    @Siew The whole area crowded, many projects launched there (i.e. Imperial Grande, Senzo Residence), a few projects just obtained OC recently, Imperial Residence, Ideal’s low cost apartment. Good location in Penang Island like town area, STP 2, Sg Nibong, Queensbay usually priced more than 700k (double than this).

    This is a Fabulous condo in Sg Ara. It sit a bit higher and It was further away from GSD and Ideal Project. Fairview was a very good view at whole Bayan Lepas. No obstacle view. Sure no blocking for future development

    location wise no prb, just that a lot indon maids & “foreign” operators/workers all stay nearby.. peak hours got big buses to pick them up..

    I got a call from agent, the launching is on 26 Aug 2017, they ask me to prepare a cheque prior to to attend the launching at Boon Siew. Is this normal as they collect money before any official booking? Btw, is the APDL approved?

    It is ridiculous to collect 5k for booking fee in advance before attending the official booking. Property price will be stagnant and even going down due to the supply is more than demand now. is the developer over estimate or over confident the current market?

    Guys take note that there are policy changes for affordable housing lately. Max controlled price now is only 300000 so i dont see how the developer can sell for 388 as advertised unless theyre going to force buyers to take some reno package etc. Do find out before putting your money down. If you are going to buy to live there then propects of appreciation shjould not be a concern as over 15 years the property will appreciate. If you are looking at short term gains pls stay away from this project . price is not going to appreciate much with thousands of units in that area.

    @Neymar, how can you gain from the affordable house in short term?? It was prohibited from selling or rent for 5 years after receive the key from developer. Furthermore, the price was restricted to increase dont know how many % after 5 or 10 years. If open public units, if sell within 5 years still subject to Real Property Gain Tax and with this high density project, investors will forget about it~

    I didnt interpret the fb photos as a success. It was not a full house. I could only see a handful of people seated where the presentation was and even that seats were not full. This area is overly saturated with condos

    I think recently already revise affordable housing category A – F, E for 300K income eligible is 10K and F for 400K income eligible is 12K.
    Maybe PG state gov PN1 outdated.
    Hope other can clarify…?

    heard the unit dy sold 200units ++ since launching date . i think pricing and developer are the main attractive points for this project. all of us know this area ady full of condos and selling price hits around 550k ++ for a new 1000sf condo

    i talk to my young friend, if u want a affordable hse pls
    consider this project. if compare to other.
    first FV just beside setia condo
    Second FV got new design- sky garden at middle floor.
    so FV not look like usual affordable hse.
    third FV is sales by well know developer. dun scare it will be abandoned.
    But the disadvantage is have to sign 48 months s&p.
    im old already can’t wait so long…

    I doubt they actually sold so many. Discount by 50% what the sales staff tell you. That area is so congested and people spoilt for choice. Possible that only 200 have paid booking fees only

    the real question is whether this is affordable house as claimed by developer when you are paying min 388K for it. The statement govermnet revised the price to 300K from 400K 1-2 years ago because poeple feel even the affordable also is not “so affordable”. The real question buyers have to ask why you have register and apply as affordable home when the price is already reach 388K.

    the developer sell as it ” force upgrade”, buyers can’t sell within 5 years upon completion and buyers can’t rent it as well for 5 first years because it’s categorised afforable in reality buyers are paying above the afforable limit 300K, this something have be careful unless some buyer are very sure not going move to another house upon completion plus 5 years period.

    if the price already reach close 440K for some units it’s better consider some secondary market property close to 500K which have better size and facilities in neaarby area.
    developers should built affordable home with 2 carpark and reasonable size at 300K because government increase plot ratio so that they can build like aprtment like ” komtar” for affordable home catergory and i believe profit is still the even if the home at 300K. if they can build low cost ( 42K ) and low medium cost at 72K why not 300K with 2 car park and size 900sqft.

    which 1 year after the expected completion.

    this project consider early bird, why ?
    Since the gov site cant find the name of project,perhaps pending license & etc ?
    from my past experience,this is consider 1st price from developer right ?
    since no harm done to book an unit for ownstay ,why not go ahead for young gene?

