Affordable housing is one of the hottest topics in Penang property market these days. As of today, Penang has more than 38 affordable housing projects proposed, 16 out of which are opened for application and registration. The chart below shows the 5 most popular affordable housing projects in Penang, based on the total number of project page views recorded in 2016 (01 Jan – 28 Sept 2016).

i-santorini-tn1. i-Santorini @ Tanjung Pinang (35,875 views)

Affordable housing development by Ideal Property Group in Tanjung Tokong, Penang. It is located behind Vantage Desiran Tanjung, just a short walk away from Tesco.

The development comprises three residential towers with 8-level multi-story carpark and 68 units of shop offices at the lower floors. There will be a total of 1,320 affordable units, with a standard built-up size of 850 sq.ft.

The residential component comprises 2 blocks of 40-storey towers with a total of 1343 affording housing units. Each unit will have a built-up area of 900 sq.ft. and comes with 3 bedrooms.

Featuring spacious layout with a built-up area of 1,002 sq.ft., each unit comes with 3 bedrooms and 2 bathrooms. It also comes with various facilities such as swimming pool, children playground and more.

It is worth mentioning that the Chinese version of this project post has received an overwhelming response.

Affordable housing development by Berjaya Land at Batu Gantong, also known as the parcel 2 of Jesselton Villas. It is just a short drive away from Penang Turf Club and easily accessible via Jalan Scotland.

It’s been a while since we last posted the most active projects. You must be wondering how active was Penang property market in the second quarter of the year.

Based on our web traffic data, PenangPropertyTalk.com unique visitors has increased by 10% from last quarter and a slight increased in the total number of pageviews.

Given its strategic location and the recent approval of APDL, it is not a surprise that i-Santorini ranked top in the list. However, the overall focus has shifted to non-affordable category. This is evidenced in the first half of the list, seven out of ten projects were non-affordable category.

Queens Residences, ranked second, is a waterfront development by Ideal Property Group next to Queensbay Mall. It was first introduced in Q1 and has since become one of the most popular projects in South West District of Penang.

The Tamarind, a popular project by renowned developer – E&O Property in Tanjung Tokong since December 2014, has been in the top 3 for the past one and a half year and registered a total of more than 127,000 pageviews since the first day.

Eco Bloom, one of the very few mainland projects in the top 20 list, is the latest addition to EcoWorld’s maiden project – Eco Meadows. Offering 490 residential units in two 33-storey condominium towers with size ranging from 800 sq.ft. onwards.

The upcoming affordable housing near Penang Turf Club, Mutiara Jesselton, has attracted increasing attention since it was first publish on 29 June. Indicative price starts from RM150,000 onwards. The project has received more than 6,000 pageviews within two days. At current rate, it is likely to be the most active project in Q3.

2016 looks to be another happening year for property industry in Penang. While many industry experts predicted the property market to remain slow, our website traffic has hit an all-time high with nearly 1 million pageviews and over 180k unique visitors in Q1.

With that in mind, let’s take a look at the 20 most active projects in Q1 2016. The Tamarind by E&O continues to hog the limelight being the most popular project in Penang, followed by the affordable One Foresta and i-Santorini by Ideal Property Group.

Vertu Resort, ranked fourth in the list, is the very first high-rise development by Aspen Group at Batu Kawan. It is expected to continue gaining traction as the show gallery is slated to open by end of this month.

On the affordable segment, it’s worth mentioning that the newly announced affordable units at QuayWest Residence only starts from RM200,000, with unit size ranging from 728 sq.ft. onward.

The Clovers and its affordable units have registered a combined page views of 46,729 in 2015.

If you ever wonder how well are the affordable housings doing in Penang, take a few minutes going through the chart below. These are the top 20 most active projects in Penang, based on the total number of project page views we have received in October 2015.

With the introduction of new measures by the state government to ease affordable housing application and development, a significant increase of interest and activities in the affordable segment is observed. This is particularly evident in the Island where almost all of the affordable housings that are currently open for registration are in the top 20 list.

On the flip side, the environment has become one of the key challenges for condominiums in the mainland, especially for those units selling in the same price range as the affordable housing in the island. With an increasing supply of affordable housing in the pipeline, the situation is expected to continue over the medium term.

For developers in the mainland, the promotion designed to stimulate the demand needs to be changed and the choice of marketing strategy to establish a differential advantage has to be made.

Just for the record, Eco Meadows is the only project in the mainland that managed to squeeze itself into the top 20 list last month with the aggressive promotion by EcoWorld. This is a gated and guarded development situated on a 75.7-arce land in Simpang Ampat. The initial phase of Eco Meadows comprises 375 units of 2-storey terrace houses and a 2-storey resident clubhouse.
