Spectrum Residence, an upcoming high-rise development by Sunshine Spectrum Sdn. Bhd. in Kota Permai, Bukit Mertajam. This 18-storey condominium will be built next to Beng Teik primary school, with easy access to many other amenities via Jalan Song Ban Kheng.

    During my visit early this year, yes, it was only high floors left for Type A..I did not pay much attention on others because not my in my favour…But if not remember wrongly, mostly sold out.

    Anyway, the information was not up-to-date since now it’s already April..3 months passed.
    You are supposed to pay the sales office a visit and find out more details yourself so that you could have whole picture on the direction / orientation each unit faces..

    Wifey went office today, corner L7 459k, incr 7-8% liao since I booked one last year.
    Berjaya now got one sub sale 435k+ nia for 1429sqft, so much cheaper.

    Huh..If selling at RM435K now for Berjaya project, the owner is making loss..Because it has not passed the bonding period with bank..Early settlement / transfer of ownership is entitled to penalty, not to mention additional tax from government at the profit margin..Where did you see it from?

    Beside, serious buyers are advised to purchase directly with developer, they still have few units which are not mountain view remain unsold and give 9% rebate..

    Search on Mudah, sorry now got one 438k. I called one 2 months back 435k, hill view type A 11th floor, unit owner said he got special staff price.

    Wow..Staff price..That’s wonderful..No wonder he could sell at RM435k with hill view..Maybe he got it below RM390k

    As for mudah.com, unless it’s appointed by developer directly and they will enjoy 2% commission. Or else, when you call them, they will tell you it’s already sold out and will refer you to other units..That’s the tactic to get potential buyers’ contacts by putting low price to attract you..I encountered twice by calling them from mudah.com, both told me the unit they posted was sold out OR when you go view, it’s different from the photos they posted there.

    Because if for normal buyer who purchased at 11th floor, the original purchase price was already RM420K..If sell so soon will kena penalty..plus bank interest and this and that..Not worth it since the profit margin is so little only..

    That 435k was direct seller, too bad didn’t like type A, wife said hill view so so nia….plus that seri berjaya like a sore thumb spoilt the view…lol….we found type B layout is so much better. At current market cond, seem like all BM developers still very “hard” on the selling price… Hunting for a subsale oso make sense, just hv to get the right timing n luck.

    Hahaha..Agreed that the Seri Condo blocks the view that becomes a little dark spot for hill view..

    Luckily my wife and parents like the location so much, wife likes hill view and mum likes near to wet market..Walking distance..so now l am renovating…

    Anyway, just little piece of advice on buying property is there will not be such perfect property one.Hahaha

    Mudah.com one is direct seller?You called him already?Good luck anyway..That one got staff price is direct seller should be true with hill view…Mudah.com ones should be appointed by developer and not hill view ones since they have few remaining units left now…

    No Edison, we ll keep SR. This is latest, SE facing L7-07 & L6-09 both sold btw.
