Mansion One

MAGNA Putih Sdn Bhd is investing RM200mil to upgrade and refurbish Mansion One (formerly Northam Tower) at Jalan Sultan Ahmad Shah, Penang, to comprise suites and hotel rooms.

Its director Adrian Tan said in an interview that the refurbishment work for Mansion One would be completed in 24 months.

There would be 277 semi- furnished suites of one to three bedrooms with built-up areas ranging from 581sq ft to 1,470sq ft.

The selling price for the suites ranges from RM670 per sq ft to RM950 per sq ft.

“There will be 110 hotel rooms. All the suites and hotel rooms face the sea and George Town city,” he said.

Tan said the suites would be targeted for local investors.

“The competitive edge of Mansion One is its prestigious address and that its management would be provided by a well-known hotel chain group with strong presence in Asia and the Middle-East,” he said.

Tan said the suites in Mansion One had room to appreciate by about 20%, as the neighbouring properties were already selling for about RM750 per sq ft.

“To add further value to Mansion One, the Hardwicke House, a heritage building, would be renovated to become a fine dining restaurant,” he said.

The Mansion One project will be showcased by Henry Butcher Malaysia (Penang) Sdn Bhd at the ninth Star Property Fair 2011 in Penang, which will be held at Gurney Plaza and the adjoining G Hotel from July 21 to 24.

Tan said Magna Putih was now negotiating to acquire two sites, one in Bayan Lepas and the other in the north-east district, for the development of boutique hotels.

“We are also negotiating to take over two pieces of land in Sungai Dua and Batu Gantong for condominium projects,” he said.

Organised by The Star in collaboration with Henry Butcher, the fair will be open to the public from 10am to 10pm daily, and admission is free.

To date, 28 major developers – representing almost all the big boys in the industry – along with several financial institutions, have taken up booths at the fair.

The fair will also see RM30,000 worth of prizes to be won for the “Surf, Click & Win” contest which is sponsored by IJM Land.

    This should be one of the prime project right? Why so quiet, nobody interested? Priced at >600psf, and there is option for reno or not. The biggest concern is the need to fork out huge upfront of 35% base on selling price before discount (5+10%), easily talking about 150k here, and there is no assurance given when this can be re-funded back. The only statement given is that this amount would be re-funded within 1 month after the first draw-down from the bank, but if the S&P and sunsequent documents never being submitted, this can be delayed forever.

    For those are in the property industries long enough will know the track records of Ideal (and it’s brother/sisters company).

    Some of the projects developed by their related companis are:
    – Taman Krystal Park (under Cantum Kaya SB. – project abandon after 30% and declared brankrupt)
    – The CEO (under Ideal Property – launched 2006. Only deliver in 2011. Some buyers yet to receive keys till todate)
    – I-avenue (Rich focus)
    – I-regency

    Now… Another new company – Magna Putih SB? You can guess who is behind this company.

    Try to get loan from a bank which is NOT thier panel. Then you can ask the banker more question. They know more than us :)

    Yeah..the deal is attractive but the risk is high, in fact my friend managed to get one 583sf, 1 car park, facing MBF tower but with side seaview, without reno/furnished option at ~580psf after 5+10% discount. This price is very reasonable considering the strategic location (centrally located, and next to gleneagle, could get tenant easily, nearby to gurney drive), and also when compared to the similiar projects currently (118@island plza >700psf seaview with no car park, SOHO@Gurney heard >800psf, studio at the light >700psf, studio at E&O >750psf sub-sale). Well I am still in the queuing list, i would observe how the banks reaponse to this project, and also the response during the property show to further decide.

    The reputation is indeed bad…I checked with quite a few real-estate agents and bankers, all of them basically given bad remarks about this developer. Accepting booking fees and not sending S&P for stamp, delay in projects, poor sales service, cash-flow problem, and much more. But putting all these factors behind, provided they can still deliver at the end, their building quality and design i would say still reasonable, I-regency, krystal point, I-avenue, I-suria, CEO, and also the under consutruction One Residence at Sg. Ara. Anyway back to this project, at least the northam tower building is already existing, i doubt that they can just run away from this. Anybody can help verify whether they ate the official owner of the building?

