    There’s no reason you can’t get your own contractor. If you’re referring to gangster contractor, don’t worry, that is strictly not allowed in this area. I own a few properties in this area, even the guards at the guardhouse asking for kopi-money from my contractors will be seriously dealt with.

    BSG??? What? Of all the developers? BSG? I hear BSG I “pui chau nua” already. BSG family is the ROOT of all these property speculation. The grandchildren going around buying up properties in bulk with “ah kong’s” money so that they can “fry up” the land value of their lands in Penang. During WW2, their ah kong was the one supplying info to jap military, causing thousands of locals to be massacred by the japs! And you want to buy their properties? tsk tsk tsk

I sincerely hope that you will build this affordable tower genuinely together with nice facilities, workmanship and use of material. This is my first and my dreamhouse. I have worked hard to save for the deposit and working hard to earn more money to pay 35 years loan. I’m not rich but if one day I get rich, I’ll buy you a luxurious dinner for your kind act.

    I had seen the project details, by the time this project completed, the leasehold period will left 80-82 years.

    unless they renew it to 99 years again. But I don’t think they will do it.

    i am in the dilemma too… pros and cons can be read from the previous comments. if you are plan for investment, sorry, this is not suitable, if for first time buyer and convenient, i guess would be okay.

    yes 300k and 350k without the yard. need extra money to hack it. even if we hack it ourselves, no built in water pipe for washing machine. but the 400k package waive the SNP fee and loan fee for us. around 7 to 8k. so they are kind of forcing us to take the 400k package.

    Anyone that have chosen their package can share their thoughts here on the 3 packages? worth to get the 400k package one? cos without reno, 300k and 350k one still have tiles also. and not really very empty compared to 400k.

    I hear from them mostly people choosing 400K. But i only choosing 350K due to too high commitment at 400K. For my thinking I choosing 350K i can use the 50K for renovation.
    That is my opinion.

    but if u take 400k they will waive for you the SNP and loan fee around 7 to 8k. so which means u only pay 42k extra for the reno. if take 350k need to fork out 8k for the fee.

    Actually based on calculation RM400k/850sqft = RM470/sqft

    I can actually accept RM470/sqft however the density is driving me crazy. 832 units in a 48 storey building and 22 units per floor : (

    Actually I really wonder how they define “Affordable”. Does it mean it is actually according to market price but the size is smaller so we can afford? Besides, they are only opening Tower C as of now.

    Tamarind also almost 20 units per floor. Quayside almost 15 units per floor. It won’t drive you crazy lah. Even you stay in landed terrace also same. One row maybe 20 houses.

    anyone one know this project is residential title or commercial. As i hear my friend saying the electrical and water will fall in residential but for the door tax is fall on commercial title. If like that then every year door tax will cost about more then 1k+. Something same like IDEAL the ONE. Anyone know about this. Hope i get a wrong information.

    The land tenure for this project is leasehold and residential titled. It is not the same as 1 World or One Skye @ The One. So the Assessment (cukai pintu) is as per normal residential rates.

    Density wise is my concern also, this house is definitely for own stay and not for investment purposes.

    Btw, anyone know what are the facilities?? The salesperson just tell me the basic facilities, I have no idea at all.

    In my opinion, the 3 packages offered really depends on personal preference.
    The lease hold title doesn’t really cares for those who buy for own stay, only those investor care about it. As mentioned this is affordable house which design for people who really want to own their dream house, those thinking for investment to this project definitely is not the cake for you due to the lease hold title and the restriction law by he state government.

    Pg State announced that will allow developer to open 30% of the units to public. Do expect the rich to snap up all like Granito. The units are selling like hot cakes. Rich ppl come in big cars and just buy.

    Likewise it will happen to I-Santorini, the rich people will also come and snap it up!

    from news said after 5 years from date take key, means after oc still need wait 5 more years only can sell, if take time 4 years get oc, means investor have to wait 9 years only can sell, and need pay extra 20% higher price, 360k 4 years interest around 20k, 5 years installment aronud 100k, total cost around 500k, so investor will sell 600k to earn 100k? 9 years time can invest other 3 project can earn at least 300k ady ==

    May i ask do you all know what aircon piping that developer are giving. Hear from them they only give normal piping. As i know the normal aircon going to onsolute soon. So i was planing to install inverter aircon which needed the inverter piping. Can developer change for us. Who knows here?

