    It depends on which storey you would like to purchase.
    for e.g. storey 15th, selling price MYR586, 300, with rebate 19%, net price is MYR474, 903.
    The construction takes 4 years to complete.
    After completion, GRR(Yearly Rental Return) 6.5% for 3 years.

    FREE all legal fees and stamp duties & GST.
    Such as hotel investment still new in Penang.
    Any comments about this project?

    Too expensive for a 500++SF with MYR586, 300. Even at KL also not that high price plus rental value is higher at KL…

    Hi, after read the info. Sound good. The current package is 7% with rebate 11%+2% upon signing S&P within 45 days. GRR 7% rental for 6 years. After that will be profit sharing 70 for owner and 30 for hotel. So how if .. after 7th year, the market is not good? The owner sure will big loss as to pay high interest from bank loan.

    Can they complete by june 2022 before the deadline of 48 months? thats only 1.5 years from now. And i think they havent even complete the ground floor

    No problem lah. If they handover after deadline they will have to compensate the buyers. Now the federal court said the LAD must count from booking/deposit fee paid instead of SPA stamp date.

    I’m also a buyer here. Just saw facebook from “Eddie Song” had posted news. “First Wyndham Ramada Hotel in Penang, open in Q4 2022, manage by GIC.

    The GRR 6.5% pa only applied to 10months instead of 12months right?
    In the contract, 2months will be no rental for refurbishment.

    If im not mistaken, it was 34 months with rental return, 2 months not. The refurbishment only done once every 3 years. Btw, does anyone sign the leasing with t Hotel instead of wyndham group? T hotel no more already? Then How is this gonna work?

    Just create and let me know. I’m the buyer. Yes is way too long. Hope developer will compensate base on the agreement S&P. Even deduct the MCO period, it is still late for 1 year+ for key submission. Also from the initial design layout 2BR become studio room. If this changes can boost the profit, I don’t mind.