    Magna Putih Sdn. Bhd. has bought over the building for RM70mil on 2008. Since the tower is named as “Ideal Suites”, the relationship between Magna and Ideal is a question.

    I think as long as the project is making profit for them, then you don’t have to worry. :)

    What concern me is the huge amount up front.

    I think they don allow to sign S&P even you pay 10%, but only when you pay 25% that time only. Perhaps, not much details they provide, and they have to right to change all the terms and condition if not mistaken, with their poor reputation, they might hardly complete within timeline again if there are poor sales response

    Guys ……….

    from what I heard, you could probably sign the s&p, but the developer ain’t gonna send it for stamping until it suits their jolly purposes.

    same case with “The CEO” project. s&p signed for 2 years, didn’t send for stamping, therefore the purchasers couldn’t claim for late delivery.

    with regards to the ceo project, the developer had a 3 year zero-interest thing, whereby the bank was not required to release the funds.

    in addition to that, people should check what caveats there are on the previous developments by this group.

    from what I’ve heard, not even half the purchasers received the individual titles……..

    For those buying this properties, better think properly. From what i heard, henry butcher will be selling a part of the building only, another part by another selling parties (not sure who). And a lot of banks cant finance or dont favour this project .

    I paid for the first 10% but then decided to pull out. Too much a risk considering the subsequent 20% cash (to eligible for the discount) which have no guarantee as of when can be re-funded. There was a huge dilemma at that time but I have decided on this option, I do think that this is a good project in a strategic location with great neighbourhood and have huge appreciation potential upon completion – if successful.

    Iam one of the early bird who booked early and opt for the >30% lump sum deposit. I have withrawn some months back as I don’t want >=140k of my money being held indefinitely.

    I am not sure you are the early buyer. When this project was first launched, they offered some additional discount with condition that you have to put up some heavy deposit (cant remember exactly how many percent now). Some portion of this deposit can only be claimed back after bank has disbursed certain amount of money to them.

    So why i withraw? Because i don’t think it is worth it if i do not get the additional discount, at the sametime i do not want my cash being held.

    Same here. Just don’t feel comfortable with the this project and how this is planned. Furthermore the company has no track of record (obviously it is a Ideal’s related company), who know what will happen after pay them big lump sum.

    Simple theory, why Ideal want to buy a new company (Magna Putih) to run this project instead of using their existing developer profile which already has good number of project running?

    i got clarification from the developer as well as some friends of mine that are related to the developer. the developer of this project is Magna Putih and Ideal is jus appointed by Magna Putih on the development of Mansion One. They cant be using big guys like IJM or Mahsing to work on it, common sense.

    One of the director bought Northam Tower few years back and with tenancy income. Magna Putih was formed to refurbish the building after they decided to build Mansion. The directors are experienced in this industry n with strong financial background. And here it goes with such a new concept in Penang. The first project with hotel residential. Track record showed in Hong Kong and Singapore. Successful.
    They r jus smart. The location is perfect for this concept. If the project were to be in other area of Penang, i would have think twice.

    In my personal opinion, for a company with no track record would make their first project to the best as their future company profile. especially when there’s a four star hotel attached they have to make it real good. I like the price of mansion compare to others in that area and soon by end of the month the price will be increased.

    The panel bankers are Ambank n MBSB. MBSB is semi govn institution. They should be very very strict in selecting projects and strict research done on developer background.
    Banks have to select well known developer with some records as this is their guideline. Therefore magna putih has the problem with panel banks. furthermore the project is under DIBS

    Wat is DIBS? I bought a unit early this year based on strategic location at town area and good mix of residential plus hotel. Dun forget, there r not many sites left near the area for condo development. Overtime price will escalate. Imagine if some even big property grp keen on buying over the building.. Well, big pot of gold i see.