    Me2n…i’m misunderstanding the aircon piping. I just when to their office to find out today. They just giving us the draining pipe and togther the copper pipe hole and the ac power. So you need to insert your copper piping yourself. They just make a hole for you to insert the copper pipe.

    Another affordable home project Tri Pinnacle is seeing the same issue too. Looks like developers already had this plan early on, reserving such nice units so can be used to attract public interest? Why? Cause they know public will need to purchase at a higher price.

    Sad right? We are eligible candidates but we are treated differently. We ought to raise this issue to the attention of the relevant authorities like Perumahan!

    Let me share the balloting process for another project Tri Pinnacle. Before the ballot, the developer promised us 5 times ballot, sea view units, & side by side carpark if we pick the 399k package (the other one is 299k package).

    During ballot, buyer would be brought to a room and would need to draw a paper from the ballot box. The issue here is that most of us did not get what developer promised us, but then recently we found out in Tesco roadshow that they are opening up these sea view units to public. Did I also mention that they changed their promise, where we only got one chance to draw the unit (so no matter if we liked the unit no we drew or not we’d have to accept it). And many 299k package are still waiting for our turns to ballot while public is happily snapping up these reserved units! Also they said 2nd car park is compulsory so 299k buyers will need to pay extra 50k for it, making it become 349k affordable home.

    Not sure what kind of package/info is communicated by Ideal to you, but just beware! I (many others too) were cheated by Aspen Group so would like to inform other eligible candidates too.

    Yeahh i was told the same thing by the developers….pick 2 units and choose 1…but wouldn’t mke much difference as the nice units are mostly reserved for the 400k and also fir the vip’s..but i am preety sure tower c is just for the eligible buyers whom applied throught perumahan (komtar)…

    i drew for 400k package and got the low floor, overall I feel the balloting process was okay. It’s just that I feel they did not give us good units with better view, it disappoints me as a 400k buyer. Somehow I feel they are keeping those good units for other purposes. Anyway, I’m tired of this. They can do what they want bcos they r the developer, they can twist their words multiple times. I’ll just settle with it. Only wish is they build it nicely. At the end of the day, ppl like us just can’t do anything. I heard about tri-pinnacle also and equally sad for the buyers. Let’s just hope they build a comfort house for us. Fingers crossed.

    Anyone there can help confirm whether this cukai pintu and cukai tanah is under residential or commercial. As 1 of my friend saying the cukai pintu, water and electrical is under residential but cukai tanah is under commercial. i hope that is not true is not the cukai tanah will more expensive alot later.

    If nt mistaken, the sample layout model house showed 2 towers only…So is it 2 or 3 towers? If 3 towers, will it fit for such small piece of land? If so, will it b like ‘LC Flat’ due to the distance btw 3 towers…RM400 for such quality of housing, worth???

    @HuHu your friend is really lucky to get the unit facing Tesco at level 42. My friends & cousin went for balloting yesterday. All of them choose 400k & hoping to get corner units. They were told by the staff that those units facing swimming pool are opened for balloting & no corner unit! All corner units are reserved for the staff. We are really doubtful about the statement. The corner units must be kept for higher price, like public sales later, since state government allows 30% public sales. If the developer wants to sell those nice units at higher price, just let the qualified affordable home owners know the price & let them decide which unit they prefer & able to afford it, instead of opened not nice units for balloting, this is really unfair. Anyway, what can they do, just accept the balloting outcome. I hope Penang state government would really look into this issue instead of letting developer manipulate to their advantage.

    Hi EE, I agree with you. I got the unit facing the lift :(
    Sometimes I really doubt how they handle this. I thought 400k is considered the most expensive and I choose this package thinking we might have higher chances of picking corner unit. If don’t open corner unit, at least let us pick the floor range or unit range. At first they tell me they only open tower C, that already broke my heart and now they told me I can only draw two times and those tickets r nowhere near my dreAm unit,my heart has completely broken by them. Every time I think about this, I just feel they r so wrong, If they wanna charge higher n open to public, just let us know. Why is everything being hidden. If we don’t ask we will nvr know, even if we ask we dun get the answers too sometimes. Huge disappointment with their management style.

