Brands at Design Village (Penang Premium Outlet)

Penang’s latest track of outlet stores will be opening in just under five days at Batu Kawan. The Design Village, also known as Penang Premium Outlets, will house dozens of luxury brands on a 28 acres of land.

The outlet mall will be opening on 23 November @ 6PM. Here is the complete list of brands opening in new mall and most of them will open on 23 Nov, while some will open within the next two months.

That’s not all, there are more brands under negotiation and will be joining the mall in 2017.

    HAhahaa…this is the so called Design Village? Well it aint no different from 1st Avenue or Queensbay Mall lor. It will be a million light years before Coach or Burberry would even bother to consider coming in.

    There is only one high tiered luxury brand in the list which is Sacoor Brothers. But i doubt Sacoor can survive beyond the 1st term of tenancy.

    I doubt there would be high end brands in outlet mall, look at HK’s near to HK airport..Mostly moderate brands with affordable prices, that’s how they draw the crowds to visit in new town while location is far..

    If Gucci, Armani or Versace, Rolex, Burberry come, I doubt they could survive, just go to Gurney and Paragon are better option..

    Outlet is cater for affordable products..I am happy to see all these brands and mostly suit me..

    Outlet is cater for affordable products? You are wrong. Outlet is for those out season products from luxury brand or high end brands. Don’t need Prada or Gucci. Just moderate Coach, Michael Kors, Longchamp will do. But also not available?

    Who are going to drive along the way to there and buy the same things? I doubt that Padini and those brands are able to offer lower price.

    Padini T-Shirt – RM15, Design Village will sell RM5?
    Adidas shoe in QB/Gurney – RM200-300, Design Village – RM100?

    I doubt it will happen

    The problem is this developer does not co-developer the Designer Village with Premium Outlets owner. That’s why they call it Designer Village instead of Penang Premium Outlets. The brands here are really too common in Penang.

    Dude, save your breath to Getha and Useless lah, they have all the while been island supremacist and kept leaving lots derogatory comments on many mainland projects which already cause some attention previously…

    So, just do not bother both of them because in term of knowledge, wealth and number of property (asset) , they might just be nobody but probably property agent from island who are hard to make living…

    They are not just arrogant but also defiant and think overly highly of themselves even my relatives, friends and colleagues who are from island also never behave like them…
    They have no idea there is no custom checkpoint between mainland and island as if we have problem going over ; they have no idea there is no barrier & restriction for mainlanders to buy property in island as long as we like ; they have no idea that mainland’s average earning income is on par with them or some professions are even higher..

    So,what’s so big deal about two little clown? Visitors come island due to island has many more attraction and heritage since British time and so this is your big deal to look down on others?Visitors come HK also majorly visit HK island for the same reason and hardly go further to New Territories so does that make residents from NT poorer in term of knowledge and wealth?

    If talking about ten years ago, probably each time when I came back to Penang,we could only go island for shopping and eating spree but now sorry to say and islanders might not like to hear, it’s getting lesser to go over,at least my past two trips home back in BM, I didn’t travel across because I didn’t need to buy any high end brands like Rolex, Prada and so on..We have our good life here as well, not necessarily going to those you hardly can afford to buy..if yes, why not Spore and HK at cheaper price while more fashionable?

    Sometimes, honestly to say,both of you really need to grow up and spend more time to construct yourselves to be better man rather wasting so much time to belittle all projects in mainland as if you are the tycoons or ministers that you can help in contributing & building better Penang for us…Grow up and wake up..please..

    Dude, it’s good enough already to have these brands,more will come soon, be patient….Honestly,hardly see LV, PRADA,GUCCI,COACH even CK to open outlets for out season products, maybe they never wanted to lower their prices and sell cheap at outlet…

    Mostly I saw at HK near to airport were also above mentioned brands…I just brought my Penang colleagues and friends over there to shop…Outlets are really meant for more discounts and affordable priced products (yes,mostly out season already) else I really don’t think they are attractive if prices are same or higher than town…

    Please enlighten me that my DST was purchased at RM210k and now worth min RM500k at kg baru, BM and my condo was purchased at RM388k and now worth RM520k, same in BM…So, are they all bad investment and you are the only one in the planet know what investment is..?

