    Don think so strategy….
    It’s insane to build nearly half million price of double storey terrace housing in BM area moreover it’s located far away from town!

    Obviously, it’s definitely for investment purpose!!

    They are not considering the consumer needs & efforts, even an engineer with salary RM4k cant buy right? All of you agree?

    At this price better buy at Orange Villa, Jesselton Hill or Pearl Villa, cheaper and better location. This location is considered “ulu” in BM, but it is a quiet place surrounded with greens and fresh air. It’s only for own stay, only crazy people will buy for investment. Just look at Taman Bidara which is 100m away from BM Highland.

    If Jit Sin branch confirmed at Asas Dunia’s Tasek land, then it’s about 15min drive from here. However, the road is narrow, winding, quiet and dark at night. I wonder if anyone is brave enough to use this road, esp at night. People may just put some nails on the road, then u r finished. For me this area is too isolated and not so convenient. If more development come to this area in the future then it can be a better place. At the moment I think better get Pearl Villa’s 2SSD, about 100k cheaper.

    Pearl V is physically defferent from BM Highland……If u prefer strategic location with easy access then ok. But BM H is sited at high ground, fresh air and greener environment…..

    Hi emily. Proposed Jit Sin branch is just within 1-2km from Pearl Villa. Simpang Ampat area is still not much jam.

    Of course everywhere will be developed in the future, just how long it takes, 5 years, 50 years etc. You have to take the risk if buying somewhere isolated and hope that the area will develop fast. I’ve been to the site and I doubt whether it is located at higher ground, though the name is BM Highland. The construction site seems to be lower than the main road.

    Roadside banner says Pearl Villa SemiD from 438k. But P Villa is more congested. BM Highland has its pro & con like all other projects. I just give my 2 cents worth :)

    Why the developer can build bungalow there? The cheapest house in whole Malaysia is in Taman Bidara. My friend bought double storey house for only RM50k and another one bought 21/2 semi-d for RM125k only.

    That area do not have value at all!!!!. Insane if one consider to buy bungalow at BM highland. Do you know the area just around 80m from chicken rearing farm? A lot of flies there. Please do not be fool and a lot of foreigner living at Taman Bidara especially at single storey house and flat.

    That is the worst location to build a bungalow. Look at Taman Bidara, the house there no value at all.

    Those who afford to buy at BM Highland will be rich in the first place. But for Taman Bidara, I just don’t think it is a nice place to live, even though Feng Shui is good. The shops are >90% vacant and houses I guess about 50% vacant and unkept. Cheap sales also not many takers. Most residents staying there are not rich. The owners must have suffer big loss. I pity those who already spent tens of thousands renovating their house over there…

    BUt i heard that taman bidara nt value because the developer bankrupt ady n the title stil dint cum out yet , caus of dis the value of that taman cnt increase lo…n mostly who buy taman bidara is just for invest,after they kw the title cnt cum out then they sell cheap cheap ady …so if ppl who want to buy the house hv risk lo n bank oso reject for loan ler…just like sunny said i ask my feng shui master to view the site n he said the land is good lo.. so… hmm…

    Good location, only 5 km to BM town, 4km to Kulim Tesco and 3km to Alma Tesco. Not congested and no traffic jam compared to Alma area. Very quiet and in a highland, not worry flood.

    Just go through the list of mainland property in this penangpropertytalk website. There are a lot of them.

    For the latest one in BM, there is a new mixed development off Jln Song Ban Kheng at Kota Permai, beside and opposite the new Beng Teik primary school. The shoplots are already open for sale and not many left. The G&G residential I think for registration but not sure. Developer is Welcome Development.

    I and 3 of my friends already bought the double storey terrace house. Now the row which is open for sale only left 2 units. I bought it because the tropicale residence just 1km away from BM highland very good response and is 90% sold out. The price for the same type of house is increased up to RM400k. Actually BM highland is same concept with tropicale residence. One thing the advantage in BM highland is very low density, total only 149 units.

    I’ve made a visit to BM highlands. The place is secluded but fresh air. The roads leading there is narrow and isolated. Very dark at night and in the vicinity of Taman Bidara with a lot of abandon houses and foreigners. Its quite scary there especially at night with no bus service or public transport. Shopping complex or marketing is a problem. The houses bilt there is lover than the main service roads, appears to be “sunk”
    Taman Bidara is an eyesore in certain places. 90% of the shops were empty and broken. The houses there were at one time very cheap but was raised up by housing agents or brokers. If you were to buy the house there you have to overhaul the house right from the plumbing, electricity, masonry, iron grill, cement roofing woodwork infested with termites etc. repair flooring, bath room as though building a new house. The rental there is pittance. The cost of repairs will cause a hole in your trousers.

