation also think that Alma are too far. But after i work at kl, i can accept Alma. some Penang island people never stay at outstation will think Alma are too far cause Penang island are small than mainland for the land area.

    Property here in Alma will remain booming. Understand that there are many proposal around this areas. Hope that Alma can become a big township in the near future as there are not much available land in Perai already.

    The sales’ responds were extremely good during the road show in Gurney Mall. Developer has excellent recorded sales in a short period.
    Hurry……not many choice available now.

    the access is terrible.
    you have to passby the only residential access to get the site.
    it is so called industrial development by sharing the flooded residential access…..
    it was so terrible flood during the heavy raining season.
    ask around the resident and you will know…..
    careful before throwing monies

    i stayed in tmn sri kijang, and i doubt the area can success. it will be another abandon project later. nearby industrial by pdc are more strategically located with very much cheaper price. planning is more proper as compared to alma. what the joke that this area can become industrial park. I find it a great humour. Besides, who is the developer? i have never hear….. can someone tell me more about the developer background?

    this area will be booming.
    but 10 year later….
    although Jusco is moving here in alma but it is nothing about the project. this project is segregated by tesco with the only small access leading to the site. what the joke to call as industrial park.
    i wonder this project can be done successfully.
    i rather go buy at valdor industrial park that 70% cheaper or pdc that 50% cheaper or asas dunia that 20% cheaper etc…
    never forget, aroma too is better location and cheaper
    industrial park must have very good and big accessibility as the basic key points as industrial park are not here at all….

    It is truly a joke. Why must in Alma. There are plenty of land near Butterworth, Tambun and Batu Kawan, Valdor, Simpang Ampat, Changkat etc., that are much more suitable to support the industrial. Please go around the PDC and or state government website to fin out the planning to industrialise Penang as a industrial trade zone in Penang.
    Kawasan Perindustrian Valdor and Simpang Ampat that just walking distant to Batu Kawan well planned PDC industrial park and Science Park will definitely better than here.

    I find the selling price is extremely high but understand that the sales is damp good. The market seems going crazy. But I do not know whether the sales is solely a manipulation or genuine. Hope that Alma is really booming.

    People should not in doubt of the selling priced. If the sales are good mean demand is there.

    I only wonder how these areas can solve the bottle neck problems at the permatang tinggi junction and the T junction in front of the hawker center. Both end are terrible blocked during the peak hours. More serious when the traffic light is not set properly to cater the smooth flow on the both end.

    I observed there is still needs on industrial zone but good infra is the key consideration. Since the sales is good, may be some others factor has influence in encouraging the sales. However, I dont believe this small project can be doing well.

    A business of the developer before is doing trading of garment,This is the first project of the developer,however,the developer has very strong financial based,so this is not the issue to worry whether the project can be abandoned or not,most important is this project is about 75% sold out & S&P are signed as well.

    The developments are more to showroom & warehouse,i think there are only few retail shops here,therefore it wont influence the traffic at Alma a lot,the floods problem will be solved because the land will raised at lease 5 feet height.some more this is not a small project,people can easily view the building from main road,The design of buildings are new & elegance,i agree with people have to get through those buildings behind the Tesco.

    Hi,Wolf,its not only 40 unit of light industry here,there are phase 2 beside this land & there are another 30 units of factory coming soon in future,New entrance will open soon as well,flood problem will also solved when the land sea level increase at lease 5-6feet high.

    I was lucky to decide fast in buying the unit. now the price increase so much aldy.
    Understand that only few units remained.

    Yes, the selling price no longer 1.688M( the unit selling price 1.688M, today’s price already 1.838M), and this 1.688M already sold out, moreover the selling price will be increase again this coming November, around 50k to 100k each unit, I would advise that, who still interested about our light industry project, please act fast, because remaining unit are less than 4 units, most of already sold out units, the SPA already executed. Project will be complete end of 2014, hand over hopefully beginning of 2015. to whom is still wandering, I will suggest them pay a visit to our sales office and site view, than they will understand, what is going on in the property market.

