    Penang island will become a rich city in near 10 years. now for a private condo is price at rm600/sq (Minimum). With this indicator, average household income have to be at lease RM10k in order to sustain with these type of condo. Or else, force to move to mainland.

    870k~890k per unit…all units sold out except 28-32 floors(left with little choice)
    any units lower all sold out
    any units higher than 32, not open for booking
    disappointing!

    A lot of ppl place the booking, but how many of them can get the loan? Just waiting for sa hort period you will find some unit available. This happens to many condos, during opening for booking, almost fully booked.

    Seems like there are so many rich ppl on the road who can fork out 89k easily for downpayment..haha..

    Nowadays a lot of house buyers are joint name as the bank loan is hard to obtain. For many senior exec or managers in PG join names with their spouse still manage to buy those condo rm600/sqft. But for the younger generation will be hard for them.

    Ya, It is sad paying these money for limited choice. Compare with other states, this money can buy a spacious Semi-D landed.

    Actually, RM600psf for condos is not considered expensive on Penang island. But the location is lousy. It sits right next to gr@veyard. Bad view.

    Clito must be from high income groups. Ya, we can said is not expensive if we are in high income group, but pretty sure is a suffer for those young graduates.

    For prime location around Tanjong Tokong, private condos the price easily hits rm 900 to 1000/sq ft.

    1226 sq ft for 890K feel bid expensive . Is it wise to own one ?
    Cause Citymall now @RM700 , Landmark RM1400, The Peak RM6++.

    In fact, i also into dilemma now, thinking to get Mont Residence but the price is too high for me, i went to view The Peak and felt that it is quite nice but again i heard it will be blocked by new project later, Citymall is too limited unit to choose and the price is also too high if compare with the first launch, whereas Landmark is kind of luxury for me (I mean the price).

    The actual rm/ft is 750 as the actual size appears in SPA is 1187sqft only, not 1226sqft(was told by VST staff). Anyway, I believe the price still can increase more after few years.

    Doubt the view will be blocked as it is located on the hill right behind the market.
    Both blocks facing Straits Quay (i.e. northeast)
    Block B is near The Peak
    Latitude is further away from Mont Residence as it is in front of The Peak
    Right in front at lower level is Taman Evergreen apartment

    Truth is, a lot of you will be caught if you were to buy at current market prices. You are paying rm750psft for mount Erskine area, for that price per square feet you can get Brezza, fettes residences and better location properties. Just saying.

    I checked on The Peak and the price is about RM600/sq ft but heard that upcoming new project will be blocking the view so i drop The Peak and waiting for new project.

    At first i was thinking to get Mount Residence but the price is really too high for me and it is not that big size after all.

    Do you have any recommendation as i am seriously looking for house for own stay now.

    For those who choose The Mont sure will have their own thoughts.
    Fresh hilly cold air & greenery , Ocean View, far away from the main road.
    Modern living styles & bla bla bla as shown in the sales brochure.
    But if compare RM Sq/Ft to Brezza Or Fettes Residence price still moderate & affordable.
    Think of appreciation : Local upgrading residence – Foreign tenant & M2Home investors

    So for the same price you get a more reputable developer and a better location.

    Comes with a 1 acre water park as well : )

    No MM2H will stay at Mount Erskine area. Koreans maybe but certainly not the westerners. For the westerners it’s seri tanjung pinang, gurney drive, tg bungah and Batu ferringhi.

    Actually not all units at The Peak will be blocked, you can choose block C(which is nearer to The Latitude). By looking at the satellite image above, both The Peak & Mont Residence form a “V” shape, just avoid buying inner units, you still can have good view.
    That’s why Block B of Mont Residence is selling cheaper than Block A, same goes to The Peak, Block C corner units are the most expensive one.

    Not to mention westerners won’t stay at mount Erskine. So you are looking at renting it to locals. Westerners usually rent at seri tg pinang, tg bungah, gurney drive, Batu ferringhi. At rm750 psft for Mont Residence it is actually very risky because you won’t get the rental yield nor the appreciation you are looking for. Honest review from me.

    I used to stay at Tanjong Tokong area and already fell in love with it, so if i have budget then Tanjong Tokong will be my first priority place to stay.

    The property price is increasing too fast these few years, some flippers already millionaire i believe but look at the people who really want to own a home to stay, they are still searching and searching.

