    Seriously, I do notice that the road is rather small if compare to any other developer at lease less by 5 to 10 feet. I do think that DNP wants to take advantage of almost everything

    Sorry i never suspected anything, just to be sure as they mentioned JH2 is 40ft width road.

    For front road, the authority spec is 40ft (gate to gate) but from many tamans, they usually built only 36-38ft and that become common and ‘standard’ already. Sigh. If makan 5ft or more, that is really too much.
    For backlane, the spec used to be 20ft (wall to wall, or fence to fence) and that also being makan commonly as you can see those 2ST with 20ft house width is longer than the so-called 20ft backlane width. For comparison, badminton court width is 20ft n 4 inch.
    However, now new tamans, backlane is only 15-16ft, don’t know where this come from or authorise by who ? Some GnG backlane is only 10-12ft nia, worse lah.

    10ft is too close which i can hear the opposite house couple doing thing liao..

    I assume they will set the backlane single lane if it is 16ft width only.

    JH has appeared on Google Maps… Quite some time ago. It is good to see it there… We are in the eyes of the world ^_^

    A lot of renovation is ongoing in JH. Some extend the balcony all the way out.

    But the guard just too easy to let ppl go in la..i just use my “power of hand” then he let me in liao..=.=

    Occupancy still below 10% with more than 20% selling for profit. Such a waste to have seen people change the design of the front. Wish that it’s a strata title property.

    Agree that the guards are too easy to let people in and should improve. I remember DNP used to say that they are going to build an Autogate but I have not seen much initiative. The clubhouse also does not have any initial progress and only posters to pull in more buyers.

    Today, I notice the vacant land near external entrance have some construction going on and I belief that they are building a factory there! Sigh!

    Occupancy rate 10% only? U must be went to wrong place. Assume JH1 offer 140 units, 10% is 14 units only. Can not be la my dear.

    DNP wants to install autogate? Recent promise or promised when they launched JH1? This is a good news if DNP really make it.

    No, there’s nobody wishing to rent out their house fully furnished, because in BM, there’s no decent people renting fully furnished house, the only reason they want to rent fully furnish is because they want to steal all your furniture and go disappear the next day.

    Should be less than 15%
    Drive in at night and you will notice how quiet and empty it is. Anyway, what happen to the clubhouse and pool? I even notice that DNP is using the area for construction worker to stay?

    Sometimes ago, I always heard the sales staffs always tell potential buyers that their boss will resubmit new plan to build bigger clubhouse, I knew it was a marketing gimmick already. You all can check kpkt website is there any clubhouse project submitted.

    I do think that they will build it but do not expect anything luxury, i am sure that there they will consider P&L

    clubhouse and pool: the question from ph1 and 2 buyers is when and not about bigger and luxury one or not. When their staffs said their boss will resubmit new plan for bigger clubhouse, it is already excuse for delay or postpone building it.

    I was looking at jesselton 1 house owned by good friend and are shock to see the plastering workmanship produced by DNP! My friend could not make anymore complaint according to her as the house have completed construction! To all those that have purchase, please get some mobile lights and check again.

    Can u share more how the mobile light can help to check the plastering?

    JH phase 1 only OC last year end, your friend should be still valid to lodge defect report to dnp.

    Sigh … Would you want plastering activity to be carried out after all the stuff are in? A house nearby also made a complaint to DNP and they say that plastering is not a valid for complaint.

    Not plaster ceiling but wall plastering are badly done
    Most of the wall are uneven with rough finishing. You will notice it if you see in detail without lighting. If all lights are up, you will find it even more obvious

    Internal wall? I can see some outer wall has rough surface. If interior also rough, then the price we paid is not justify the quality at all.

    Was told JH is only have fiber connection for Unifi and can’t choose Streamyx at all. With that, the existing house copper connection can’t be use and require new fiber cabling.

    If this is true, why the house isn’t having fiber as standard? Imagine you need to re do your house wall plastering with the cabling work (conseal).

    There is no copper connection, they have build in an empty shell pipe and TM will do their job

    BM Utama’s guard house is demolised.
    Will the guardhouse at JH also be demolished one day?
    I just bought a unit at JH recently & I am concern now for what I heard on BM Utama ‘s guardhouse recently?

    This is what I know so far.

    1. Existing BMU guard house built on the main road which not allow by MPSP guideline. The main road will link to Jln Bukit Minyak (Federal Road) in near future.

    2. DNP never promised for guarded community to BMU buyers.

    3. The meeting between MPSP and BMU RA still ongoing to build the guard post in alternative entrance to each Taman.

    Pls correct me if I am wrong.

    Compare to JH, DNP promised us the guarded community and guard house build on each phase, not on the main road.

    Ask BMU buyers, then you will know the truth lah.
    A lot of empty promises and deceiving, that’s why it stands for Deceive, Never Promise.
