    The S&P only for the condo. Car park S&P will be sign later. The condo owner unable to choose the car park now which will be assigned later. This is holding back few people from signing S&P until the visibility of the car park issue resolved.

    Check out the progress of the phase 1 before we assess the developer. Given almost all phase 1 owners had signed all the SPA, they have no reason to delay this project. Was told SR is calling to sign SPA now too.

    Please make it clear what do u mean by ‘sabotage’? I am making thoughtful discussion in all these projects. Why only listen to what developers told u only? For most of the buyers, it is important to consider the negative aspects of the projects before making decision. Don’t let the developers fool you. If you still accept and want to go for it after knowing the negative points, then congratulation and you will not regret for your buy later. That is my philosophy, and not simply let the developers walk away with people’s hard earn money with cheap marketing tactics. If you think my analysis is not true or misleading, you are welcome to clarify and have healthy debate but not personal attack lah. I know the house price trend is not going well for future outlook and u want to kick off your projects as as soon as possible, but really beh tahan on your ‘hard selling’ lah..

    Well, if they can sell about half in a day, it’s considered good response already. Remember they are not selling entry level property, these are expensively priced condo at prime location. Will see how will be their sales conclusion by end of tomorrow. if >75%. It will be considered successful.

    The promo 2 car parks with DIBS & cash rebate is still available. It looks like the units facing Villa Emas are selling fast. Corner units are RM20K more expensive than the one same floor. Got discount 39K for Type V 1566 sq.ft.

    Tinting the windows are the best procedure. To me facing morning sun vs pool view, I will still think pool view is my preference. And it’s a lot cheaper if vs the units facing Gold Coast. Lower entry price.

    Almost 50% of this project Phase 1A launch was purchased by KL investors. As quick comparison, 650psf PWC vs Mahsing Southbay Plaza launch price, PWC is a bargain at this location. 650psf, you can’t even get a decent condo in PJ or SJ areas, most of them are leasehold and commercial title but now u can get it beside the sea. Sg Ara reflection subsale is asking for $800k for 1512sf now, $ and deep in Sg Ara! Comparatively PWC is still a bargain. Remember you are buying PWC at $650psf of the future price (only commit bank loan in 4 years). Still a bargain.

    If PWC is a bargain, then Summerton is the bargain of bargain?

    Most units are already sold…due to the strategic location here the price will definite appreciates since it is still below $500 per sq.ft. Most of the subsales like Villa Emas and Putra Place are currently selling close to $500 or above. When this project obtained O.C the price of this area will have at least a 20% increase to say the least especially when compared the least has been renewed back to 99 years whereas the others will be less years by then.

    All the GSD projects were ucrsed as they started the SPA project very slow. Look at their 3 project now! Sierra Residences, Garden Ville and Summerton, they had beaten the odds. Moving fast and steady. GV is even faster than One Imperial which was launched at the same time.

    Hope that Summerton can get OC ahead of schedule. In view of Penang World City & Victoria Bay launches, the price of these areas had appreciated decently lately. Good progress.

    No thanks and no offence, but after some thoughts I do not think >1Kpsf is justifiable for a leasehold property. I’d rather wait for Vic bay or Asia Green development on PWC land which offers seaview, privacy and peace, though might be slightly smaller then 820sqft.

    Was looking through this forum, it is true Light Linear is indeed noisy at the entrance. Once the door is closed it is ok so Yoong is right on that account. Am wondering if Primo Summer sea-facing units would face a similar issue? Of course the traffic is less and speed is lower.

    Once PWC completed, Sumemetone wil price at least RM800 per sf. Locality wise Sumemeton is much better if compare with PWC. That is the hraeson why so many people hunt for thsi unit.

    wow..penang prop not steady, remove my comments. i will post again and snap photo. If remove i will share on FB.
    I want to buy SOHO. But found out while view the unit is only 450sqft. The balcony and corridor covers the balance 400sqft. So i felt cheated. Agent said seller agree with RM480k without undercounter after i proof to him last transaction was RM440k. the balcony view villa emas roof top and electric pillar which is bad feng shui.
    But after view, the small toilet and pantry and square 420sqft empty unit, i now change to villa emas, 480k i can get fully furnished and view 2 pool (villa emas pool & summerton mini pool).

    if you all don’t believe, go view. and pay some $ to check on last transaction value. Don’t get cheated. the unit is only 420-450sqft and last transaction 440k only. they will tell you undercounter, but you believe? got proof? so don’t fall for it.

    YH, you must be kidding to say the soho unit is 420 sqft. If they lie, how come the bank can offer loan up to 580k.

    Pls note villa Emas known for its leaking problem. The facility is old and dirty. So, don’t think u made the right choice. Summerton soho is still a better investment than villa Emas.

    You can get 10contractor to measure and if any contractor who can proof built up more than 450sqft, I pay 580k. And the last transaction I get is data I paid for which is what I use when I buy property all along.

    If buyer buy blindly without comparing Petra place, villa Emas of gold coast, they will relly feel 500k for 820sqft at summer ton is cheap. But if they know the actual size is 420-450sqft and balcony and corridor covers the balance, they will know how to offer if really want to buy.

    There is no drying area / yard place for washing area for 1600 sqf units, washing machine where to put? What a lousy layout design for this lease hold condo, similar the LMC cheap design. The selling price also not cheap, no worth at all. Better let go the GSD projects.

    Residents of 1566sqf units complaint when they first move in about this issue to the developer, then they just only installed a water pipe out for washing machine at the kitchen area. So lousy!!!

    For summerton unit owners who are upsad with THE BEER FACTORY, can file a Complain/Bantahan to MPPP thru e-aduan.
    It is very easy and convenient.

    I think once the permit has been granted to operate…not so “easy” to object…..else not fair to the business owners who had spend so much monies to renovate and operate the business. the potential business that wanted to sell alcohol or beer “would” be required to publish their intention in the newspapers …any objections would have to be then not after the permit has been granted…..unless “Dumno” starts the petition…

    Is it normal here to renovate the unit before moving in even it is a newly built condo? No custom interior order was possible at the initial construction stage? There are so many units under renovations and constructions right now so it is very noisy until 6PM everyday during the weekdays.

    Yes that’s true. Free parking for 1 year, then suddenly got paid parking. Paid parking operator does not pay to Summerton account, but to another GSD Land sister company. So guess what are they trying to do eh? A high cost condo but no visitor car park. What a shame with GSD

    Yes…U paid the difference sum of the amount with GST. Let said 1st hand is 500k, sold to u 700k. Means 200k profit need paid 6%, so the seller will collect 6% on-behalf of gover from u. Means u paid 712k