    Penang will continue to do well economically and I trust Lim Guan Eng administration will do a gd job.

    By the way, is there anybody kind enough to update me what is the status of the developer? The constuction update? I have put in RM$5000 deposit already. The loan application process is really difficult and very slow. Even though the income is enough, but still the bank is keep asking for many more documents. Any problems on the project?

    Beware EDDIE WOO “China Steel” / with Jiabaoyi Industrry S/B truck. Took my the deposit and can’t deliver the grill door he promise. I have talk to a few owners affected by this BIG lier. At first he looks like a good guy after getting the deposit turns ugly.. car no plate: PKH7355 white BMW share by the a Singh & Eddie. Will launch a police report and write to Ideal and management.. i just don’t want to see this people in the area. Others affected pls write to management too… will joint to take legal action towards Eddie Woo.

    Sign S&P but stamp after 2 years?? Wonder how much they have to pay for late stamping or it is even allowed… For those who been to stamping and knows how it works, the dept will not stamp after certain period. Unless the developers doctored the S&P dates.

    From what I understand MP (magna putih) uses local agents (New Bob) to do their selling for them. They do not have a dedicated in house sales team.
    As to the huge upfront payment, I do not know where that came from. For what I understand all you need is 10 or 15% down. I heard they also have an instant 7% rebate that is applicable towards the downpayment as well.
    Stamp duty is 0.5% of the loan amount.
    Other than the fact the MP doesn’t really have any name recognition I am not seeing too many negatives to this property that is not inherent in any other property purchase unless someone here know something they like to share.

    Anyone visited the site? Construction and refurbishment looking good. Scaffolding was already up covering the whole building. Meaning they are now workin on the balconies. Good progress and should be ready by 3rd quarter of next year.

    Just check with the developer, expected completion date is mid 2014, then should need another 3 to 6 months for OC. Looks like by late 2014, buyers can start enjoy the stay there or rent out to make profits.

    You look at the exterior loh, what hotel you think is willing to take up the management of the project? 3 star hotel at best. But the issue is this, if OC in Oct or Nov, any decent hotel would already have made known their presence there. Until now, I still haven’t heard any. Got cheated by Ideal AGAIN? Hahahaha!

    I received letter regarding upgrade the vinyl flooring to flooring tiles. (not sure is really upgrade or actually is downgrade the tiles quality)

    Would like to know if you were given the plan for the renovation? Would like to meet up with other buyers of mansion one next week to discuss on the kind of renovation that the developer is giving. As of now, the developer is not going to disclose the layout. Do you think this is logical?

    From the looks of it, you can almost say bye bye to the hotel. In fact, it’s better this way. Better than a sleazy no-star hotel. right?

    Ideal? what do you expect. You guys are already lucky that he didn’t run away with your money. Anyway, let’s see how this turns out. I can still vividly remember the buying frenzy at their sales office on the day of launching. The frenzy, the mentality of buying anything is better than buying nothing, almost like the one at Tamarind recently. Hehehe…:)

    hi owner28, i also bought a fully furnished unit. i thought the layout will look the same as what MPSB showed us in their sales package? is there more that we should ask from MPSB?

    also, MPSB told me that it’s confirmed that a hotel is coming in but again they just kept saying the hotel name is kept secret due to confidentiality agreement between MPSB and hotel operator. anyways, I’m not too worried about it because if they have anything less than 4-star, the unit owners can file a suit against MPSB because it’s stated in their sales package that it’s a 4-star hotel operator. MPSB is responsbile & obliged to get a 4-star hotel in to Mansion One. words are the hotel will only start operating earliest towards the end of 2015, just in time for the holiday season.

    one thing I find disappointing is low quality of the unit’s door. when you stand outside the unit looking at the door, it feels like you’re walking into a storage room, rather than a luxurious apartment.

    not really happy about the late charges BS and the early payment of maintenance fee. but small issues compared to the build quality.

    otherwise i have nothing much else to say about my unit. will inspect again when the unit is done being renovated and furnished. hopefully MPSB is serious about making Mansion One a real luxurious mansion, instead of low-cost apartment.

    yea i kinda feel that they’re just trying to buy time by coming up with the story about confidentiality agreement. but MPSB’s obligation aside, this prime location and also Penang’s booming tourism give me some faith. let’s hope for the best since there’s nothing much we can do at the moment.

