    The only info I know so far is that they will build 3 blocks of condominium /apartment with a total of ~400 units. There is also one block of low medium cost apartment (244 units).

    Selling price not confirm yet.

    I called, and the sales person said that launching will be end of this year. Price starts at RM 388K. Was surprised with that price, but that may be for the low medium cost apartment then.

    According to kwongwah newspaper published on 1st July’11, that area is lack of development and very high potential demand for the 1000-1500sqft condo. Now they open for registration in boon siew office. As of March 2011, already have 2000 potential buyers register. Again, with good reputation developer, average density, ~RM320 psf price, freehold title, for sure will be another upcoming property selling like hot cake. See below link for more details

    Very BAD location … surrounded by very old abandon pre-war houses, termite infested land, very congested narrow roads going in in & out …

    & that famous filthy smelly river of penang is just beside …
    cannot breathe … !

    boon siew’s clan already hold most of the units, you all can forget about to get a unit there.

    furthermore the location is so crowed with 1 narrow enter/exit from main road of perak road. think twice before you want to waste time to queqe up

    Anyway, not interested with the location. High criminal cases area even though close to Sg.Petani Balai police headquarters.

    Sg. Petani or Jalan Patani… The location more near to Dato Keramat Police Station.. Maybe the pre-war house in front of the entrance there going to demolish to make a large road.

    I kinda agree that Boon Siew properties are normally hard to get. You could have registered with them through website, sales galery, roadshow or whatever, but the chances that they will contact/inform you on the preview/launch is very low. The next thing you would find out yourselve through website or press later on that launch already over, and all the units already being taken up. Anyway this is the standard practice by all penang developers nowadays anyway, reserve for directors, staffs, friends, investors and etc, all good units snapped out and perhaps left a few for public. Even reputable one like IJM also is doing this, check on the recent collection II launch and you would know what i meant. We should condemm such a Family Business practice, very un-fair. Don’t buy from them if you see certain huge % of good units already being taken out even before the official launch.

    I think it is not fair to post comments and condemn the developer when the project is not even open for sale yet. Why do you think they take the trouble and spread the news on the newspaper? If all all the units are already reserved, they won’t even need to tell you about the project, do they?

    Boon Siew just want to have marketing their brand only, look at permai project, they have private party launch on the permai projects, you can’t even get invited to their launch if you are not millionaire or business link to them. only the left over and price increased units will open up to outside. boon siew cucu anak anak perkerja perkerja are running local style of business, they dont care for intergrity la

    wouldn’t you be happy if your company looks after their staff? of course, since you have already made up your mind, just forget it and move on. You can quit the game and don’t even need to look up any of the properties (you can’t have everything going your way).

    Maybe you can set up a company and develop properties on your own and sell with integrity. No need to gripe and complain about others. THE END.

    Be Fair, if you have purchased any of the “Hot” Property in the last 3 years, Eg. Southbay residence, the spring, summerplace, maritime square, The Light Studio, celesca garden, white lily minden garden, elite height, and golden triangle. Are you just walk freely into the sales office, the sales person greeted you with a warm smile, handed you a cup of tea, and presented you with all the best units to choose from? If this is “not” the case, then i presume that you also may gone through this:-feel exicted about this future home/investment to be, did alot of research before hands, dropped by the sales office multiple times to find out more information, discuss with wife, family members and friends on the purchase, checked out EPF whitdrawal procedure, work out financial plan and also shortlisted some of the choice units, eagerly waiting for the launch, brought along cheque with your hard-earn cash imprinted, and queued early or even camp 2-3days outside sales office to be early bird. What would you feel if only came to know later that all units are fully sold before launch, or simply staring at the availability chart with only few less popular units available for you. That’s not all, the next day you went back to office, only to find out that your collegues have managed to purchase 2-3 best units each with a discounted price just through internal connection with the developer, with zero effort. And that’s not the end, next week you would see the ad postings appearing under the Mudah.com or Iproperty.com that somebody would like to release their units with 20-30% profit. Look, this is not as simple as “just piss-off and stop complaning case”, there are alot of sincere and interested buyers out there, who get attracted by the developer’s mesmerising business adverts, spent all effort and hope just to own a dream unit, and these people reserve the same respect and atention as compared to those red-carpeters.

    Anyway, i will register myself this weekend during the property fair. This is a reasonable project in terms of price, location, and facilities. Hopefully this round i will receive invitation for the launch, and presented with a cleaner sheet of avalability chart. I am also eager to find out how well Boon Siew can abide to this minimal price of “388k”.

    Very hard to find an integrity developer now a day expecially when the property market is hot. They will treat you like big boss when the economy downturn. :)

    Forget about register the Silverdale in the property fair, the salegirls will give you a ‘look no up’ eye sight when you mentioned this project at their booth as they only concentrate to sell the Permai-permai project, millions of $$ projects are the the main event of the property fair. The rest they ask you go check internet. puiiiihh!

    380k ++ is no small money, in certain town/city of the country, you get even afford a huge semi-D or even bungalow. Penangites certainly lose out sensitivity towards escalated property price in Island nowadays, anything <500k still considered cheap, and "kiong kiong" lai. I purchased a 1200sf condo few years back at ~400k, and my parent still nagging at me until now as they think this was crazy :-). Penang property price are also not anything lower to that in KL (not comparing to super prime areas in Klang Valleys such as KLCC, mont kiara, hartamas, Bangar), even my friends in Ampang, puchong, Cheras, selayang, kepong, Petaling Jaya were caught surprise when I told them that a "good" studio unit here at Penang 600psf (the light, mansion one, e&o, 118@island plaza etc), and new condo at ~1000-1200sf at >400psf. I am not sure if I should feel proud about it.

    yeah, you are right. just forget about the project and move on. since the feng shui is so bad, the road is so narrow, allt he units have been reserved, etc. etc. ….just move on to something else more worth your time and effort. no point in getting the bad units.

    Price wise is reasonable but location suspect.I heard developers are facing some issues maybe with kampong residence still residing there on the actual site.

    For the benefit of all,can anyone share it here once you know their date of launching!
    I will advise if I’m aware of it.I think its too early to talk now,right?
    Anyway,its good to discuss and share ideas before we committ to purchase.

    my frends who linked to cucu of Boon Siew already booked 50 units bulk buyers and still add on, I have booked through my frend already. If you don’t have link to BSG, just forget about this project, you won’t get nice unit definately.

    Agree with Jeff and Prince.

    Go visit the site to get a feel of the area bf placing yr deposit.
    Only attraction is the proximity of the schools.
    Disadvantage – proximity to the polluted river, predominantly kampong districts, nearby low cost flats, near flood prone area, front rows of derelict houses and narrrow road.

    Having said these, ppl will still buy as speculators to make a tidy profit.
    There’s so much liquidity in the system so money must chase assets…

    This one heard got squatter issue to clear also. It probably no need to official launch as you only able to get a unit if you have link with BSG staff or willing to pay extra under table money.

    The bulk booking through BSG internal connections are true.

    This is how developer increased the price of their properties by the time the OC is obtained. :)