    I really dunno what’s wrong with you kept coming to our turf and territory to kick up the mess, you can always go back to all island posts and comment there, we will never give it a shit about you, mate!

    Should particular attention to Useless man and pathetic Getha, I have seen so far only two of them like to come mainland posts to disturb, probably both they are from same property agency and lately many developers focused on developing mainland so they are freaking worried…Already having hard time while getting more islanders choose to buy property in mainland liao so if they don’t be scaremonger, they will have to LL come mainland and find job one day…very kesian them…

    Island is a city where we never deny its development since British’s time..We are happy to see British positioned to groom island to be business & tourism hub where mainland plays the role as poultry, agriculture, light industry & logistic hubs. This is very basic knowledge but I doubt you really understood based on your very megalomaniac character..

    If you don’t like mainland, we are happy that you continue to stay on island and never come here because we doubt you could help contribute abit..We do no need psyco guy here as well but we welcome other normal islanders to come enjoy eating and shopping spree..

    Mainland always be a gonner? Please la friend. If mainland is a gonner then Island also not good until where. I think U’ve stuck in our own shell for quite sometimes. There are many empty buildings in Island as well. Please go to Sg Ara area and also Jelutong. Not all condos/apartment/flats a 100% filled up

    In fact, by looking at above mentioned brands, some are not really cheap stuff too..Like Timberland, Citizen, Guess, Esprit, Pierre Cardin…Easily cost a piece of collar shirt RM300 one..So, if really having Gucci, Prada, LV, Versace…we really need to ask ourselves Penangites that do we really need them to be here or just when needed, go Gurney / Paragon to buy will do..

    Else, the buying power is not there and will share and split the buyers from Gurney/Paragon, then sooner all are losers, all close down…agree?

    Mainland will become a desert better than congested and cannot move. public transport is dominant by foreign workers, no choice, but to stuck in the jam. At least, we are able to drive smoothly in mainland.

    Its true, basically outlet is for off-season clearance. A 1000 wallet during launch might cost as cheap as 500 in outlet. The same for outlet in overseas, where a piece of Levis jeans costs as cheap as RM40.

    Yes,the Taiwanese Variety show 二分之一强 the latest episode also talked about OUTLETS over the world..Realised that U.S has got the most outlets throughout different cities and really give very attractive discounts…

    I also hope that those big brands such as Burberry,GUCCI,PRADA,LV,Versace will open outlets here and give 70% discount for most items..hehe

    Huh..I think you have misunderstood the concept of outlet…it is not meant for a brand that you cannot find in shopping mall,but it is meant for more discounts and cheaper price lah..if the brands in outlets are unknown or newly developed brands then really nobody will come and they will close soon…

    My only concern is how cheap they could go only compared to selling prices at QB/Gurney…
    If min 30% and above, I’m more happy to see already..Let say my wife and I gonna spend RM1.5k, 30% price cheaper than mall means around RM642 savings already…Worth shopping there already…what if they are averagely 50% cheaper?then you judge and gauge yourself loh…

    Spent about 6 hours & my views are as such.
    Space is big enough & location is ok even though development is going up all around.
    Quality of outlets & overall concept still needs a lot of development to continue upgrading. Since a lot of outlets are still not open yet we still have to wait for more better things to come.
    1 thing that we really hated was among quite a number of shops opened many are not even bothered to even tile the floors (not really expensive though) & just used the original rough cement render which to us is quite unacceptable bearing in mind the hygiene, more like lelong concept. If doing a comparison between JB & KL Mitsui then it is still lacking very far behind.
    Pricing wise is not really heavily discounted just a little bit more than std outlets as we made some comparisons that we recently saw.
    Only heavily populated with customers were FOS, Padini where some real cheap stuff was available. Guess also had hugh discounts but available sizes were way too small or too big.
    Crowd wise was very big groups of kampung kias & fmilies since it is a new toilet & free parking etc etc.
    Another major flaw is there is way too little outlets for food & drink. Another 20 more outlets is needed to cater for this insufficiency.
    Parking wise the multi storey is sufficient however the traffic flow is horrendous.
    Flow of cars going in & out should be totally the opposite way as it is now. Wonder how the designers never thought of it. The guards were quite useless in traffic directions.