    Luckily the price is slow down now but is already on the high side.

    It depends which part of T.Tkong. The estates (Hong Seng estate & Pepper estate) which is on the MtErskine side are infested with gangsters. The new T.Tkong (after Jalan T.Tkong towards the seaside) is the new T.Tkong which is infested with rich people. As and when needed, the rich can hire the gangsters from Pepper estate to burn down E&O sales gallery. No problemo!

    Of course I am sure. Quayside water park is 4.5 acres. Tamarind only 1 acre. Just wait for the E and O project. Avoid the Peak. Very bad maintenance and the pool is always filled with algae. A lot of defects. I have visited that place.

    So if you buy Mont residence for rm900k now. The peak’s rental is rm1500-1800. So Mont residence can fetch rm2000-2500 per month. That’s quite pathetic.

    If you buy tamarind by E and O at rm700k you can easily rent it out for rm2500 to rm3000. Wouldn’t that make more investment sense? You get a better deal and location as well.

    I also don’t believe that Tamarind will be sold at RM700psf, last week end they were at Gurney Plaza and opened for registration only. No info so far on the price.
    (If this is true, I believe all nice units will be sapu by E&O staffs before launching………)
    Anyway, no actual price will be revealed until launching, bro!

    As what I know, the Peak block C(high floor) price range ~RM650k to 680k for 1000sqf, ~RM700k to 750k for 1100sqf(corner unit), depends on floor & reno. New condo with such price tag in Tg Tokong, I think it’s still ok to buy for own stay.

    You may encounter few problem
    1. The entrance is pass through the wet market, terrible jam in morning esp weekend.
    2. New to telco tower, i think will be less than 100 m at the right corner
    3. Will facing the grave yard and The Peak residence (probably)
    4. Currently The Peak Residence not easy to rent out the room (as what i known)
    this my 2 cents of thought…..
    I am current stay at The Peak residence, the building also block my view and will be same to the building.

    What you saw at the office (the stickers) are half speculators (sold to relatives and associates at near cost price) and half fake sales. So that when “water fish” walks into the sales office, they would think “Eventhough there are so many adverse remark but i wonder why the developer still selling at such high price and i went to the office and see most of the unit already sold.”. That’s how you suck and suckers!….Hahaha.

    Hi bro. Its common developer tactics to “project good sales” in order to craete a situation of scarcity. Its as simple as placing a sticker next to the unit number on the chart where nobody will know the truth behind those stickers other than the developer themselves.

    The reason for the condo nearly sold out are:-
    1) Penang got this kind of potential buyers with strong $$$ background.
    2) Invest in luxury condo is the best to fight $$ $depreciation.
    3) Lookback to your Peak Residence 3 years ago, lucrative appreciation you already earned.
    4) In Penang no matter where you buy infront or the back of graveyard also no “RUGI” lah!!

    Aiyo, this morning I read TheStar newspaper about the luxury affordable condos that E&O and Ideal will build at T.Tkng seaside area. They say RM450psf only. Cheaper price and better location compared to this. I will wait for that lah.

    I just read as well that GDV RM4.7 billion of affordable projects are going to be launched frm 2015 around the island ranging from 350k onwards.

    Affordable housing are only for those that meet the requirements. So many of us who already own houses cannot buy anymore. Anyway if you read properly, they say e&o tamarind will be competitively priced. They did not say how much psf. I doubt it will be 450psf. If yes, people will buy in bulk for this area.

    Heard from a friend that there are 3 new project in Tg Pinang somewhere near TESCO:

    1) The Tamarind (E&O) – 650psf, 1046 size selling from 677k to million
    2) I-Santorini (Ideal)
    3) Boon Siew New Project
    4) Few developers join hand to build new project

    Seem like that area going to be very very congested, most of the project is high density.

    Anyone has any idea?

    The price for “The Peak” is around RM600psf or lower, thus it’s reasonable to get one for own stay. Furthermore, there is a sky garden which’s really awesome. However, I m not agent nor buyer of “The Peak”.

    I also same like you, looking for house in Tg Tokong area, had been waiting and searching and also regretting a lot…

    Regretting for not buying when The Peak and The Latitude soft launch, i still remember when i were there in Ivory office last few years, The Peak only RM270k and when Latitude first launched, it was only RM570k, all of these still echo in my mind and i don’t know how to tell you how regretted i am….

