anyone survey on this project? good for investment ?

I call to the developer and according to them, it’s located near to the Pearl Villa@simpang empat. Not many units left liao.

oh, is it?don’t know is it worth for investment ?

If you talk about rent out for investment point of view, as what i know, the rental is not that high in simpang empat. Typical size shop lot (eg.1400sqft) monthly rental fall between RM800 to RM1000 at Jalan Bukit Tambun. For pearl square, the price is about RM4XXK per unit. Most probably your rental return earn from both storey rental might not be able to cover yr monthly instalment to generate positive cash flow. Anyway, simpang empat is high population area, probably would be easy to rent out.

@bm, thanks for sharing of your view. ya, the unit price is quite high now for new launching. but the rental not compensate for it. unless, it is at very strategic location, but sky price.

saw the location, you need to pass the flyover. And the the road is a bit small, not worth the risk. It is very hard to comment for rental, as i know in BM maju jaya somebody rented the shoplot for 9k.

Personally i think its a good investment. Simpang Ampat is booming, more better quality residential projects already started, and will be further fuel up upon the completion of 2nd bridge.

Is there still a need to drive up the fly-over? I remembered seeing them opening up a new road, you just have to directly drive up the jalan Bukit tambun till the end, cross the traffic light then go straight, Pearl Square site should be one the left already.

You are right, at the traffic light just go straight up the flyover and no need to travel in a circle. But the flyover is just single lane.. I think at the moment BTM residents may prefer to use this route as the other junction at the old Boon meng school is too narrow.

Surprisingly I can’t find KFC/Pizza hut in Spg Ampat area… Surely Tambun/Spg Ampat area has good potential for fast growth. Its population may double. Franchise businesses & banks may start to eye this area.

IMO, the location of pearl square 2 is not so nice, while pearl square 1 is ok but may face problem of lacking parking space. Anyway, nothing is perfect. Starwalk nearby has the advantage of parking space and may well be linked to Pearl City in the future.

I can’t give u the answer as I didn’t done the survey and study on that location. What can I suggest is get the front row which facing main road…HAHAHAHA look like who don’t know mother is female….sry can’t give any constructive advise.

Thanks. But the cost around 400k for double story shop lot is consider cheap although location is not strategic.

heard pearl square 1 shoplot appreciated to 800k? Those who bought earlier at <=500k must be damn lucky then.

The thing is seems nobody want to rent….perhaps rental is 3x of surrounding old shop….

How is the rental for Pearl square 2 ?

i think the rental depends on the location of the shop …if it is facing the main road i m hearing from 2500 to 2700. Few shops have been rented out so quickly….heard opening of restaurants, motor shop etc…lack of clinics in this area …..