    The model do actually show 3 blocks, but the block b model just section by 1 floor so that we have easier/better view on the swimming pool & facilities floor.
    The land area actually is quite big which can fit in 3 blocks where if u study the plan, the distance between block to block is quite a big distance.
    Another point is the buyer i saw during ballot day majority almost 90% are non-bumi buyers (no offence please T_T).

    is joke to say isantorini is better than tri pinnacle, is leasehold of 80+ years vs freehold and most importantly the density, tri pinncale is only 87 units per acre (859 total unit) whist santorini is 145 units per acre! (2200 total )units, see the different? furthermore aspen is building new road from ME market means when completed will have 2 excess. from basic principal tri pinncale is much better than santorini but as buyers if were allocated unit in santorini ill still say its still a good buy for the price and location but cant compare with tri pinncale as its the only low density affordable housing in the whole penang and yet the best location with freehold.

    I am not sure where did you source the info of unit per acre to these 2 project, but from google map surface view that i-santorini land is much more bigger than tri-pinnacle. Maybe in terms of overall units per arce tri-pinnacle is still lesser than i-santorini, but it won’t be different that much like u said.

    I believe you forgot to include the tri-pinnacle Block A (390 unit) attached which the total units in tri-pinnacle are suppose to be 1249 units (not 859 units) comparing to i-santorini 2155 units (not 2200 units). In additional, Ideal is now launching for Block C (835 units) which is an individual block not link to Block A & B (1320 units) at all.

    Frankly speaking, I don’t really care the title of leasehold or freehold as long as this is my 1st home, I like seri tanjung pinang this prime area meet with the price range that I can afford, I am going to get it for my home stay. Unless you are in the view of investment then the freehold title really mean everything to you. Do remember that Affordable House is not for investment purpose.

    Chilled bro, every project sure have their pros and cons. It really depends on your own preference to get the best house for stay.

    NEE, mine is facing pool view. The worse is it’s actually facing the lift. But mine is considered intermediate corner, at least there’s wind to my yard that’s why I chose it. Maybe mine get to see a little bit of gurney view too, just not sure if it’ll be blocked by Tower A or not.

    Quite a decent unit due to center corner (less noise), not side to west (extreme hot), nice view (pray hard hard the block B & A wont block all the view T_T). Overall is a nice unit, the the facing lift depends on people, some like due to near to house convenient, some dislike due to noisy and less privacy (who cares, just close ur main door will do).

    okay so everyone got to ballot 2 units then choose 1 from it. if you dun like both your units then you can choose to change with other people that they dun wan provided they agree. for my case, i got both facing pool unit and I want to have sea view unit. so i waited and luckily got one old couple came in and he get one high floor sea view unit and one low floor pool unit. so he choose lower one cos he is old and scared of height. then i changed with him and take his sea view unit. and usually very hard to change cos ppl always choose the nice unit facing sea view. so i am lucky. as for me, i would say the seaview unit will be better cos poolview unit will have tower b blocking and therefore darker. seaview unit is brighter and hopefully wont be noisy. worried facing swimming pool will be noisy.

    Ya, i already submit my unit and now applying loan from bank. Ideal need us to reply them the bank loan application within 14 days. Everything seem very rush from the day i received approved letter from perumahan, then letter from ideal, then submit the 10k cheque, then ballot unit number, then apply loan, then submit loan offer letter to ideal. All within oct …
    So efficient they are…

    Sam, i do not think so because even for 400k buyer like me, almost all the balloted units did not satisfy me, there was none that balloted corner units. Some of us even get low floor, bad number like 13A, 23A and etc, besides, I’ve never seen anyone who gets above 40 floor. I’m just disappointed as a 400K buyer.

    Yea but I got one friend balloted the next day, both tickets were really pathetic, 12th floor and 13th floor, no one was there to exchange, if I were there I for sure will help. I think the highest I’ve seen is level 32, there’s an uncle got level 31-3, hehe I wanted to exchange but I was slow and don’t wanna disturb him, in the end someone else took it i think.