    One thing bad about all these project is the location near cemetery and recently there are surau built near by and everyday the sembayang will irritated you.. and on top of that, Ivory’s project still need a lot of improvement on quality and layout…

    Mont residence is one of my desire condo but after looking at the price, i know i have to drop it because i cannot afford it….

    What i know about Latitude compare with Mont Residence is:

    Bigger size (1500 or 1600 sq ft)
    Low Density (5 units per floor)
    Seaview (Nearer to sea if compare with Mont Residence)

    The subsale now is about 1.2 million (double up the price when it was first launched which is 570k)

    I heard that VST is more prestigious compare with Ivory and i heard a lot of bad comments about Ivory but so far i have not seen any project from VST so i cannot tell much until Mont Residence is completed.

    In term of price, Month Residence is about 900k with 1226 sq ft and Latitude is 1.2 million with 1500 sq ft and it is subsale…

    Depend on your budget and also the developer that you think is OK.

    Was at E&O showroom yesterday and had a look at their tamarind project. Selling for 660psf before 13% rebates . In my view a much more viable option than this . The accesse to MOnt residence is a small road behind mount erskine market where you have to make a loop round the narrow market road to exit. Possibility of congestion is high. E&O straits quay is so much more a better location. The tamarind units also come furnished with timber flooring , compete with aircond ducting, air conds, full kitchen cabinet as per their show room and completely furnished bathroom. I understand Mont residence units come empty

    I agree with all of you. Tamarind certainly has a better location than this. If you were to compare location, price, quality, branding, facilities and package,the Tamarind wins hands down. Besides, STP is a master plan township, there will be STP2 , so guaranteed growth. Tamarind also walking distance to tesco and I heard the land between tesco and quayside might be an international school there.

    Yea I heard Tamarind comes with 2.2 acres water park. Similar to Quayside. The developer is quite smart. Good location, very competitive pricing, sem-furnished package with timber floorings similar to the ones from Andaman condo, air cons, toilet all done up with sanitary, kitchen with island as well! Free SPA and legal fees.

    I bet the rest of the developers must be scratching their heads on how to beat this Tamarind. Deal of the year confirmed by E&O.

    I know of a few friends that bought for own stay and they are very excited about it. I have to wait for block B for the Tamarind.

    I agree with you bro. I find Tamarind a better buy. I heard mont residence actual size is 1000sft but the developer try to sell it as 1226sft. I guess the extra 200sft or so is sold as an accessory parcel. Guys if you are looking for quality, reputable developer, competitive pricing and a good location. Look no further and buy Tamarind by E and O. Forget about Mont Residence. I am sharing my personal experience. Now it is the buyers market. Don’t let developers take you on a ride.

    Tamarind is certainly the better option between the 2 be it for homestay or investment. The quality of E&O homes are well known whereas we cannot say the same for VST. Location wise no need to say lah. SQ is still the premier address compared to Mount Erskine. It is the address that carries the value.

Obviously they have to project a high success rate otherwise who would want to buy. correct? im sure all seasoned investors know this trick like the back of their hand. IF its true they have achieved 90% why need to go to KL and overseas? And please, at 1000 psf, i would buy E&O anytime.     my groups of friend has been following them since their project from Batu Uban Residence since 2009 until today and still following.

    I’m buyer for Mont Residence, like to hear more comment on this project. When to job site few day ago, Tower 1 completed at Lv32. I don’t know if the location at Mt Erskine so terrible as described by many comments above? Nowadays please be graceful if u can own a property in Penang Island. If u feel like going for Tamarind then is your choice..life just full of choice..

    I think location not really as bad as people describe here. There are a wet market in front of the entrance, so what? I think will be heavy traffic in the morning, but not whole day will be as it is..when to the location at afternoon everything seem slow down. The entrance road are only for Mont Residence tenant only, not same like The peak and latitude use the only road from traffic light junction..please remember that Tri Pinacle are also located at the same location..there will be more congested when all units fully occupy.
    Low density only 473 units for 2 tower..other project come with 1000+ units..low density is the main reason I choose Mont Residence over Tamarind..
    I don’t know the craftmenship of VST..if there is someone have any good point please share it here.

