This project actually looks like 70-80% compleated already, so I was wondering why still not posted on this blog until now, it’s the first time such a big project has not been posted here until almost completed. The developer is keeping the advertising very low key. Personally I like the peaceful area with the sound of the ocean waves at night, the beautiful sunsets and the fresh sea breeze. The Orange 3 Condo at Bagan Ajam it seems was snapped up quite fast, so will be interested to see the response to this one. Love the layouts and the park concept. The middle tower was actually half completed for a long time.

You will always see countless of mat rempit on the road from Bagan Ajam to the site of this project during weekend, you guys may try to go there and have a look during Sunday 6pm/7pm, it’s very scary over there.

    This is ‘water-fish’ price….

carpark cost 30k and maintenance fee rm330 is Penang island market price and by reputable developer (IJM, ECOWORLD, E&O). Not this coming from no-where developer.

Good luck if u bite this bait. HAHAHAHAHA

The military jet that crashed yesterday missed this project site by only a few meters. It was going very low coming in from the sea before it crashed. If these 10+ storey buildings were there, it would have crashed on to the building. There’s always a big risk staying near an airport.

  20. Freshwater Bay
    December 22nd, 2016 at 17:52 | #20

But the crash site was very far away right at the south end of the TUDM runway near the end of Jalan Kampung Bengali. The crash was very near Maple residence or Taman Selayang Permai. Did you actually see the plane come in low near Pantai Robina? This plane was coming from Subang and normally all planes come in over Raja Uda and touchdown near the south end of the runway.

Nice! Excellent sea view and walking distance to the beach. Secluded, peaceful and a far cry from the horrific traffic congestion on the island. After so many years of waiting, the project is finally completed with Certificate of Completion and Compliance. Worth the wait! Can’t wait to do it up as a 2nd home and a holiday retreat!!!

Developer is doing up the covered car parks for all units for free. Very firm structure, not the cheapo type.

Nearby condo can get a duplex 3000sqf penthouse for below 500k now on Mudah. Why want to pay 490k for smaller one here? But then nowadays people want to buy new things for show off I suppose.

Value of properties should appreciate in time and according to market demand. If an old property bends the rules or goes against the odds, that speaks for itself. Showing off is least on the mind of an investor or a long term owner.

    May 9th, 2017 at 23:07 | #31

Why the pool and the park does not extend all the way to the seaside like in the advertisement and all the photos above? When I went up to see the unit, can see a vacant land between the pool and the sea, who owns this land?

  32. TAT
    May 9th, 2017 at 23:44 | #32

The whole piece of land up to the sea-front is owned by Welcome Properties, the developer who took over from Penas, the initial developer. The project was abandoned when they got into financial difficulties and was largely scaled down to enable the project to take off. The original footprint had 5 towers instead of only 3 currently.

So very likely these built towers sea view would be blocked in the future..

    May 10th, 2017 at 14:25 | #34

Am the owner of Air Tawar 3 storey terrace nearby built by welcome property. Quality is damn poor. This apartment was abandon in 80 or 90 i heard and now they are just “refurnish” it to sell at a higher price…. So, would doubt on the quality…. Maybe without mat rempit or jet flying over and of course if the quality of work is good, it is probably a quiet place to relax after work and a good place stay….

  35. TAT
    May 11th, 2017 at 00:54 | #35

“Refurbished” is not an accurate nor a fair description of the project. It was abandoned after the ground floor of the middle block was built. The rest of the blocks were all completely built from the ground up in the last 2 and half years…with a refreshed outlook using the latest construction material. It is as good as new. Although you (welcome) may have bad experience with the developer, as owner of Block B1 (side wing) condo unit, I am fully satisfied (almost impressed) with the workmanship. I guess the difference in quality depends very much on the contractor and the build specifications provided. I am not here to convince anyone but seeing is believing!

If city dwellers in thousands of apartments in the thriving and vibrant neighbourhood of Bayan Lepas are not perturbed over the hundreds of daily commercial jets taking off to the skies daily, why would a few military jets make heads turn? I think that if we have chosen this place to live, all these small issues would have already been discounted.

I am quite happy with the finishing work and quality of the material used. Seem like developer is doing their best to give whatever they could. I am satisfied with the money i paid for this unit. For me, it is worth.

    May 24th, 2017 at 19:31 | #38

I’m really happy to own a unit here, good environment + windy + sea view , not to mention the quality finishing by developer .. just if the ceiling can be higher then it’s perfect. Also will they furnish the community hall with furniture & fixture ?
When the developer going to beautify the seaside with the jogging tract ?

Does it come with a multi-storey car park or just sheltered car parks?

  47. lky
    February 19th, 2020 at 13:16 | #47

    @Lim
All owners given sheltered car parks. Maintenance fees RM267/quarter. A bit on high side but that mainly because it is so low dense…only 12 levels/block. Lavish landscaping with 2 swimming pools and 4 lifts per level. I suppose paying for the convenience! I am owner but not staying there. So far no one complain about the internet in our resident WA group.

  48. lky
    February 19th, 2020 at 13:21 | #48

Maintenance fee: RM267 per month not per quarter