    Overall assessment. Ok for now but still needs loads of improvement in many areas to really make it well acceptable.

    Overall this will bring the much needed progress to the development of this area which I do hope to see.

    Very good and constructive feedback…my friends just went and found the place still too many empthy shops…Perhaps still another one year to fill up the vacancies, hopefully…

    True enough that most of the malls did not make it..Haha…Perda City Mall due to sinking issue if not wrong, so Aeon mall opened a new one at Alma called BM Aeon Mall..That one should be so far so good..

    Heard that someone is taking over the Utama Plaza, how true it is? Haha..
    BM Plaza now is mobile accessories trading plaza..

    BM Mahkota ada mall?? Open already? How is it?
    BM city mall also not yet open..Dunno how is it..

    But Design village should be better off since it’s part of Aspen city project…Hopefully it can sustain and last long..Haha….Buying discounted products are good and happy..

    1.Safety concerns need to be addressed quickly. Exposed cables, protruding electrical boxes, and risky behavior of shoppers beside the water pools.
    2.Littering, smoking and general uncivil behavior [kicking stones, throwing things into the water] should be nipped soon. Guards, personnel postings are insufficient.
    3.Massive garbage dump was seen at the side entrance within the outlet premises.
    Overall, looks promising.

There are only two very successful malls in penang so far , Gurney Plaza and QB owned and managed by capital malls. EVen gurney paragon is said to be lagging behind these two but still much better than many others. Developers are mainly interested to sell their units for profit and do not care what happens thereafter. There is no control in the mall managament. Many will become white elephants. But you cant really blame the developers too because mall management is a whole new ball game and if a developer were to retain the malls for management it may affect their cash flow. You need experienced hands like capital malls to floruish or developers with very strong cash reserves and experience like Paviliion and the other REITS. We dont quite have developers of this calibre in Penang yet. That said I hope Design Village is managed well and its management become the next Capital Malls of Penang !

    My humble view is that it is the same regardless of the name it carries. The malls whether outlet or shopping thrive on rentals paid by tenants. The people managing it will be key and location is also important whether or not the mall flourishes. Managing the mainland malls will be tricky as they are untested waters and a new market . This is most likely the reason why we dont see Capital Malls venture into those areas. It may well be that even with their expertise they may also fail there due to the purchasing power of the community in that area. For design village to flourish it very much depends on the spending power of the community and creativity of the mall management to make heaps of investment into advertising to entice visitors. You can see how much capital malls and gurney paragon invest into advertising almost every weekend for events etc.

    That’s why, outlets is outlets, malls is malls, they have certain difference in costing management..The rental would be much relatively cheaper too,not even to compare to high end mall so that they could afford to always give big discounts to attract high volume of visitors…That’s why usually outlet stores are located at outskirt area

    If Design village is aim to attract not only mainland, as well as Island and neighbouring towns buyers who are looking for their acceptable & affordable products…When DV has successfully imprinted this image into most consumers’ subconscious, I think DV is already successful..

    Trust, people are willing to travel miles just for cheap goods..I had seen people from Taiping engaing a lorry just to come Seberang Jaya Carrefour (now no more Carrefour) to buy tons of beers and drink…That’s why I said the concept is Different..Most people go shopping Mall for window shopping but most come outlets to shop…Else,why bother to spend so much time to travel to so far away…With cheap rental, sellers can 薄利多销

    That’s also my humble opinion..Let see how it is gonna be one year later..

    Year 2010 i stay in Simpang Ampat. After 5 year i few that i better move back to island. Simpang Ampat really is a place feel veey boring, less place to eat, alot of road aso damage, surround area is jungle, even mall aso dun have!

    i been there last week but the brand sucks! no polo ralf, La Martina, Hackett, Ralph Lauren, Bally, Feragamo, Burberry, AX, Marvell Superhero, CK brands.