    Just visited the show unit of Skyridge Garden. Surprisingly this project could provide something similar to BSG. Well, normally a bare unit you don’t see much things to compare except the size of the unit. What I like to observe is the tiles, lockset, bathroom’s sanitary wares & fittings and switches. Skyridge Garden definitely worth for the value with the size and quality products it uses.

    Agree with you, I think for the high price we pay for this, we are not getting what we deserve. This project is grossly overpriced, for which rental rates will be very low going by the rentals of neighbouring completed projects due to the bad location. Plus, it’s built on a hill slope. This is my worst investment ever.

    Seems like the developer is cutting a lot of cost. i was at the site and so far the greenery landscaping concept is not up to par as what marketed through their brochure example the vines landscaping concept for the entrance and carpark floors. instead it is replaced by green turf which i don’t think will be weather proof, can see it falling apart already. even the guard house is a different design, not as advertised. building suppose to be white, 2 tone with gray but now changed to 1 tone light gray. roof also different and water tanks not concealed. looks like a lot of corners had been cut.

    hope the lobby interior, facilities floor and units will be 5-star like how it’s marketed.

    FB Page updated with show unit images. So far the developer & Urban Landscape S/B supposedly the company in-charge of landscaping is doing quite a poor job. I do not know how the developer is going to address the 360 change in interior & exterior designs, landscaping, exterior greenery concepts to owners upon delivery. Many people are not going to be happy about this.

    50% of this project was initially reserved by developer itself + cronies. Their original plan was to slowly release more units at a higher price into the market as construction goes on. But judging by the super slow market, especially for a project located at such an “off” location, plus its sitting on a hillslope, the developer is already prepared for the worst. He will need to sapu all the cash first to save himself and keep his luxury cars, just forget about fancy lanscape for buyers.

    yup i have a unit there and my cousin has got one mont residence. so its like we are monitoring both project at the same time as well. being the main reason i buy skyrige its because i need bigger space and he doesn’t. according to gov plan the road is linked and will be opened

    Not affected by the heavy rain last few days does not mean it will never have problem. I think Penang people have already lost confidence with MBPP, approving all these hill slope projects. You will never know how heavy the rain will be one day, and these hill slopes are high risk areas.

    Lol, Aspen would be even worse then, because the building itself is actually being built on the hill slopes, Regarding the new route, i am worried too, but i guess the authority would be extra careful now while dealing with dev on hill slopes. Hope enough measurements would be taken.

    However, the i was told that the upcoming hill route is for Aspen owners only, because the route is built behind the project, the entrance to the upcoming new hill route is blocked by the gate entrance of Aspen project?? (but i’m not 100% sure about this, simply sharing from whati have heard)

    Hi bro, i have visited the site recently, all of the facilities are pretty standard (70%-80%) against the brochure, other than the exterior greenery concepts. Have you visited the rooftop? It is almost done already. Heard that owners will be getting keys in late Dec or early Jan next year.

    Yes, I’ve visited the show unit recently, also the rooftop, 7th floor facilities. Yes, I agree on the facility floor. It looks great with a big gym, different types of pools for all ages, big conference rooms, misc. rooms, play area for kids, half court basketball, large common areas but I still dont see the putting area for golf as advertised.

    The exterior, facade of building, facade of carpark floors greenery concept as advertised is so far not fulfilled. I am not too sure whether is in plan or the developer totally scrap the idea? Cost cut? The initial marketing/sales of the developement was based on this concept. And now what we have is a big green artificial turf like board aka a giant snooker table. And the landscaping for the water feature is amateurly constructed which raised doubts that a professional landscape company was actually involved in the construction. The building is a monotoned gray, please have some design sense to actually use black/white/black pebble stones for the water feature instead of beige.

    The rooftop looks good, except for the artificial grass and the bare naked water tanks. Why create a rooftop exerience with a big open eye sore there (2 huge naked water tanks each tower)?

    Delivery December 2017, I don’t think so. There’s still lots to do and December is a holiday month, most people will be outstation. I will be guessing before CNY2018.

    Hi bro, last time when i visited the site, the personnel told me that there will be a small golf area, i suppose they will build it after the half basketball court?

    Yup, the rooftop is just nice, but the two water tanks should be covered, it makes the whole rooftop looks not so classy already.

    BTW, i heard that the next or final payment should due around mid or end of Dec