    Given the locality and environment the cost of the houses in BM high is not cheap. It is built in the kampong and not exclusive high class area. Poor class area with inflated prizes. The road is higher than the land and house built on. Not a good foong shui, I think. I think you can get better houses else where, Not a safe place for women or daughters especially at night. Scary to say the least. Secluded and isolated place. Most people living in the area are poor people, middle class and lots of foreigners. At one time in Taman Bidara, it was infested with robbers and thieves causing havoc to the security of the residence there, so much so they hire security guards each paying 30 dollars per month. Value for money? Think!

    Not worth. Project at isolated location. With less than 8 KM heading towards Kulim, you can get a Single Storey Bungalow with 7000 Sqft for only Rm355K.

    A word of caution….don’t invest in houses with inflated prices or else you will keep paying for the installments painfully for the rest of your lives. Don’t be a SLAVE TO YOUR HOUSE. GET HOUSES WITH REASONABLE VALUE AND WITHIN YOUR MEANS. OTHERWISE IT WILL END UP LIKE TAMAN BIDARA.

    Tropicale, HillPark, Jesselton and BM Utama is a good choice! BM highland is really too far from town. Think twice! Money is hard earn!!! Just my 2 cents…. If you like quite, isolate from busy town then go ahead!

    you are right, the area is jungle.. after few years, it will not be jungle.
    look at puchong & Sunway PJ. It used to be mining area back in the 90s.
    but now .. it’s fully developed.

    went there just now, the location is not good, the price is expensive with double storey 35 * 75 at RM548,000. The bungalow design is not bad. Compare to PS, PS is worth the price and location. PS – 30 * 96 at RM520,000.

    Hi all. I went to there show room yesterday. I think it’s not as ulu as everybody is saying here. But I agree that there are a lot of flies in the show room. I only asked about the double storey around 20 * 70 (please correct me if i’m wrong) is around 388k. Early bird discount was 20k. So downpayment is only 18,000 and borrow 350k.
    Honestly, I really think that it’s incredibly overpriced….

    all this talks about distance and isolation are relative…depends where you work, where your children study…how comfortable you are with staying far away from public amenities… and lastly how deep is your pocket…

    for those who can afford it…they can pay a premium for similar sized housed in BM….for less well to do, i think choosing this location may suit their needs…

    A good house depends on many factors and attributes. A house is not necessarily be a home. I may sound perfect, altruistic but after all you are paying for it, so it is incumbent that you make a wise investment and better to be safe than sorry later on.

    1. A house should be on a good location, good foong shui, far from graveyard, ground if possible should be at level or slightly above the service roads.
    2. Free from floods, undesirable elements like thugs, thieves muggers, foreigners, gambling dens, houses of ill repute, infested with gangsters or mobs.
    3. The vicinity should not have chicken farm or rearing of animals as it attracts flies from afar.
    4. Easy access to schools, banks, post office, shops, supermarkets and other basic amenities. etc
    5. The ease of public transport for children to go to school
    6. The environment should be clean, fresh air, conducive atmosphere close to nature as possible, free from factory smoke, noise, pollution or bio-hazard etc
    7. The house should be built on a good foundation, quality materials with good workmanship than includes fittings, electric and plumber.
    8. Access roads leading to your house should be well maintained wide and tared.
    9. Lastly, know who your neighbors are. A good neighbor is a blessing but a rotten one will make you lives miserable for many years.
    10. The security of your family is important and that’s where living in a good neighborhood counts.

    11. The developer should do landscaping and plant trees and flowers in an orderly manner so that the area becomes like a garden city pleasing to the eye, and blended beautifully with the environment providing shade so that the area is not hot and barren.
    12. If you are contemplating to buy the house, and if you enter the said house and you got an eerie funny feeling, cold and humid, gloomy and dark and you hairs on your body stands on end with goose pimples, then get out and don’t buy that house as it could be infested with spirits or ghosts. The house should be bright, airy and nice when you walk in. The feel good factor should be there otherwise don’t buy. Don’t buy house facing T junction or 4 junction or house beside or in front of TNB power station. It is bad foong shui as it sucks you energy. Or when you open the front door and the is an electric pole facing right in front of you.

    went to the site yesterday…more than 50% has been booked (2ST), but 1 more row to be opened with higher price as per told…price starting with 398800 with 10k or 20k rebate (depends on front facing). seems like the price has been increased after 20% increment on cement…maintenance fee for 2ST is RM120…yes, it is not a highland, main road connects to jalan kulim is very narrow, but just a short distance only…bad smell once i step down from car, but no more inside the house…good service and big broucher….heheh

    went to site on sunday, phase 1 DST just left 4 units only. actually the price now RM398k had less 50K is consider reasonable price. It bc now BM land alr up to RM400k… . RM348K hv gated, facibilities, interlocking (Tmn Road ), Underground cable, full carporch tile, enviroment cool & flesh . now, at Juru industrial state also selling RM320K, no gated, facibilties, most hately is the TNB pole in front of the main door. If really want see ‘feng sui’ its a good places. ‘feng sui’ only hv at ulu places.