    Hoarding after hoarding, until now it still has no any progress, in fact the developer said that the commencement will be started after this year CNY, what is the month now? I hope they are not referring to next year CNY Lol. I doubt that the plan is not even approved. Look at other same phase projects, BM City Mall, Iconic City (almost completed), shop lot project by Welcome group behind Auto Stores (construction started). Voted no confidence level on this developer. Other previously doing garment business and now developer are doing pretty well, WHH is now building condo, and of course no need stated DNP.

    The project seem not strategically located. No proper access to the site. Have to go through a back-lane and sewage plant.
    How come the price still keep increasing. I think it is manipulating. If the project good it should be sold out fully but not keeping for price increase. Self entertaining only i think. I doubt this project can fully sold.

    Alma Industrial land no more already-ma…, therefore the selling price sure increase-lah, moreover the building material are keeping increasing every year, nowadays where got the property not increasing? sugar also increase-loh.     There are plenty of land here in Alma undeveloped. But the question is why must be Alma. Bullshit here. The federal road all the way from Butterworth to Nibong Tebal are much more suitable to be developed as industrial land with complete infrastructure. I rather buy PDC factory near Batu Kawan.

    Non-constructive talker A-L. I like to see property selling expensive so that the market can move and I can have more auction options when market down. Just wait and see what happen in near future. I really love to invest but I Don’t think now is the right time.

But did you do a market research for the land price per sq.ft. on this land? When the new development at this land that you mean it, how much the price will it be costs? Then property price will go down maybe?????

    Bukit Mertajam so many shopping mall closed for business like Luwin, bandar Perda JUSCO, Alma 2 shopping mall, KAMDA shopping and many more. I dont think JUSCO and TESCO here can support this project.
    Now EKEA is moving in to Batu Kawan. I rather invest in Batu Kawan industrial park, comprehensive industrial development with labour support nearby.

    I dont believe that all the sales is rely on the friend friend, relative and manipulation. If the fact is truth, phase ii will surely fail. Just let’s see together on the current and coming project. I am just interested in kutip cheap cheap lelong properties. XD
    No point reveal the developer background and sharing the capacity of developer. This will only destroy the developer.

    The exact location is behind TESCO. You have to use Jalan Sri Kijang. Pass through a pathway between TNB station and Sewerage Treatment Plant. This is the only access at this moment. Future access all not available. Phase ii have to use this access also.
    I am from Taman Sri Kijang and I know this location very well. I agreed with Eric Chong.

    i bought a unit there and i visited the site last week, the construction is going on the stage of Piles cap and ground beam slab. Now, most of the projects are expensive is because of the building material costs going up, labour as well as the Land costs at the good location.

Residential Housing Estates located nearby include Taman Villa impian, Taman impian Alma, Taman Sri Impian, Taman jasa Indah, Taman impian Indah, Taman Impian Jaya, Tmn Sri Kijang, Tmn Alma Jaya, Tmn Nirwana, Jesselton Hills and 3 Blocks of service apartment namely Mahkota. The TESCO Hypermarket and JUSCO are also located nearby.

    I dont see any problem in the access road ler. Why so many ppl fuss about the access road? What’s wrong if the road build beside STP??

    Fyi, Developer already start the foundation works. We only can see whether this area “ong” or “not ong” after AEON, BM Mahkota and the proposed hotel fully build up. Dont judge thing too fast..

    How much people can earn from the rental market ha? If throw in 2 million to own a factory you need at least 25k installment o. What kind of business can recover the basic 25k from the factory here? Scary lo. People never think when invest meh? A bit odd lo. Is people willing to rent at this rental?

    For your information, base on the current BLR-2.2% the monthly instalment for 10 years is RM 20.631, 15 years (RM 15,198/month), 20 years is RM 12,545/month and 25 years is RM 11,003/month. You can check with your nearest Bank to verify this information or you can download the “loan calculation apps’ from the google.