    Concerning the renovated package, did mpsb specify how long is the kitchen cabinet? Will they give us the top and bottom cabinets as well. What is meant by fully fitted pantry cabinets? Did you agree to the 2 in 1 washing machine? Instead of 2 units washing and blower? Where did they intend to put the washing machine. It seems that they will not alter anymore and they will just lay out the furniture for us. But the package said alteration and renovation. Dont expect it to be like what you see in the show room. It might turn out to be a low cost flat.

    Like the owners on the forum, i am a disturbed owner. Have been down to the property twice and have had countless terrible experiences and am getting pretty sick and tired of their reassurances and nonchalant attitude……

    Till today, there is no unit no. on the door!

    When asked about the Hotel, the textbook answer will always be as follows: There will definitely be a hotel but at this point in time, we will not be able to disclose who the hotel management arm to prevent any unnecessary misunderstand between the hotel management and the developer. Both parties apparently received tons of job enquiries, etc, etc which apparently is causing them much stress? Sounds pretty much like an excuse to me and very much BS. Staff 1 told me that it will be ready in Q2 and Staff 2 told me that it will be ready Q4.. So the question now is who and when????
    Seems that OC is another reason why the hotel hasn’t’ started renovation? I felt i was treated like a fool when i head the below.

    When asked about landscaping as promised in the S&P, what “landscaping” are we looking at???? Again any textbook answer was provided…. Oh, we are not building from scratch and refurbishing an existing unit Therefore, MPPP will not provide us with the OC unless all the existing fixtures still remain. We even needed to spend ten and thousands of dollars to re-install the old-fashion elevator car park. Now OC is available, landscaping will begin and will be ready at the end of Q2.
    Since there is a delay in getting the OC and therefore hotel cannot begin working on that……blah blah blah blah blah…
    So now OC is available, i am waiting to see when landscaping will be ready and when hotel will begin their supposed renovation.

    Have called one of the law firms for this project with regards to one of a core facility that most people will be interested in i.e. The swimming pool. I was wondering if we could sue them for that. As indicated in our S&P, the service provider of the swimming pool will be the hotel. Therefore, if there is no hotel, there would be no swimming pool so there is nothing very much we can do about it.
    However, after a re-reading, pardon me if I am wrong but there seems to be no mention in the S&P that states that in the event there isn’t a hotel….. what will be the plan? So perhaps that is something that everyone could contest on.. Am still waiting for further info from other law firms.

    Guess all owners should join the group and list down all the problems so that we do not let the developer pull wool over our eyes with the tens and thousands of media proof answer that they have drafted!!

    No doubt, a lot of us, be it owners of bare units of fully furnished ones are facing tons of issues with the developer who have got staff who do not seem equipped to be dealing with out concerns and am sure that most of us are reaching our peak of super irritation. To the commenters not this specific page who have no stake in this development, it would be very much appreciated if you do not make comments like owners getting cheated by developer, etc, etc. It sure does not help anyone in this situation except make everyone more frustrated…. Think everyone needs constructive comments now and not jeering ones..

    At this point in time, we still do not know if we have made a wrong investment. There is no point crying over spilt milk but rather get the person responsible to wipe up the milk that he spilt!

    Relak lah bro, this is Ideal mah, what do you expect? As if this is the first time buyers get played out by Ideal on this type of service apartment project. It has happened before, it runs in the family.

    Anyway, my feeling is, based on the quality of the property (or rather the lack of it), no reputable hotel operator would want to run it. Reputable as in 3-star and above.