    G2000, guess, WTF i can buy them at Pasar Malam or bundle.

    The place very very far wasting my money and time.

    From your comment, clearly shows that u are not a fans of those brands. These brands are definitely cheaper than the retail stores. A G2000 formal shirt costs at least RM100 and above, but DV only offers RM50 and above, a GAP T shirt costs RM60 in DV. Please check the pricing before comment here. Talk like a frog under the coconut shell.

    Boring place… Many brand can bought in qb or gurney… Oni 1 or 2 restaurant to eat…. Surround thr is jungle….no surprise

    I’m sure that you never been to outlets in overseas. I guess those Gucci, Prada, Coach in overseas’ outlets are also available in their retail stores. Don’t talk stupid things here. Who say that those brands appear in town cannot appear in outlet mall?

    @main, who tell you Penang people cannot afford to buy luxury goods, people using Iphone 7 every where. Not to mention that Penang’s properties is one of the most expensive properties in Malaysia, people got high purchasing power (i.e. buying properties), why not luxury goods?.

    The reason why Bank Negara Malaysia lower the interest rate is because the government want people to borrow more loans and encourage us to spend more. Money getting smaller right now, no point keep the money~.

    Yo folks, buying iPhone 7 everywhere is different as a unit of iPhone 7 and last for a year, how many can use iPhone 7 Plus 256GB, Latest prada bags (RM10,000) and stay in bungalow. Less than 1 percent. U compare an iPhone 7 equals to spending power?

    Hmm…I guess the management is more looking at “consumable” rather than “branding effect”..
    People could afford to buy Guess, Citizen, Levis, Pierre Cardin, G2000, Espirit, GAP, Timberland, Camel and so on monthly, quarterly basis but hard to see people would buy LV, Prada, Gucci, Burberry monthly, quarterly or even yearly lah..

    Don’t be so picky lah…those really wanna go for high end products should just go Gurney or Paragon with nicer and prettier shopping environment….

    For me, I only look at the cost effectiveness…Like I mentioned earlier on, if I am preparing RM2000 for my wife and I to shop for our CNY stuff, so long as there are 30% cheaper than buying at shopping mall, which is min RM600 cost savings to me..I am happier than ever already..

    The savings RM600 can give red packet to my grandma makes her happy…Hahaha…
    So, everyone is winner..Just that don’t pin too high hope for everything happens…Just stay positive and be grateful…with DV around it’s better than nothing, right?

    I don’t understand why people are bashing DV. I managed to get Timberland shoes for half the price in QB. And brands like Skechers, Hush Puppies, Guess and the skincare shop also have really good discounts. Maybe I’m not a brand or fashion conscious person so I don’t feel so disappointed that they don’t hv luxury goods there. I’m happy enough just knowing I saved a few hundred with my normal purchases.

    It’s like that one. There are always cynical people who complain over everything good and bad happens in the world..

    Same here, I managed to buy a jumper at RM110 at Timberland DVP too which I doubt I could get the same price at else where..Also,, RM60/pcs for Adidas climate cool series (selective items only)..Also cheaper than I got in Singapore or HK..

    Besides, the 3 pairs of Crocs slippers at RM150 is also very tempting to me..I haven’t bought due to mine is still in good condition but somehow I paid RM 250 for 2 pairs at Queensbay Mall before DVP opened..

    So, let’s just enjoy the shopping spree we have at DVP and ignore unhelpful & unconstructive comments lah..hahahah

    Most bashing DVP are those who feel their own properties will be negatively affected by DVP, example, those who are having difficulty flipping their properties in bayan lepas area, especially mah sing area. As we speak, prices for properties in mah sing area have come down 30% from the peak.

    LV and Chanel never has any outlet stores, not even in their home country France. It’s their brand direction. Some years ago there was a Chanel outlet store in New York outlet mall, but now also don’t have anymore. Prada and Gucci though… yes, can find… So… just manage your expectations 😀