    The whole BM Highland area should be utilized for the low and low-medium cost houses to complement with the state government housing policy for Penangites. ” Park View Residences” in Auto-City is a Better Choice, area somewhere behind Blaupunt and Crest Factory for those who are interested to stay and invest.

    I have visited to the BM Highlands last week, in my opinion, the house is good but location might not strategic. I really impress with the structure and quality of the house, as well as the environment and concept, one point which I need to emphasize is the total unit is not compact or crowded if compare with other G&G concept house which there may occupied up to 300 or 400 more units. Honestly, I have visited and observed the site progress & show house, all I can said that the unit is worth to buy with they indicated price, but the only concern for me is the location, it might take years for the developing in surroundings. Hence, for those have no concern on the location, I can said is value for money. Anyhow, others may not believe what I commented here, so you may pay a visit to the site and make own judgement as well.

    Chia, yes you may right as we unable to predict any future development in this area. Moreover 350K for double storey in BM area might hard to find which many already cost more than 400k. I have a look on the double storey, only not comfortable with the 1st floor small bedroom which the partition is quite weird, others looks OK, especially the high ceiling concept.

    Don’t look at the location, i would say this is a dream house that most ppl looking for! gate & guarded with landscape garden. But anyway, location is the top consideration and that’s why, Penang Island property is still the best, even live in 30th floor with 700sq.

    All people say that this area is not good, do you all go to the site to take a look on your own eyes? If not, then dont just say is good or not strategic.

    Last time, when alma start to develop, many also say that alma cannot be developed, as well as tambun and batu kawan, but now how? the answer is there.
    You will never know how government going to develop the area, unless you have some one to tell you some secret, which most of the developer have. Do you think Jadi group is not as clever as you to foreseen the future of their project? if you are so pro to foreseen the future, you are not just an employee but a developer.

    Yes because the road still dark in night. Nowaday Tmn Bidara start to see more and more residence move in, one is because rental lowest. Everywhere is risk but so far we don’t see any crime reported. Police station is located within 2km, and able to see they are patrol around. The malay residence actually we can see they affort to own Rm60k+ cars.

    Tmn Bidara house cheap but thief also much..10years before we buy RM92K plus cost renovation+Furniture ard RM100K, 2012 sold out only RM120K, im moved coz both side no neighbour ard 10years le…lauzy area…behind is shoplot mostly is for investment swallow nest…very noisy…my bonsai planted since baby tree at garden ard 8years boy height also stolen by thief on midnight..my husband sad 2days.

    Hi kiki, BMH distance from Hill Park less than 1km, but Hill Park already selling 500k above for the DST. Both the environment the Hill Park and BMH is sharing, and we are buying future value for BMH. Bidara is one of the failure project because of the developer, not the environment. In fact, security concern is everywhere in Malaysia, we wish the development over there will getting better as linking to Kulim and Batu Kawan.

    My friend still stay at Taman Bidara near to BM Highland said on 12 May 2015 which was raining heavilly the raod (Jalan Gajah Mati) which is the only road to taman bidara were flooded. Kampung houses at the area were badly hit. Water rise almost 6 feet at the kampung house. My friend could not go out to work as the only road there was flooded and many car got stuck due to high water as they drove through the high water level.

    No wonder still a lot of houses cannot be sold out at BM Highland…

    Been to the showhouse. Dst. Design not good and piping all expose. Location definitely nkt good as the road lead to there even scary during daytime as too many big lorry.

    If you want to retire, probably a good place.

    Pls Don’t buy the house cause the Developer is Profiteer and built the house with bad defects, Soil settlement and crack seriously . Taman Cowin Indah & Tambun Royale city also under this Developer .
    Newspaper on 24Oct 16 is about Residents complaint the house issue to developer .

    I am the double story owner at BM highland. Staying here for almost 2 years, overall we are still pretty happy and satisfy in staying in our sweet home. Environment definitely great, away from hustle and bustle traffic, early morning jog around the compound is a blessed things to do as can enjoy fresh air the early morning. If you love peace, you will love the environment here.