    Same with you, booked unit during launching day and now still waiting update from bsg whether state government approve me as affordable housing for FV (I am eligible for other affordable housing but give up). I did call state government housing department and feedback is FV not in list which not not entitle for affordable housing or maybe not yet approve…..
    I plan to cancel and get refund if finally this project not under state government affordable housing.
    During launching bsg staff did mention showroom estimate ready year end but recently call bsg again and feedback is estimate ready next year but not sure when….at least we can view the showroom (like what ideal did) upfront as reference….
    Anyway, at this moment i plan to wait another few mth to decide next.
    What’s your plan?

    Same with you too, I also place my deposit during the launching, and called developer and state government few months ago. Fairview not in the affordable list. The agent told me that the developer already submitted their application to state gov for approval to become affordable units, and now pending at State gov side. But these already taking few months already. Just wondering, because they can announce this is affordable units, shouldn’t they already get approval from gov first?
    I just check with agents last week, showroom only available around Feb/Mar 2018. Which postpone for 2-3 months.
    And most curious is, if this unit under affordable, and how they can sell it more than RM400k? the unit is unfurnished and empty.
    As for now, there are no news or update anymore from the developer after the launch, when they plan to start build, and yet another block have not launch yet.

    Anyway, if I able to find another units, will cancel my booking. Any other unit can recommend?

    @Johnny. Yes it is. Qualified buyer will get 5% rebate. Either for Public unit or under 1st house affordable scheme.
    You can select any floor and unit but the price are different with the view.
    For Under Affordable Home Pricing
    Hill view 408k
    City view 418k
    Pool view 428k
    Corner lot Extra 10k
    for 3 carpark unit Extra 20k ( 28th to 34th Floor )

    For Public Unit
    Each unit pay Extra 30k & Must be Penang Voter.

      Khor, in Oct 2018 you mentioned you have signed S&PA for the Fairview Unit. It’s 3 months since. Have you received the Affordable Home approval from the State Govt yet?
      My daughter just applied in early January. Was told it will take 2-3 months

    Fairview is having issue with the entrance. Until now there is no concrete plan on the entrance. Latest update is BSG going to purchase a small piece of land beside Setia Pinnacle’s guard house. What I know that Setia is not giving up on that land and Setia Pinnacle owners most probably will take litigation action against BSG. I expect this project to be delayed. This does not bode well with Sierra81 and Pinnacle owners.

    @Anonymous, this project is near to the hill slope area, I got no idea what type of construction can prevent land slide. My family got two condos near that area, during the peak hours, the area is jam and would takes about half an hour to an hour from QB to reach my condo @ Relau.

    Most of the affordable houses are meant for own stay, owners dislike AirBnb and affordable house are high density (750 units for 3 acres+ land should be quite okay). For your case, there were also some shoplots building which is good for your convenience. It is a normal practice for developer to clear the site and take their sweet time to carry out the piling works (maybe 1 year or so).

      The only way is to take a much smaller loan. About RM250,000 for 30 years. It will come to about RM1,100+ per month. Otherwise forget it.
      As of now do delay in signing the SP&A if you have already put the RM5,000 deposit. Until you get the approval from State.
      On the top of that there could be a court case against FR by the JMC of Setia Green. Some land issue and and objections due to the narrow roads leading up to the apt.

    My suggestion is you may ask your parents or brothers to share the house, joint name with 1 more person and with 6k combined income, it would be easier and the bank mostly will approve your loan. Don’t forget your car loan, education loan, renovation cost. Earn 5k net per month to pay the installment also quite stressful, not to mention you are earning around 3k net.

    I have received a letter from the state gov for allocation of one unit Fairview for RM300k. But the developer said they do not sell bellow RM300k, instead of upgrade version which is cost RM408k less 5% rebate. Appreciate if anyone could explain the above. Thanks.

    The gov is only approved for land acquisition.
    There should be a court hearing for the developer and landowner to sort out the sale of land.
    Of cause the landowner can object the land acquisition.

    The junction from TreeO can be very jam during peak hours because there is a school there. Personally think that both sides also jam, but TreeO is a hillside project, so some people might have concern about that.
    However, actually I like the design of TreeO and the facilities. The package offered also attractive as they absorbed interests during construction. Too bad it’s on a steep hill.