    I balloted on 15-Oct (400k unit).
    You get to draw 2 units(tickets), and decide which 1 to accept. You can swap units(tickets) with anyone else present. Decision on which unit has to be made on that day itself. Either u take it, or leave it. No re-balloting.
    If you take it, sign “Offer to Purchase” form, you will have 14days to apply loan.
    If you leave it, Ideal will write to state housing telling them you’ve rejected the offer for iSantorini. I guess demand is quite good, so they can lansi abit. Ai lai mai suak…
    If not mistaken, lowest floor I saw was 12, highest 32. NO corner units appeared.
    I was lucky this aunty got 2 units 32nd floor and managed to swap 1 with her. Would prefer even higher floor, but suspect those will only be sold to open market.

    Appreciate if anyone who got 350k or 300k units would share more info so we can understand how Ideal handles the allocation of units….

    Dear all purchaser,I just received call today,they said 300k unit balloting day cancel and need to get loan first,however they will reserve the unit for us.I felt its totally unfair for those 300k buyer…however 350k buyer,is balloting still continue?

    I just went to Relau to see houses there , saw one thin and tall building, makes me recall of our I Santorini. It’s quite scary to imagine 49 storeys thin and tall building x3 in that piece of land. Hopefully the developer take into the consideration of possible earthquake factor. My friend staying at tj Tokong just 12th floor already felt the earthquake shake heavily back in few years ago.

    Las sat back fr visiting Ideal office. Here are the info i gt, dunno accurate or nt : 1) Only Tower C will be available for those gt govt. approval, for Tower A & B, they refuse to tell more and only said impossible u will gt chance for this 2 towers as it will be open to public. Very very lansi nia. 2) There will have 48 floors in total with 22 units face to face (about 6 fts wide) per floor and 12 units of lift. 3) Found that sm Ideal staff were rude and keep pushing you to buy, bt refuse to answer some queries, dunno they are hiding or what.

    Better not to buy or invest since a lot of uncertainties on this project.
    Once you commmited, you will be borne by their rules & regulation.
    No way for you to exit and potential to “pay” a fee for a lesson learnt especially first time home buyer as well as investors.

    Be cautious….!!
    Affordable home does not mean that you afford to buy….
    Go to source secondary market with more choice and more certainty.

    Therefore the developer is implementing 看一步走一步 strategy, their marketing strategies will keep changing. This shouldn’t be the way of handling for established developer. They launch it at the wrong year that’s all I could say.

    3 years ago, most projects only have at most 500 – 700 units per project thus can easily break even to built.

    With the new guidelines with higher density per acres, we will be looking at 1,000 to 2000 units per project. To get break even sales is 500 -1000 units sales thus you will continue to see developer promoting non-stop until it is over 60% sold.

    Moreover, the loan rejection rate is very high for affordable range (no offend). Bank is profitable organization n also want rich people busy only. The rejection makes it worst and developers need to promote more n take long time to achieve break even point to start building.

    The uncertainty is on Block A & B only, for Block C which is now open for ballot everything should be firmed. The 1st badge of ballot candidates are already 500 units which occupied more than half of the building total 835 units. Don’t forget they still have 30% (250 units) can open sell to the public.

    This should be a “Human Bird Nest” I suppose.

    Based on the design and density, a total of 2155 units of Bird Nest could produce approximately 1,077.5 kg of shits per day if there is one occupants in one unit.

    On the other hand, if based on more general knowledge there should be a minimum of two occupants per unit normally. Thus, the whole development could produce around 2,155 kg of shit per day.

    I understand the price open to public is around 450k for a 850sq ft.Is it worth the price as its leasehold and balance of 85 years left I was told.I’m keen to purchase though it is high density.Appreciate if can have some comments from this forum.I was at the actual site yesterday and it sits right in front of the Breeza.Thanks

    Now 85 years left, when complete left 80 years, after 5 years only can sell than left 75 years, 450k = per month installment @2k, if luckly can rent out @ 1k still need take out own pocket 1k per month, -1k x 12 months x 5 years = -60k, worth to buy?

    Heard that the developer manage to extend the lease to 99 years before OC for one world. Not sure they can do the same for this project.
